The purpose for the site visit and observation was to review the structure for movement of the foundation. The subject property is a single family home with a basement and crawlspace located in an established neighborhood. The house is assumed to be built in 1932 (based on an online search of the Jefferson County Assessors records). The foundation is constructed of concrete and is assumed to be on spread footings. The interior of the house appears to be constructed of wood with lap siding at the exterior. The observation was visual and limited to the exterior and the interior of the home. No observation was performed on the roof structure. In addition, there were no structural or architectural plans available for review at the time of observation. There was also no access to the east and west crawlspaces. For purposes of this report we assume that the home faces east. Observations • Settlement of the floor on inside • Cracking at windows and over openings in drywall • Cracking in the basement walls • Poor drainage Recommendations The cracks observed in the walls were likely caused by vertical & lateral movement foundation. These movements are most likely caused by contraction and expansion of the soil due to changing moisture content. The solution is to drain water away from the house and prevent it from infiltrating the soil next to the foundation. The following is a list of recommended repairs that should be made: • Install (4) wall braces on the west & (4) wall braces on the east basement foundation walls to help mitigate lateral movement. • Replace center temporary support with new Smart Jack and pad footing in crawlspace. • Patch and monitor all cracks. General Information: Site Drainage The moisture around foundation elements must be controlled for the useful life of the building. Lack of proper drainage is often a contributing factor to foundation damage observed. The site drainage around the structure must be maintained such that precipitations will quickly drain away. The use of proper slope slabs -on -grade, moisture barriers, swales, and surface/subsurface drainage systems are strongly recommended. Extensions should be attached to properly functioning downspouts and roof drains such that they discharge a minimum of 10 feet away from the structure. General Information: Site Vegetation The vegetation around the perimeter of the structure can eventually lead to foundation movements. Vegetation can hold moisture in soil and create excessive pressure on the foundation system. In order to reduce the risk, bushes, shrubs, and trees should be carefully removed by an experienced professional. Care should be taken to not further disturb or damage the existing foundation system. Planters and other surface features which could retain water should be eliminated and properly graded to reduce the possibility of moisture infiltrating around the foundation. If vertical movement of the piers is discovered, the piers should be re -pressured. A representative of the Geotechnical Engineer should be present to observe the re -pressuring. A final report should be provided by the Geotechnical Engineer after observing the re -pressuring. Foundation Stabilization: 1. Although observed foundation damage typically does not pose an immediate health and hazard risk, delaying mitigation will likely make future repairs more difficult and costly. The extent and aggressiveness of the foundation repairs should be carefully considered by the Owner and will depend on their tolerance for risk, the possibility of future damage, and cost. 2. If the owner chooses to do so the foundation could be stabilized only at visibly damaged locations and areas where movement is concentrated. Although this will address specific situations, it is possible that foundation movements will occur elsewhere. 3. If the Owner chooses to do so, the entire foundation could be mitigated. A general system repair, although more costly, would greatly reduce the risk of future foundation damage and movement. It is our understanding that the Owner would not like to pursue this repair option. Site Drainage 1. The following is a summary of the observations made: New Observations: Reviewed the helical piers. There was 1 pier installed on the north wall spaced at approximately 2'-6" from the northwest corner. o The pier spacing was observed and appears to be in conformance with the construction documents. o The pier was installed to refusal or to a depth no less than that specified in the construction documents. o The helical pier appears to be installed in conformance with the structural mitigation plan. Reviewed the construction of the new foundation wall. There were 6 pieces of horizontal rebar, (2) top, (2) bottom, (2) footing. There were vertical #4 rebar extending out of the footing into the wall spaced approximately 16" o.c. o The wall placement and reinforcing appears to be in conformance with the construction documents. o The crawl space was back filled according to the construction documents. • Site grading around the perimeter of the house did not appear to be modified. • Vegetation around the perimeter of the house did not appear to be modified. Volatile Soils: The moisture around the foundation elements must be controlled for the useful life of the building. Time has shown that Colorado soils can be unstable and structures can experience damaging movements due to expanding and shrinking soils, primarily when moisture changes occur. Maintaining consistent soil moisture contents around all foundation elements is crucial to minimizing foundation movements. Even with properly engineered/constructed foundation systems these volatile soils can still exert excessive pressures causing damage in the residence. If the Owner would like further insight about the on-site soil conditions and preventative measures, a Geotechnical Engineer should be consulted. Geotechnical Consideration: It is possible that the pier may consolidate the soil under the pier. Because of this, periodic surveys of the supported structures should be conducted to assure project success. The Owner should be responsible for annual surveys certifying project success. It is recommended that a baseline survey be conducted immediately. The Owner should report all findings and reports to the Structural Engineer. If vertical movement of the foundation walls is discovered, the pier should be re -pressurized. A Geotechnical Engineer should be present for the re -pressurizing of the pier. OL ENGINEERING. INC. The extent and aggressiveness of the foundation repairs should be carefully considered by the Owner and will depend on their tolerance for risk, the possibility of future damage, and cost. 2. If the owner chooses to do so the foundation could be stabilized only at visibly damaged locations and areas where movement is concentrated. The purpose for the site visit and observation was to review the structure for movement of the foundation. The subject property is a single family home with a basement and crawlspace located in an established neighborhood. The house is assumed to be built in 1932 (based on an online search of the Jefferson County Assessors records). The foundation is constructed of concrete and is assumed to be on spread footings. The interior of the house appears to be constructed of wood with lap siding at the exterior. The observation was visual and limited to the exterior and the interior of the home. No observation was performed on the roof structure. In addition, there were no structural or architectural plans available for review at the time of observation. There was also no access to the east and west crawlspaces. For purposes of this report we assume that the home faces east. Observations • Settlement of the floor on inside • Cracking at windows and over openings in drywall • Cracking in the basement walls • Poor drainage Recommendations The cracks observed in the walls were likely caused by vertical movement foundation. These movements are most likely caused by contraction and expansion of the soil due to changing moisture content. The solution is to drain water away from the house and prevent it from infiltrating the soil next to the foundation. We believe that vegetation around the perimeter of structures can eventually lead to foundation movements. Vegetation can hold moisture in soil and create excessive pressure on the foundation system. In order to reduce the risk, bushes, shrubs and trees should be carefully removed by an experienced professional. Care should be taken to not further disturb or damage the existing foundation system. 2. Planters and other surface features which could retain water should be eliminated and properly graded to reduce the possibility of moisture infiltrating around the foundation. Irrigation systems and excessive moisture adjacent to structures can introduce unwanted moisture, possibly resulting in settling and or heaving.
