Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR

TERMS & CONDITIONS
1. Contractor carries workers' compensation, automobile and commercial general liability (bodily injury and property damage)
insurance. Contractor's current provider is: Colorado Insurance Professionals, 303-755-8600. A certificate of insurance
identifying the carrier(s) and the types and amounts of coverage can be provided to customer.
2. Customer has the right to rescind this contract and obtain a full refund of any deposit within 72 hours after entering the
contract. If you plan to use the proceeds of a property and casualty insurance policy to pay for the roofing work, you may
rescind this contract within 72 hours after you receive written notice from the property and casualty insurer that your claim has
been denied in whole or in part. However, Contractor is entitled to retain payments or deposits to compensate Customer for
roofing work actually performed in a workmanlike manner consistent with standard industry roofing practices. Contractor can't
pay, waiver, rebate, or promise to pay, waive or rebate all or part of any insurance deductible applicable to the insurance claim
for payment for roofing work on your property.
3. Contractor assumes no responsibility for structural integrity of the roof deck or of the building on which the roof is to be
installed. Customer represents all structures are in conditions that meet acceptable industry construction standards and codes
to support the roofing work related to this contract. Contractor's aggregate liability for any and all damage claims, under any
legal theories, shall under no circumstances exceed the aggregate contract proceeds collected by Contractor from Customer.
Customer shall be entitled to order changes and the contract price shall be adjusted accordingly. Upon removal of the existing
roofing, discovery of conditions may require additional work beyond the current scope of this contract and such conditions may
include, but not be limited to rotten, compromised or deteriorated wood and/or other damaged material as sometimes
encountered, If the scope of work outlined on the face of this proposal does not contemplate such conditions, Contractor will
promptly report the condition to the customer and take such steps as are reasonably required and necessary to protect the
work. Any alteration to or deviation from the specification or scope described on the front side of this proposal involving
additional costs will be billed as an extra cost to customer over and above prices that may otherwise be set forth herein.
4. This proposal and contract is based upon the work to be performed by Contractor not involving asbestos, bioorganic growth,
toxic and/or other hazardous conditions. In the event such materials are encountered, Contractor shall be entitled to
reasonable compensation for all additional expenses incurred as a result of the presence of the aforementioned materials
and/or conditions.
5. Under no circumstances shall contractor be responsible in any way for loss, delay, damages, caused by circumstances beyond
Contractor's control, including but in no way limited to, fire, accidents, acts of God, weather, failure or delay of transportation,
material supply problems, strike, vandalism and/or regulation changes. Workers are covered by workman's compensation
insurance. Owner is to carry property and insurance including insurance coverage for fire, wind, hail, and vandalism.
6. Customer acknowledges that roofing work may cause noise, vibration, dirt, debris, to enter the structure or around the
structure. Customer agrees to accept the risk of such damage and protect the interior and surrounding property. Customer
shall notify all -occupants of structures where the-rocf work is -being performed of their need to protect the property pursuant
to this agreement. Customer on its behalf and on behalf of all occupants agrees to defend and hold Contractor harmless from
any such claims.
7. This contract shall be construed in accordance with Colorado law. This document represents the entire agreement between
the parties and shall supersede any and prior contracts or negotiations whether written or oral. Both parties have had a chance
to review and negotiate this agreement and in the event of any ambiguity no party shall be construed as the drafter for
purposes of interpreting this document.
8. Customer recognizes the necessity of immediately reporting any evidence of roof leaks that may be caused by Contractor so
conditions causing leaks can be corrected. Customer further recognizes that leaks may result In mold growth damage.
Customer recognizes that Contractor may not have access to determine whether or not there is the physical manifestation of a
leak and Customer agrees to periodically inspect for leaks and timely report such leaks to Contractor. Contractor is not
responsible for indoor air quality and Customer agrees to defend and hold Contractor harmless for all leaks and any other
resulting damage not caused by Contractor. The parties agree to mutually waive consequential damages against one another in
any way related to this contract or the work described herein.
9. Contractor is not responsible in any way to correct or otherwise take any action to address inadequate roof
drainage/ponding on or around the roof which predated contractor's work and not caused by the fault of Contractor. All
material and work shall be provided in conformance with acceptable industry tolerances for color, variation, fading, thickness,
size, weight, amount, finish, texture and performance standards. In the event of nonpayment by customer for work, materials,
labor and/or services provided pursuant to this agreement, Contractor shall be entitled to file alien.
10. If a dispute should arise in anyway related to this contractor the work, such dispute shall be handled and decided by
binding arbitration. The award render shall constitute final judgment. Arbitration does not apply to nor preclude lien actions or
other routine collection matters.
11. Workmanship Warranty Period is 5- years. Material warranty is I years. Payment is due to Contractor
upon substantial completion or within 30 day of Customer's receipt of an invoice. All sums not paid when due shall earn
interest at the rate of 1.5% per month and Contractor shall be entitled to recover all collections costs including reasonable
attorney's fees. The terms and conditions set forth on the preceding and subsequent pages and paragraphs are part of this
proposal and if accepted part of the contract.
12. Roof prices may be impacted by driveway access for loading and offloading materials and equipment. Unless noted
otherwise the prices included herein do not include permit costs. Property Owner/Customer is is not intending
to make payments from the proceeds of a property and casualty insurance policy.
Acceptance:
The unmodified proposed prices, terms onditions and other information contained herein are mutually acceptable to the
parties. Contractor is authorized to prWeed with this work.
