REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. The purpose of the inspec- tion was to determine the structural requirements for underpinning the foundation to address settlement. The inspection did not involve any other system or component of the residence. No soil or other material sampling, testing, or analysis was performed by Coyle Structural Inspection Engineers. - General Infor mation.- • The home is a 2 story single family home structure, assumed to be facing West. The home was re- portedly constructed in 1919. • The foundation appears to be of poured concrete construction, supported on a footing system that was not visible for identification. • The perimeter walls of the upper structure are of conventional wood frame construction. • No soils report or other engineering documents were available for review. • At the time of inspection, acces'sito the basement was not available, and I understood that the base- ment was finished which would have precluded viewing of the foundation from the interior. Provided for review were photos of the basement North wall with finished surfaces removed. Observations, Opinions and Reco mmendatio6s: j • As visible from the exterior the North and West foundation walls have experienced settlement. The other walls have also settled but to a lesser degree, • The North and West walls have also experienced inward lateral displacement, but information pro- vided indicated that wall braces have been installed in the past to stabilize against lateral pressure. As- sessment of the pre-existing lateral bracing was not part of my engagement or this repair design. • in order to address settlement, it is recommended to underpin the, No and West walls with a to of 9 steel HELICAL piers, per the attached diagram. • Some elevation adjustment may be possible with this process, but the amount attainable remains to be seen and may be limited by the, existinglater al bracing, __ Additional Comments: • For any and all recommended wor s i 'be taken in the areas of underground and overhead utilities.
