Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Budding
Official and may be subject to a fee equal to one-half of the originalppermit fee.
3. If this permit expires, a new permit may be required to be obtained. rssuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of any provision of any
applicabl or any ordinance or regulation of this jurisdiction. Approval of work is subject to field inspection.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE

person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

The Wheat Ridge Community Development Department is in receipt of your business license

of this letter is to inform you that your application has been APPROVED with the following
conditions:
The subject property is zoned Restricted Commercial (RC), and in the RC zone district a
body art shop is considered a special use. A Special Use Permit (SUP) was approved with
conditions and issued to Hillary Harris in 2010 per Case No. SUP- 10 -04; a copy of the
approval is attached.
Because Ms. Harris is still the property owner and resides on site, you will not be required
to apply for a new Special Use Permit provided you comply with all eight (8) conditions
associated with the SUP -10 -04 approval.
A new SUP application shall be submitted if you seek a modification to the conditions of
approval or at which time Ms. Harris is no longer associated with the property.
2. At this time, no inspection by the Building Division will be required for your new
business; however, you will need to submit evidence of approval from the Jefferson
County Health Department. You may email, mail, or hand deliver a copy of that approval
to me.
3. Any new signage (other than a face change) will require a separate sign pen application
to be submitted to the Building Division.
You have requested that a unique address (4332 Harlan) be assigned to the commercial portion of
the building and that the dwelling unit remains addressed as 4330 Harlan. The Community
Development Department has made that change and has notified appropriate entities. Enclosed is
a copy of the Official Address Notification form for your files.

Dear Hillary & Bo:
At its meeting of April 26, 2010, City Council APPROVED Case No. SUP- 10 -04, a request for a
Special Use Permit to allow a body art establishment at 4330 Harlan Street, for the following
reasons:
1. This request for a Special Use meets all applicable conditions as required by Section 26-
114 of the City of Wheat Ridge Code of Laws.
2. There will be no detrimental effect on health, safety, welfare, or convenience to the public
in the area.
3. The special use will not create adverse impacts greater than allowed under existing zoning
for the property.
4. There will be no impact on the light, air, or water to adjacent property owners.
5. The special use will not create or contribute to blight in the neighborhood and will not over
burden the capacities of the existing streets, parks, schools, and other public facilities and
services.
With the following conditions:
1. The special use for this establishment shall be issued to the applicant and may not be
inherited.
2. The parking lot must be restriped to reflect 90 degree parking.
3. The SUP shall be consistent with the definition of a body art establishment as specified in
City Code Section 26 -123.
4. The business shall operate in compliance with all State and County regulations regarding
safe and sanitary practice of body art, the safe and sanitary physical environment where
body art is performed, and the safe and sanitary conditions of equipment utilized in body
art procedures.
5. Approval from the Jefferson County Health Department must be obtained and submitted in
order for the City of Wheat Ridge to issue building permits and a Certificate of
Occupancy.
6. Multiple documented legitimate complaints for the business shall be grounds for initiating
enforcement procedures of City Code Section 26- 114(F).
7. Operation hours of the business shall cease by 8 p.m., Sunday through Thursday and 10
p.m., Friday and Saturday.
8. The number of artists allowed to perform work in this studio shall be limited to 2 as
regulated by the Jefferson County Health Department.

City Council also APPROVED Case No. WA- 10 -03, a request a variance to allow the amount of
total floor area devoted to the residential use of the structure to exceed the amount of floor area
devoted to the commercial use on property zoned R -C located at 4330 Harlan Street, for the
following reasons:
1. There will be no detrimental effect on health, safety, welfare, or convenience to the public
in the area.
2. There will be no impact on the light, air, or water to adjacent property owners.
3. The variance will not create or contribute to blight in the neighborhood and will not over
burden the capacities of the existing streets, parks, schools, and other public facilities and
services.
4. The character of the area will not be altered by the request.
5. The applicants are proposing a substantial investment in the property which would not
otherwise happen if the variance is denied.
6. The variance will result in the accommodations for person with disabilities to be made.
With the following conditions:
1. The area floor dedicated to the residence may not be increased either through the
conversion of the studio to "livable space" or through the construction of additions to the
structure that would be for residential use.
2. The structure may not be used wholly as a residential structure at any point.
