1. Security Doors (2): Provide and install decorative ironwor1<. style, pre-finished, steel security doors on the
front (36") and rear (32") entry. Door shall have dead bolt locks (keyed alike), closures. and
interchangeable tempered or laminated glass panels and screens.

2. Entry Door-Front: Remove existing, and provide and install new (36" front entry door wI small arch lite)
pre-hung, primed, insulated, 1 3/4" thick, raised panel steel. Include deadbolt lockset, adjustable
threshold, trim and site paint after installation. Owner to select color.

3. Basement Egress Windows: Provide all labor and materials for the complete installation of emergency
egress windows in the basement bedrooms. Construction shall meet the requirements of the UBC and
local code. The new windows shall be prefinished aluminum, of vinyl as approved, with double glass, and
size, sill height and opening clearance as required by code. If cutting of the foundation wall is included,
the Building Dept. may require a structural engineer's report. The window well shall be sized to meet the
clearance requirements, have a grill cover and escape ladder. Grade shall be excavated to 12" below the
window sill and filled with 6" gravel/sand for drainage.

4. Replacement Windows: Remove existing windows of the first floor of the house (12) and the basement
windows (5-include old coal shute). and prepare openings by replacing any rotted or damaged sills and
frames. Provide and install new replacement windows, pre-finished, vinyl, min. 2 1/8" frame with, double
glazed, residential windows with screens (Custom Gard II, 6500 Series, AMSCO replacement windows,
"Modem" replacement windows, or a rehab specialist approved equal-submit specs to the rehab
specialist). New windows shall have releases to lift out or swing in for easy cleaning. All windows are to
be installed according to the manufacturer's recommendations; insulated and caulked around the
openings, adjusted and lubricated. Owner to select color from stock colors. Egress widows in the
bedrooms shall meet the requirements of the UBC and local code.

Owners shall be responsible for moving small valuables, but the contractor shall be responsible for

7. Sheet Vinyl Flooring: Provide and install new sheet vinyl flooring (Armstrong SOlarian, or approved
equal- color I pattern as selected by Owner) in the new basement bath. Include new wood base and
quarter round.

1. Security Doors (2): Provide and install decorative ironwork style, pre-finished, steel security doors on the
front (36") and rear (32j entry. Door shall have dead bolt locks (keyed alike), closures, and
interchangeable tempered or laminated glass panels and screens.

2. Entry Door-Front: Remove existing, and provide and install new (36" front entry door w/ small arch lite)
pre-hung, primed, insulated, 1 3/4" thick, raised panel steel. Include deadboit 10ckset, adjustable
threshold, trim and site paint after installation. Owner to select color.

3. Basement Egress Windows: Provide all labor and materials for the complete installation of emergency
egress windows in the basement bedrooms. Construction shall meet the requirements of the UBC and
local code. The new windows shall be prefinished aluminum, of vinyl as approved, with double glass, and
size, sill height and opening clearance as required by code. If cutting of the foundation wall is included,
the Building Dept. may require a structural engineer's report. The window well shall be sized to meet the
clearance requirements, have a grill cover and escape ladder. Grade shall be excavated to 12" below the
window sill and filled with 6" gravel/sand for drainage.

4. Replacement Windows: Remove existing windows of the first floor of the house (12) and the basement
windows (5-include old coal shute). and prepare openings by replacing any rotted or damaged sills and
frames. Provide and install new replacement windows, pre-finished, vinyl, min. 2 1/8" frame with, double
glazed, residential windows with screens (Custom Gard 11,6500 Series, AMSCO replacement windows,
"Modem" replacement windows, or a rehab specialist approved equal--submit specs to the rehab
specialist). New windows shall have releases to lift out or swing in for easy cleaning. All windows are to
be installed according to the manufacturer's recommendations; insulated and caulked around the
openings, adjusted and lubricated. Owner to select color from stock colors. Egress widows in the
bedrooms shall meet the requirements of the UBC and local code,

7. Sheet Vinyl Flooring: Provide and install new sheet vinyl flooring (Armstrong Solarian, or approved
equal _ color / pattem as selected by Owner) in the new basement bath. Include new wood base and

switches to accommodate the new floor plan of the basement areas and to bring the first floor to code.
Also add hard wired smokelfire detectors in accordance to the NEC and NFPAS 74 requirements. Ceiling
areas with access shall be hard-wired, but in the lower level or cathedral ceiling areas without electrical
ceiling access, smokelfire detectors may be battery (long life) operated.
