The width of the opening was not altered and the existing wall above the window remains, It is our opinion that the basement wall with the modified window opening is considered adequate to support the structural loads in accordance with the 2006 IRC Code and the Wheat Ridge Building Department Requirements. The ground surface adjacent the new window well is in general conformance with our recommendations. We trust this letter provided you with the information you required. The residence is a single -story frame structure with siding exterior over a full basement built in 1951. For the purpose of this report, the residence faces east. It is our understanding that an existing window opening near the northeast corner of the basement is to be modified to accommodate emergency egress from the basement in accordance with Wheat Ridge Building Department requirements and the 2006 IRC building code. The bottom of the existing 32 -inch wide opening is to be extended to accommodate a sill height on the order of 38 inches. The width of the opening will not be altered and the existing concrete wall above the window will remain. The required loads in Wheat Ridge include a roof snow load of 30 psf, wind load of 100 -mph exposure "C ", and seismic design category 1. The foundation with the modified opening as described is considered adequate to support the required loads. The recommendations in this report are based on observable conditions. HOSKINS ENGINEERING, INC. does not accept any liability for unknown defects in the design or construction of the original structure at this site. It is recommended that the wall area adjacent the new window is backfilled in thin lifts and compacted to minimize backfill settlement. The ground surface should be paved or sloped to direct surface drainage away from the window and foundation. We trust this letter provided you with the information you required.
