Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

the decking, install underlayment, perimeter drip edge, install ice and water shield along valleys/ penetrations, replace and
paint roof penetrations as needed. Install GAF or V Owens Corning Lifetime Dimensional roof system.

CUSTOMER EXPECTATIONS
There are a few things you need to know about the installation of your new roof. Because your house will be a "Construction Zone"
during the install we would like to help you prepare and prevent possible secondary damage. Below is a list containing some of the
things that you should know before your project begins.
SAFETY For you, your family, your surrounding neighbors and our crew is very important to us.
1. Please make sure that you stay clear of the yards surrounding your home during the installation, it is likely debris during
the removal and replacement can slide off the roof. If you need to come and go, please communicate that with your site
manager so that he can stop the work above you until you are in a safe place.
2. Keep children and pets indoors
3. All ladders are to be used by Gardner employees only. Do not go onto the roof during the install. This is part of our safety
policy and must be followed.
MATERIAL DELIVERY Roofing materials are typically delivered a day or two before the job starts. Usually they are delivered
right to the rooftop. There are occasions where the materials will need to be left on the ground. Your estimator will discuss
this process with you.
SATELLITE DISH We will be removing your satellite dish and reinstalling after the roof has been installed. Keep in mind that
you may need to call your cable/dish network provider to recalibrate the dish. Insurance companies will reimburse you for the
charge, so be sure to keep that receipt and turn in to your insurance company.
VALUABLES While construction is going on outside of your home, it is possible that the inside can be affected as well.
Please remove pictures from the walls — or anything that may fall off during the construction process. You will also need to
remove all automobiles from the garage and driveway. We will not be held liable for items that have may have broken or
damaged inside due to the construction. You may also want to remove patio furniture, BBQ/Grill on wheels, potted plants, etc.
from your patios/porches as well. We do our best to protect these things but there is always a risk when leaving them under a
place that material may fall from the roof and cause damage.
CLEAN UP Is going on constantly during the installation process, as well as a full sweep after the project is complete. We will
pick up all trash and debris as well as run magnets to pick up fallen nails. It is much easier to do so with a lawn that is shorter.
The magnets could miss a few nails in longer grass.
INSPECTION The city inspections after installation can happen anytime between a day or two after install up to a month,
sometimes longer depending on high volumes in the area. We may be required to leave a ladder for the inspector. Please
leave it up and we will be back to pick it up. You will also be required to leave your permit posted until the inspection has
taken place. After which you may remove it.
PAYMENT If you have a check that has your mortgage company listed on it — please make sure to get in touch with your
mortgage company before the project to find out what their process is. Sometimes it can take them a few months to get the
funds released. The final amount is due upon completion, or as soon as the final funds have been released from your
insurance company. You will also be given a Certificate of Completion to sign at the end of the project. Most insurance
companies and programs require this be turned in by us to start the process on releasing the funds. All warranties will be
activated upon final payment. If you choose to pay with a credit card, there will be a 3.5% surcharge on all CC payments.
HOA All homeowners with HOA's should be sure to have shingles approved before the installation date.
It is our objective to leave you with a good, sound roof that will last for many years. We want to ensure that this process is as safe
