OVER REQUIRE A 3RD PARTY INSPECTION. The 3rd party inspection report must be dropped off to
the Permit Desk at the City of Wheat Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with Building Division Policy
BD -18-001 for Balanced Ventilation Systems, or manufacturer installation instructions,
whichever is more stringent.
MIDROOF & SHEATHING: Effective December 1, 2014, asphalt shingle installations require an
approved mid -roof inspection, conducted when 25-750 of the roof covering is installed,
prior to final approval. Installation of roof sheathing (new or overlay) is required on the
entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists.
Sheathing and mid -roofs may be called in at the same time, one hundred percent of the
sheathing must be complete and 25-750 of the mid -roof may be complete. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required.
LADDER MUST BE SET FOR ALL ROOF INSPECTIONS: A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections.
COMMERCIAL ROOFS: In order to pass a final inspection of elastomeric or similar type roof
coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

The Wheat Ridge Community Development Department is in receipt of request for a letter
confirming information about the property at 3440 & 3478 Chase Street. The property is zoned
Residential -One C (R -1C). The property was legally platted in the late 1800s as part of the
Columbia Heights Subdivision.
The property is divided into four smaller lots (Lot 5, 6, 7, and 8) that are each approximately
3,125 square feet which was common when the platting was performed. This results in a condition
where there are four non -conforming parcels of record under one ownership. There are two single-
family homes and two detached garages on the property.
Due to the position of the improvements on the existing lots, the owner is able to sell Lots 5-6 as
one parcel, and Lots 7-8 as a separate parcel. This would allow the two single-family homes to be
sold separately, each with one garage. The position of the improvements was confirmed by a
survey completed by Gordon Page on February 8, 2019. Selling Lots 5-6 and 6-7 separately would
require a revised deed since currently all the lots are connected under one ownership and include
all four parcels. The conditions on the property are considered legally non -conforming; any new
development on either parcel would require all R- 1C setback and development standards to be
met, and would be subject to review under a building permit.
The sale of the parcels is not a City process. The City would only need to be involved through the
building permit process, or if a re -plat was desired to change the location of property lines in the
future.
