Conditions:
6 nails per shingle is required. Ice dam membrane is required from eave edge to
2' inside exterior walls. Board sheathing with any gap greater than 1/2"
requires panel sheathing overlay on entire roof. Sheathing inspection is
required prior to covering. Contractor shall provide ladder for inspections.
Scheduled inspections that cannot be performed due to inclement weather must be
cancelled prior to 8:30 a.m. on the day of inspection or a re- inspection fee
will.be assessed. Subject to field inspection.
I, by my signature, do hereby attest that the work to be performed shall comply with all accompanying approved plans and
specifications, applicable building codes, and all applicable municipal codes, policies and procedures, and that I am the
legal owner or have been authorized by the legal owner of the property and am authorized to obtain this permit and perform
the work described and approved in conjunction with this permit. I further attest that I am legally authorized to include all
entities named within this document as parties to the work to be performed and that all work to be performed is disclosed in
this document and�gr its' accompanying approved plans and specifications.

1. This permit was issued based on the information provided in the permit application and accompanying plans and
specifications and is subject to the compliance with those documents, and all applicable statutes, ordinances,
regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must
be made in writing and received prior to the date of expiration. An extension of no more than 180 days made be granted
at the discretion of the Chief Building Official and may be subject to a fee equal to one- half of the original permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to
the standard requirements, fees and procedures for approval of any new permit. Re- issuance or extension of expired
permits is at the sole discretion of the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior
and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy
of all required inspections and shall not proceed or conceal work without written approval of such work from the
Building and inspection Services Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of
any provision of any applicable code or any ordinance or regulation of this jurisdiction. Approval of work is subject

Dear Mr. Cluff:
As a result of an automobile running into the front wall of the above single family
strueture, you asked me to review the structure and determine if any structural
damage th;'oughout the house occurred as a result of the impact.
I met with YOll at the plopf:rty this date to make the review, and after reviewing the
condidon of the structure found no indication of Dew cracking or distortion resulting
from the impact. The impact was absorbed by the front wall, which with the large
window located in the wall, absorbed the impact. The wall was struck below the base
of the window, and did not interfere with the !loor framing.
1 do not find any direct damage to other parts of the structure from the car impact.
During the inspeetion, I further reviewed the completion of the front wall masonry
repair, finding it completed to my satisfaction, in accordance with my sketch, and
done in a work nlike manner.

Dear Tracy Mclirath:
This is in response to your note of October 23,1996. As I recall the house showed substantial
movement and the movement appeared to be very recent. This conclusion was reached
because of cracks in new paint and fresh brick and mortar dust around the structural cracks
in this building
Although I can not say that the vehicle impact caused this movement, it is my opinion that
what ever caused the original deterioration of this building was greatly accelerated by this
impact, and the structural stability of this house has been greatly reduced. This movement has
made the house unsafe and subject to collapse in the foreseeable future.
IN conclusion it was the City of Wheat Ridge building departments pOSition to begin
condemnation proceedings against this building and to advise the tenants to seek other
lodging. .

Dear Mr. Eckert:
As you may recall, Jay Brown and I were the tenants at 2899 Ames Street when a trUck
went through the front wall on August 23, 1996.
It probably won't surprise you to hear that we are still fighting with the insurance
company. and due to this, I need to get written confinnation from you about the
conversation you and Bob Gaspar had with Jay !lIld I at the house on Ames on Monday,
August 26, 1996.
That was the day Bob brought you back to the house and the two of you went all through
it, then sat us down and said that you felt the house was unsafe. At that time you said that
your gut told you to have us vacate immediately, but that out of compassion for our
situation, you wouldn't lock the house down until we got moved.
What we really need John, is a letter from you confinning this conversation. United Fire
& Casualty is trying to claim that you never told us the house was unsafe and that you
didn't tell us to move as soon as possible. I still have my copy of the letter you sent out to
everyone reporting your structural findings & stating your intention to begin
condemnation proceedings, but apparently that isn't specific enough for Anne Belich. If
possible, it would be great if you could fax me a letter and foDow it up with a hard copy.
I really appreciate your help with this I If you need to talk about this further. please give

Dear Mr. Schroder:
On August 26, 1996 substantial damage was sustained at 2899 Ames
Street. As a reasonable time has elapsed with no action taken by
you, the City of Wheat Ridge has found and determined that the
building located at 2899 Ames Street is a dangerous building as
defined by the 1994 Abatement of Dangerous Buildings, Article
302_13.
Therefore, you are hereby notified that the City of Wheat Ridge
building official orders that this structure be repaired or
demolished within (60) days or the City of Wheat Ridge will order
the building demolished and a personal lien and/or a tax lien will
be placed on the property in order to recover all costs.
If you feel that this notice is in error, you may appeal this
notice and order to the Building Code Board of Appeals. This
appeal must be in writing as provided by this Code and filed with
the building official within thirty (30) days from the date of
service of such notice and order. Failure to appeal will
constitute a waiver of all right to an administrative hearing and
determination of the matter.
