Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. Date: Sig Plan checker At your request we have observed some of the structural repairs at the Badje residence detached garage located at 2715 Fenton Street, Wheat Ridge, Colorado. It is our understanding the southwest corner of the detached garage structure was struck by a northbound vehicle driving in the rear alley on September 29, 2010. Our construction observation was conducted commensurate with the special inspection requirements of Chapter 17 of the International Building Code. Our observation was conducted on Saturday, November 6, 2010. The purpose of our site visit was to observe the completed framing repairs to the detached garage to verify whether the new load - bearing items were installed commensurate with the conventional framing standards applicable to detached residential garages. It is our understanding our observations were required by the City of Wheat Ridge Building Department. The City of Wheat Ridge Building Department has currently adopted the 2006 International Residential Code. Our site visit confirmed the new exterior wall framing was installed commensurate with the conventional framing standards applicable to detached residential garages. However, the following aspects of the construction should be addressed: • Fortify the connection of the new 2 by 4 wall studs to the top and bottom plates with a Simpson A34 framing clip (one each end). • Add additional 8 -penny nails to the new exterior plywood sheathing perimeter edges to ensure the nail spacing does not exceed 6 inches. Badje Residence Page 2 The concealed aspects of the repairs could not be verified without destructive testing, and therefore, were not evaluated. It should be noted it was beyond our scope of work to thoroughly inspect all building components; perform a structural analysis of unaffected items; or certify any structural component is safe, adequately maintained, or complies with the current building code. Construction observation services conducted by Higgins 8s Associates does not mean the superintendence of construction processes, site conditions, operations, equipment, or personnel, or the maintenance of a safe work site. Rather, construction observation services means an intermittent observation of completed work to determine general compliance as it applies to the project. While unrelated to the vehicle impact, we observed that the garage rafters were attached to the exterior walls with toe - nailed fasteners. Although the performance has been reasonably acceptable for several decades, we recommend the owner add hurricane ties to fortify the connection of the roof framing to the exterior walls as their budget allows.
