to be installed in every sleeping room, in hallways outside of sleeping rooms, and on every
level of the structure.

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding k/2 -inch exists. Asphalt shingles are required to
be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is
required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturera€r"s installation
instructions, whichever is more stringent. In order to pass a final inspection of
elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer's technical representative stating that "the application of the roof at
(project address) has been applied in accordance with the installation instruction for
(roof material brand name) roof covering" is required to be on site at the time of final
inspection.

As applicant for a building permit in the City of Wheat Ridge, I do hereby agree to the terms and conditions
set forth below for the issuance of a Certificate of Occupancy in connection with this building permit The
issuance of a Certificate of Occupancy requires:
I. The completion and approval of final inspections and any necessary corrections of electrical.
plumbing, mecharncal and framing systems. Inspections are performed by the Building Division.
2. The completion of site drainage/grading requirements per the approved site grading plan
and/or final drainage report and plan, if such report and plan is applicable. For all residential and
nonresidential projects with an approved final drainage report and plan, a letter of certification is
required from the projects civil engineer of record. Inspection are performed by the Public
Works Department
3. The completion and acceptance by the City of Wheat Ridge of all required public
improvements, or a Development Covenant may be processed in lieu of construction said
improvements. The Public Works Department performs these inspections or provides the
Development Covenant
4. The completion of all required landscaping and related site improvements. Inspections
are performed by the Planning and Zoning Division.
All the above items must be completed and signed off by Planning and Zoning, Building and Public
Works before a Certificate of Occupancy is issued. Final Inspection by the Building Division does not
constitute authorization of a Certificate of Occupancy nor permission for occupancy. Occupancy of the
structure is not permitted until the Certificate of Occupancy is issued. (Uniform Building Code,
Section 109)
The City is not responsible for any real estate closings or other agreements concerning the property which
may be affected by failure to compete the above items and obtam a Certificate of Occupancy.

I PURPOSE:
This report reflects a soil and foundation investigation from soil borings to
determine the subsurface soil identification, and to determine the physical
characteristics ofthe soil for a suitable foundation design. The foundation is
to support a one to two story duplex.
I LOCATION AND SITE CONDITIONS:
This report represents the results of the data obtained during the subsoil
investigation for the proposed house at Lot 20, Jalamar Subdivision,
Jefferson County, CO.
The site is presently a vacant lot. The site is reasonably level with slopes of
0.5% to the West. The lot appears to be well drained with no erosion
evident.
The depths offoundation construction are anticipated to range from two (2)
to four (4) feet below grades that existed at the time ofthis investigation. It
is anticipated that [mal grades may be adjusted to accommodate drainage
and construction depths. It is recommended that we review the final grading
plan to determine if any revisions to the recommendations presented in this
report are necessary.
I SUBSOIL CONDITIONS:
One, four inch diameter hole was drilled to a depth of fifteen feet at the
building site on September 10, 2001, as shown on the attached site map.
Samples of the soil were taken at two-foot intervals. These samples were
analyzed in the field and laboratory to determine the characteristics of the
soil for identification and foundation design. In general, the soil profile in
test hole #1 indicated Well Graded Gravel (GW) to a depth of3 feet, then
Sandy Clay (SC) to a depth of 11 feet. Clay with Mediwn Plasticity (CL)
exists from 11 feet to 15 feet. The Standard Penetration Test similar to
ASTM D1586 showed 10 blows for I2-inch penetration, at a depth of 4 feet
and 12 blows for a I2-inch penetration at a depth of9 feet. No free water
was encountered during the drilling operation.
One-dimensional swell/consolidation tests were performed on selected
samples to evaluate the expansive, compressive and collapsing nature of the
soils and/or bedrock strata. These tests indicated a swell potential of 0.4% at
a depth of 4 feet, and a consolidation of 0.5% at a depth of9 feet. The soils
in this report were classified using the American Society of resting
Materials (ASTM) procedures.
I FOUNDATIONS RECOMMENDATIONS:
The Sandy Clay (SC) material has a bearing strength of2000 psfand an
equivalent liquid pressure of 50 pst: We recommend the use ofa continuous
spread footing, due to the low swell-consolidation potential of the analyzed
soils.
All loose and disturbed soil shall be removed before placing of the concrete
for the foundation. The bottom of the foundation shall be a minimum of
three feet below final grade for frost protection and below any organic
material.
I FOUNDATION DRAIN:
It is recommended to install the "Edge System" drain system by G. F.
Drainbuilders, Corp. (303-805-8751), This system is warranted and
engineered by G. F. Drainbuilders, Corp. No warrantee is neither expressed
nor implied by High Plains Engineering, Inc.
I SLAB ON GRADE CONSTRUCTION:
1. Where slabs-on-grade are chosen and the owners are willing to accept
the risks associated with slab movement, the following
recommendations should be followed:
a.) The slabs should be isolated from all structural components and
utilities which penetrate the slab. Isolation may be achieved with
Y2 inch isolation material or by sleeving.
b.) Eliminate under slab plumbing where feasible. Where such
plumbing is unavoidable, it should be pressure tested during
construction to minimize leaks, which would result in wetting of
the sub soils.
c.) Place the slab directly on the undisturbed natural soils, or well
compacted fill soil. Slabs should be reinforced with wire mesh or
fibermesh to help control crack separation.
d.) To avoid settlement and distortion of exterior slabs due to
improper compaction, we recommend that concrete slabs should be
doweled to the foundation wall. The slab should be reinforced as
necessary for the span involved.
2, Provide frequent scoring of the slabs to provide joints for controlled
cracking of the slab. Control joints should placed to provide
approximate slab areas of 150 square feet. The depth of sawed
control joints should be Y. of the slab thickness.
3. A minimum void or clear space of 1 Y2 inches should be provided at or
near the bottom of all non-bearing partitions. In finished room areas,
all drywall and paneling should be stopped approximately I Y2 inches
above the top of the slab. This will allow some space for upward
movement of the slab before pressures are applied to the wall and
upper levels of the structure. The builder should provide a Y2 inch
space at the bottom of all doorjambs to allow for limited movement of
the floor slab. The owner is hereby notified that it is their
responsibility to maintain these void spaces.
4. Proper drainage away from the foundation walls should be provided.
A minimum slope of 12 inches in the first 10 feet out from the
building is recommended. Roof downspouts and sill cocks should
discharge into long concrete splash blocks (5 feet long) or into metal
gutter extensions to deposit runoff water beyond the limits ofthe
backfill soil near the foundation walls. The foundation and retaining
walls should be well cured, damp proofed, and well braced prior to
backfilling.
5. Steel reinforcement will be required in the footings and foundation
wall. This will give the walls beam strength to span or bridge over
any loose or soft pockets of soil not found in our exploratory holes or
that may develop during construction. This should also help prevent
any differential movement of the foundation system.
I CONSTRUCTION DETAILS:
In any soil investigation, it is necessary to assume that the subsurface soil
conditions do not vary greatly from the conditions encountered in the field
and laboratory testing. The accompanying design is presented using best
professional judgment based on the limits of the extent of testing
commissioned by the client. Our experience has been that at times, soil
conditions do change and variations do occur. These may become first
apparent at the time of excavation for the foundation system.
If soils conditions are encountered which appear different from the test
borings as presented in this report, it is recommended that this office be
called to inspect the open excavation prior to placing the footings. This
inspection is not part of the report.
The foundation and retaining walls should be well cured and well
braced prior to backfilling.

period of one (1) year from date of issue and may be renewed. All fees shall be in accordance with those fees
established by the Uniform Building Code or other applicable City adopted Resolutions or Ordinances.

MINOR EXCAVATION AND Fill PERMITS
1, 1-50 Cubic Yards: No permit is required for dumping or excavation of earth aterials, which do
not exceed 50 cubic yards, provided, however, that any fill deposited is on natural terrain of less
than three (3) horizontal to one (1) vertical slope, or such fill is less than three (3) feet in depth and
is not intended to support permanent structures, and in addition, such fill or excavation does not
obstruct or otherwise adversely affect any drainageway. Should any of the above standards be
exceeded, or a drainage way be affected, a permit shall be required under the guidelines for No.2.
2. 51-500 Cubic YardS: Dumping or excavation of earth materials not exceeding 500 cubic yards
may be allowed with a permit approved by the City Engineer. All applications are to be submitted
on the appropriate completed application form and shall be accompanied by the appropriate fee and
sketch plan indicating the following informatio[1 before the permit will be issued.
A Location and dimensions of all property boundaries and structures on the site.
B Location and extent of areas to be filled andlor excavated,
C. Location of existing and proposed drainageways, irrigation ditches, etc., and indication of
how and where historic run-off will be maintained on and through the site. .

3. 501-20,000 Cubic Yards: Operations in which earth material fill or excavation exceeds 500 cubic
yards but does not exceed 20,000 cubic yards may be allowed by a permit issued by the City
Engineer after review of an application and supporting information. The following information shall
be submitted with the required application form:
A. A site plan, prepared and signed by a Colorado registered professional engineer, at a scale
of no less than 1 inch to twenty feet (1 :201 which illustrates the following:
1. Location an dimensions of all property boundaries and structures on the' site,
2, Location and extent of areas to be filled andlor excavated,
3, Location of existing waterways and drainage courses indicating any changes. (for
a site containing an established irrigation ditch, a letter of approval from. the
appropriate ditch company shall be required),
4. Location of existing and proposed points of ingress.
5. Location and extent of existing vegetation, proposed changes in such vegetation
and methods of rehabilitation on site vegetation after earthwork operations are
complete.
6. Erosion control plan.
7. Grading plan with existing (dashed lines) and proposed (solid lines) ground contours
with contour intervals of 2 feet and spot elevations.
8, At least two cross sections (east to west and north to south) through the site
showing depth of fill andlor excavation.
9, A drainage report may be required if site runoff characteristics are changed.
10. Relative elevations of adjacent properties and structures,
11. Statement of purpose of intended fill andlor excavation,
4, Performance Standards: The following provisions shall apply to all Minor Excavation and Fill

A. Rehabilitation: Within thirty(301 days after cessation of filling andlor excavation,
rehabilitation for the site shall have been completed in accordance with the approved
plans. Rehabilitation shall consist of leveling, grading, landscaping or any combination
thereof to minimize potential erosion and be acceptable to the City Engineer.
B. Debris: Debris andlor contaminants shall not be used except with the approval of the City
Engineer.
"For the purpose of this Section, the term debris shall have the same meaning as the
terms "garbage, trash or junk" as defined in the Wheat Ridge Code of Laws, Section 20-
21."
In no case shall debris or contaminates identified or classified as hazardous waste by local,
state or federal agencies be used as fill in any fill areas within the City of Wheat Ridge.

All permits shall be applied for prior to fill deposition or excavation operations begin. Any permit
applied for after cutting or filling operations on site are in progress shall be subject to a double fee
and other penalties as prescribed by Wheat Ridge Code of Laws, Appendix A, Section 24.8. Any fill
requested under this permit within the 100 year flood zone MUST COMPLY WITH WHEAT RIDGE
CODE OF LAWS, SECTION 26-201, FLOOD PLAIN ZONING ORDINANCE.
