The project site is shown on Fig. 1. The study was conducted for the purpose of developing geotechnical engineering recommendations for the design and construction of the proposed development. The study was conducted in accordance with the scope of work in our Agreement for Professional Services to Rojas Terrazzo dated September 8, 2016. One exploratory boring was drilled within the proposed addition footprint to obtain information on the subsurface conditions. Samples of the subsurface soils obtained during the field exploration were tested in the laboratory to determine their classification and engineering characteristics. The results of the field exploration and laboratory testing were analyzed to develop geotechnical recommendations for depths and allowable pressures for the proposed building foundation and building floor slabs. The results of the field exploration and laboratory testing are presented herein. Proposed Construction: Based on conversations with the client, we understand that the existing house will be converted to a commercial property. The proposed construction will consist of an approximate 425 square foot single -story addition with crawlspace that will be added to the north side of the existing building. The site is bordered by Fenton Street on the east, West 29th Avenue on the north, an alley on the west, and a neighboring single-family property on the south. The area of the proposed addition is occupied by landscaped sod and is nearly level with no discernable slope. Subsurface Conditions: The subsurface conditions at the site were explored by drilling one boring at the approximate location indicated on Fig. 1. The exploratory boring was advanced through the overburden soils and bedrock using 4 -inch continuous flight power augers. Samples of the soils encountered in the boring were obtained with a 2 -inch diameter California -type drive sampler. The sampler was driven with blows from a 140 -pound hammer falling 30 inches. This sampling procedure is similar to the standard penetration test described by ASTM D 1586. Penetration resistance values indicate the relative density or consistency of the soils and bedrock. A graphic log of the boring along with a legend and notes describing the subsoils encountered are presented on Fig. 2. The boring encountered about 6.5 feet of fill beneath topsoil. Natural lean clay with sand was encountered beneath the fill. Claystone bedrock was encountered beneath the natural lean clay at a depth of approximately 13 feet beneath the existing ground surface and extended to the maximum explored depth of 20 feet. The fill material generally consisted of sandy lean clay. The fill was fine-grained, and moist. The exact lateral and vertical extents, and the degree of compaction of the fill across the site was not determined as part of this study. The natural lean clay soils encountered beneath the fill were moist, and very stiff based on sampler penetration resistance values (blow counts). Groundwater was not encountered during drilling. A follow-up measurement was attempted 10 days after the field exploration, however upon returning to the site, we observed that the site had been partially excavated and that our boring had been disturbed; therefore we were not able to obtain a follow-up measurement. Groundwater levels or perched water levels form at the site and may fluctuate upward in response to seasonal changes, and landscape irrigation. Laboratory Testing: Samples of the soils obtained from the exploratory boring were visually classified by the project engineer. Laboratory testing was performed on selected samples to determine in-situ moisture content and dry density, liquid and plastic limits, and concentration of water soluble sulfates. The results of the laboratory testing program are shown adjacent to the Kumar & Associates, Inc. Rojas Terrazzo September 29, 2016 Page 3 boring logs on Fig. 2, plotted graphically on Fig. 3, and summarized in Table 1. The testing was conducted in general accordance with recognized ASTM and CDOT test procedures. Swell Consolidation Testing: Swell consolidation testing was conducted on a sample of the existing fill to determine compressibility and/or swell characteristics under loading and when wetted. The sample was prepared and placed in a confining ring between porous discs. A surcharge pressure of 1,000 psf was applied to the sample, and the sample was allowed to compress to a stabilized height before being submerged in water. The sample height was monitored until deformation practically ceased under each load increment. The results of the swell -consolidation testing indicate low swell potential for the on-site fill. The results of the swell -consolidation tests are plotted as a curve of the final strain at each increment of pressure against the log of the pressure on Fig. 3. Water Soluble Sulfates: The concentration of water soluble sulfates measured in a sample of the natural lean clay soil was determined to be 0.01%. This concentration of water soluble sulfates represents a Class 0 severity exposure to sulfate attack on concrete exposed to these materials. The degree of attack is based on a range of Class 0, Class 1, Class 2, and Class 3 severity exposure as presented in ACI 201.2R. Based on the laboratory test results, we believe special sulfate resistant cement will generally not be required for concrete exposed to the on-site overburden soils. Geotechnical Engineering Considerations: As indicated, existing fill extending to depths of about 6.5 feet was encountered at the site. Kumar & Associates did not provide fill placement observation for the site and we were not provided with documentation on the fill placement. Uncontrolled fill beneath building foundations and floor slabs present a problem and can be expected to exhibit variable and unpredictable settlement and/or heave -related movement under structural loading. Accordingly, the existing fill at the site should be considered non -engineered in its present condition. Therefore, all existing fill beneath foundations should be excavated, moisture conditioned, and placed back in a compacted state according to the material and placement requirements provided in the "Site Grading" section of this report. This approach would result in uniform support conditions for shallow spread footing foundations. Kumar & Associates, Inc. Rojas Terrazzo September 29, 2016 Page 4 Site Grading Temporary Excavations: We assume that temporary excavations will be constructed by over - excavating the side slopes to stable configurations where enough space is available. All excavations should be constructed in accordance with OSHA requirements, as well as state, local and other applicable requirements. Site excavations are expected to generally encounter fill and natural lean clay soils. The overburden soils generally classify as OSHA Type B soils. Site Preparation: The existing fill should be completely removed from beneath foundations, and other movement sensitive areas. Over -excavated areas should be backfilled with structural fill meeting the material and compaction criteria presented in this section. Prior to placement of new structural fill, soils receiving new fill material should be scarified to a depth of at least 8 inches, thoroughly plowed and mixed, moisture conditioned within 0 to +3 percentage points of the optimum moisture content, and re -compacted to at least 95% of the standard Proctor (ASTM D 698) maximum dry density. Fill Material Suitability: Based on the results of the field and laboratory testing programs, we believe that the on-site fills and the natural overburden soils are suitable for use as structural fill beneath foundations and floor slabs provided they do not contain organic material or debris, and they are placed and compacted according to the recommendations presented in this section. Imported fill material, if required should consist of a non -expansive material containing a maximum of 50% passing the No. 200 sieve and having a liquid limit (LL) less than 30 and a plasticity index (PI) less than 20. Materials not meeting this criteria, may be acceptable if they exhibit no more than 0.5% swell when they are remolded to 95% of the standard proctor (ASTM D 698) maximum dry density at a moisture content between optimum and +3 percentage points of optimum upon wetting under a constant 200 psf surcharge. Fill material should not contain particles larger than 3 inches and should be free of any organic matter and any other deleterious substances that could decay over time. The geotechnical engineer should evaluate the suitability of the proposed fill materials prior to placement. Fill Placement: Structural fill placed beneath foundations should be placed in uniform lifts not to exceed 8 inches in loose thickness and compacted to at least 95% of the standard Proctor (ASTM D 698) maximum dry density. All fill should be placed at a moisture content between 0 and +3 percentage points of optimum for predominantly clay fill materials, and at a moisture content within 2 percentage points of the optimum moisture content for predominantly granular fill materials. Rojas Terrazzo September 29, 2016 Page 5 Foundation Recommendations: Considering our understanding of the subsurface conditions at the site, the soils encountered in the exploratory borings, and the nature of the proposed construction, we recommend the addition be founded on spread footings placed on a prepared subgrade. Subgrade preparation recommendations are discussed in the "Site Grading" section of this report. The design and construction criteria presented below should be observed for a spread footing foundation system. The construction details should be considered when preparing project documents. 1. Spread footings placed on a prepared subgrade as described in this report should be designed for a net allowable bearing pressure of 2,500 psf. Footings should also be designed for a minimum dead load of 800 psf. 2. Areas of loose or soft material, or poorly compacted existing fill should be removed and replaced with structural fill meeting the material and placement requirements provided in the "Site Grading" section of this report. New structural fill should extend down from the edges of the footings at a 1 horizontal to 1 vertical projection. Care should be taken not to disturb the supporting material beneath the existing footings. We recommend that the over -excavation process for the addition not occur beneath a line extending out and down from the edges of the existing footings at a 45 degree angle. 3. Spread footings should have a minimum footing width of 18 inches for continuous footings and 24 inches for isolated pads. 4. Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for frost protection. Placement of foundations at least 36 inches below the exterior grade is typically used in this area. 5. Based on experience, we estimate total settlement for spread footings designed and constructed as discussed in this section will be approximately 1 inch or less under structural loading provided there is no undetected poorly compacted existing fill below the foundations. Differential settlements are estimated to be approximately '/2 to 3/4 of the total settlement. Kumar & Associates, Inc. Rojas Terrazzo September 29, 2016 Page 6 6. The lateral resistance of a spread footing placed as described will be a combination of the sliding resistance of the footing on the foundation materials and passive earth pressure against the side of the footing. Resistance to sliding at the bottoms of the footings can be calculated based on a coefficient of friction of 0.30. Passive pressure against the sides of the footings can be calculated using an equivalent fluid unit weight of 180 pcf provided the backfill consists of soils similar to the on-site fill materials. These lateral resistance values are working values. 7. Structural fill placed against the sides of the footings to resist lateral loads should meet the material and placement criteria presented in the "Site Grading" section of this report. 8. Continuous foundation walls should be reinforced top and bottom to span an unsupported length of at least 10 feet. 9. A representative of the geotechnical engineer should observe all footing excavations prior to concrete placement. Structural Floor: We understand that a crawl space will be included beneath the floor level. Design of a crawl space or underfloor void should consider drainage and moisture control. We recommend a minimum 6 -inch void beneath floors. Providing a full crawl space (3 feet or more) rather than a 6 - inch void beneath the floor has the advantages that utilities can be suspended above the expansive subgrade and crawl space surface drainage can be provided. Utility lines should not be supported on the subgrade, unless adequate measures are taken to account for differential movement between grade supported utilities and slabs. If utilities are connected to the floor or floor openings, void spaces should also be provided below the utility lines. The utility lines should be supported by suitable means such as hangers as necessary. We recommend that void and crawl spaces be designed with positive surface drainage and a collection point or outlet so that free -water introduced into these spaces can be removed. High humidity can develop in crawl spaces due to the transmission of water vapor through moist soils. Crawl space humidity should be controlled through ventilation and/or the use of a vapor barrier on the crawl space floor or on the underside of the structure floor. Surface Drainage: Proper surface drainage is very important for acceptable performance of the structures during construction and after the construction has been completed. Drainage recommendations provided by local, state and national entities should be followed based on the Kumar & Associates, Inc. Rojas Terrazzo September 29, 2016 Page 7 intended use of the facility. The following recommendations should be used as guidelines and changes should be made only after consultation with the geotechnical engineer. 1. Excessive wetting or drying of foundation and base structure subgrades should be avoided during construction. 2. Exterior backfill should be adjusted to near optimum moisture content, generally ±2% of optimum unless indicated otherwise in the report, and compacted to at least 95% of the Proctor (ASTM D 698) maximum dry density. 3. The upper 1 to 2 feet of the backfill should be a relatively impervious material, or pavement or hardscape, compacted as above to limit infiltration of surface runoff. 4. The ground surface surrounding the exterior of the courts should be sloped to drain away in all directions. We recommend a minimum slope of 6 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. Site drainage beyond the 10 -foot zone should be designed to promote runoff and reduce infiltration. These slopes may be changed as required to satisfy building code requirements. 5. Ponding of water should not be allowed in backfill material or in a zone within 10 feet of the facilities, whichever is greater. Design and Construction Support Services: Kumar & Associates, Inc. should be retained to review the project plans and specifications for conformance with the recommendations provided in our report. We are also available to assist the design team in preparing specifications for geotechnical aspects of the project, and performing additional studies if necessary to accommodate possible changes in the proposed construction. We recommend that Kumar & Associates, Inc. be retained to provide observation and testing services to document that the intent of this report and the requirements of the plans and specifications are being followed during construction, and to identify possible variations in subsurface conditions from those encountered in this study so that we can re-evaluate our recommendations, if needed. Limitations: This study has been conducted in accordance with generally accepted geotechnical engineering practices in this area for exclusive use by the client for design purposes. The conclusions and recommendations submitted in this report are based upon the data obtained from Kumar & Associates, Inc. Rojas Terrazzo September 29, 2016 Page 8 the exploratory borings at the locations indicated on Fig. 1, and the proposed type of construction. This report may not reflect subsurface variations that occur between the exploratory borings, and the nature and extent of variations across the site may not become evident until site grading and excavations are performed. The North section of the structure is being remodeled and needed to be assessed before work could begin. Regulations The EPA and the Colorado Department of Public Health and Environment (CDPHE) require all building materials with Asbestos Containing Materials (ACM) contain less than 1% asbestos via PLM analysis. OSHA requirements are more stringent. It is required by law all friable and non -friable ACM be removed prior to renovation activities that may disturb verifiable and assumed ACM. Furthermore, all friable ACM must be removed prior to demolition. Point counting is required for bulk samples where the asbestos content is less than 10%. Federal and State agencies define ACM as those containing more than 1%. National Emission Standards for Hazardous Air Pollutants (NESHAP) requires materials with ACM less than 10% be point counted or be "assumed" ACM. The walls and ceilings can be disturbed without hazard to asbestos. If the kitchen floor is covered or prevented from being impacted during the remodeling, no ACM will be released. A wood covering or impact resistant material will suffice. If the floor is removed at any point, it must be done under CDPHE guidelines. Disasters like flooding or fire may cause the ACM to become released.
