Dear Mr. Mansfield:
At your request we inspected the structural damage that occurred to the Sitzman residence
located at 3289 Ames Street, Wheatridge, Colorado. The damage occurred as a result of the
structure being impacted at the northeast comer by a 1991 Buick La Sable on October 21, 1996.
The structure was initially inspected on October 30, 1996, nine days after the accident. At that
time, the full extent of the damage could not be determined because the interior framing had not
been exposed and soil against the north foundation wall had not been excavated. A second site
visit was conducted on November 6, 1996 after drywall had been removed from the first floor
television room walls and from the basement east bedroom closet ceiling. A trench had been
excavated approximately 18 inches deep along the north foundation wall. The attached
photographs taken during our site visit are considered illustrative and corollary to the written
portions of this report.
The structure is a one story wood frame house with basement. We estimate the age of the house
to be in excess of 50 years old. The foundation consists of eight inch wide cinder block walls that
appear to be neither reinforced nor grouted.

The framing for the first floor exterior walls consists of 2" x 4" wooden studs spaced two feet on
center. The imerior waDs are covered with a 1/2" layer of drywall. The first floor joists are 2" l{ 6"
timbers that were originally spaced two foot on center. Additional joists have been added between
the original joists so that the present spacing alternates between 16" and 7" between joists.
The exterior wall covering consists of aluminum siding over 1" l{ 6" wooden sheeting. During our
inspection, it was noted that there were not bolts connecting the exterior walls (at the mud &ill) to
the masonry foundation walls. We also observed that the north window in the first floor television
room was instaIled without a header over the window. These details would represent non-
compliance with the present building code.
The following is a summary of the structural damage that we ascertained occurred as a result of
the accident and recommendations for repair of the damage.
gtrnctural Damase
In general, permanent structural damage to the house is minor. The primary damage occurred at
the northeast comer of the house at the point of impact by the automobile. The distress includes:
. displacement and separation of the upper course of cinder block foundation wall
(approximately 4.0' of the east foundation wall and approximately IS.O' of the north
foundation wall). A slight bow was obselVed in the masonry block which appears to be a
result of lateral earth pressures against the wall and not from the impact.
. damage to the lower four sections of aluminum siding panels on the east wall, lower two
panels on the north wall and comer trim (at the northeast building comer).
. splitting of a two foot long section of t" l{ 6" wooden sheeting below the exterior aluminum
siding on the east waIl.

. splitting of the roof downspout and extension channel (no damage to the horiwntal run of
gutter at the roof1ine).
. drywall craclcs in the first floor northeast television room north and east walls. Drywall cracks
were also noted along the cast wall ofthe living room and north wall of the bathroom
approximately I" above the ceramic tile.
. drywall cracks in the ba.sement east bedroom closet ceiling.
. cracks in the tile and grout at the front entryway.
. minor craclcs in the grout joints of the first floor bathroom walls; however, there appears to
be no apparent damage to the bathroom wall tile.
We also observed numerous drywall cracks in other areas of the residence including the west area
of the living room. south wall of the dinette and rear entry foyer. However, it is our opinion these
cracks are not a result of the October 21,1996 automobile accident.
It is also our understanding the Owner has claimed damage occurred to the first floor bathroom
linoleum floor and water closet as a result of the accident. In our opinion, it is highly unlikely
either of these damages were related to the accident.
In a further note, numerous craclcs were observed in all four foundation walls that appear to be a
result of settlement and lateral pressure acting on the foundation walls. The cracks arc
predominately located at the mortar joints and are not related to the accident.

. Ranove and reset the upper course of foundation cinder block at the northeast building
corner. The repair should extend 4.0' south of the northeast comer along the east wall and
15.0' west along the north wall.
. Remove and replace the damaged exterior aluminum siding and outside comer trim. The two
foot long damased section of 1" x 6" wooden sheeting located below the siding (east wall)
should be replaced.
. Replace the roof downspout and extension channel at the northeast comer.
. Replace interior drywall on the north and east wa\ls of first floor television room and ceiling
area of the east bascroent bedroom and closet (drywall that had been removed to inspect the
structure).
. Repair the drywllll crack in the first floor bathroom located I" above the ceramic tile (north
wall). Recaulk corner joints in ceramic tile at northeast and northwest corner oCbathtub.
. Repair drywall cracks along east wall of living room area.
. Remove and reset ceramic tiles at front door entryway.
We also recommend that the north window oCthe television room be retramed by installing a
header over the window. To install the header will require that additional studs he installed on
each side of the window frame to support the header. This work should be conducted since the
framing does not meet present building codes. In our opinion, no other additional repairs will be
required to correct damages caused by the accident.
It should also be noted that our inspection of the house is neither an endorsement oCthe structural
integrity of the building nor as indication that the house meets the existing building code.
Deficiencies may be present in the structure based upon original construction that was not evident
during our inspection.
