Occupancy for Celebrate

Please let this memo serve as a follow-up to our conversation about increasing the occupancy limit
for the Celebrate event center at 3980 Kipling Street. The tenant, Ms. Judith Jacquez, submitted
information regarding the parking availability on-site with photos and also included a letter from the
landlord allocating 60 spaces for her unit. In light ofthis, please prepare a new occupancy certificate
for 150 people.
If you need anything else, please let me know. A copy of this memo and the supporting
documentation will go in the address file for the property

Subject: Allocation of parking spaces
To Whom it May Concern:
I am writing this memo on behalf of Ms. Judith Jacquez, DBA: Celebrate, and her request
to allocate a specified number of parking spaces in order to open, operate, and run a
successful business. I have shared with Ms. Jacquez that I see no problem with allocating
a specific number of spaces due to following history of Hillside Plaza.
Currently there are nine tenants leasing a total of 15,660 sf of which 3,950 sfis
leased to Ms. Jacquez.
Historically, the center has had anywhere from a 20% to 30% vacancy rate since
it was purchased in July of 200 I.
All but three businesses close between 5:00 and 6:00 p.m. Monday - Saturday.
All but two businesses are closed on Sundays.
Peak times at the center are usually II :00 a.m. - 2:00 p.m. Monday-Friday.
During peak times, the lot usually has a maximum of 40 cars and it can
accommodate up to 101.
It is my understanding after speaking to Ms. Jacquez that most of her business
will occur after peak hours on Fridays, Saturdays, and Sundays. So I shared with
her that I could reserve a total of 60 spaces during those hours and 55 spaces at
all other times.
