This inspection was limited to and only to observing the framing of the enclosed patio, and exterior sheathing flashing requirements. This is a brief summary of the observations, conclusions and recommendations. Observations . Enclosed patio addition on a single family residence. . The enclosed patio appears to have been constructed within the past few months. . The framing was 2x6 studs @ 16" O.C. and appears to be structurally sound, however, there is evidence of poor framing practices at the window trimmers and king studs. These poor framing methods include cut pieces that were scabbed onto full length studs instead of running continuous members. . The exterior sheathing did not have any flashing to prevent moisture intrusion at sill plate. Conclusions The enclosure of the rear patio appears to be structurally sound, although, this area shall not be used as a living space. Please reference the previous letter issued by this office in March 25, 2005. The poor framing at the trimmers and king stud should be addressed. Please see the below recommendation for repair. Flashing shall be installed at the exterior of the building in accordance with the drawing detail on page 2. Recommendations I. Solid o~k blocking shall be glued and nailed into place to fill gaps in any framing members 1" or greater. The framing must be Zx4 studs @ 16" OC with exterior covered by 7/16" OSB or other construction sheathing, and then sided per owner's choice. Windows or screening may also be installed at your discretion. The area shall maintain at least one door that exits the patio to the sidewalk area and one door that enters the home.
