piping in conformance with the IRC and IPC of 1/4 inch per foot unless otherwise allowed

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

Dear Mr. Johnson:
On this date, I inspected the exteri r surface drainage and
landscaping at the request of your general co tractor, Tim Mullen with
Mullen Construction; Mr. Mullen advised me t t a City of Wheat Ridge
building official had requested this inspectio , and he said that I was
to focus on the landscaping and drainage r uirements described and
shown in both the geotechnical engineer's re ort and the construction
drawings I prepared as structural engineer-of- ecord for this project.
I was pleased to observe that the slo e of the ground surface
ranged from 7 percent to 10 percent at all areas except the front
concrete sidewcllk, where the slope of the c ncrete appeared to be 5
percent away from the porch. There was also a rockscaping border at
least 5' wide adjacent to the foundation on hree sides of the house;
along the rear, there was no rockscaping, ut there was sufficient
slope, and the rockscaping is not required i order for this type of
inspection to be considered as passing. Note hat Mr. Mullen and I had
previously discussed the type of metal borde to be used to separate
the rockscaping from the bare soil, and I had approved the drilling of
the holes I observed to' allow surface run ff to drain through the
metal border, so that this border would not be serving as a dike to
restrict surface runoff.
In summary, I hereby approve the landsca ing and surface drainage
that I observed on this date.

Dear Mr. Johnson:
You are inquiring about receiving a Certificate of Occupancy (CO) for the a ove mentioned project at 2820 Benton
Street. The following deficiencies were observed on a site inspection on Ma 16,2005. In order to receive the CO. for
this ro' ect these must be corrected to be in co liance with lannin and z nin re lations.
1. Per Section 26-502 of the Code of Laws there needs to be 1 street tr e within the minimum required front yard
setback (30 feet from Benton Street).
2. 100% of the front yard must be landscaped (exclusive of driveways nd walkways). A portion of the front
yard is currently a dirt area with no evidence of seeding or sod. No living materials can be used to fulfill this
requirement, as long as the nonliving materials used do not exceed 5% of the total required landscaped area.
The total required landscaped area for this property is 25% of the 10 (in most cases 100% of the front yard
requirement exceeds this number).
3. Per Section 26-501 the driveway area in the front yard must be pav 25 feet in from the existing edge of
pavement on Benton Street (a paving connection must be made). C ncrete, asphalt, brick pavers or similar
materials are acceptable.
4. Per Section 26-501 all parking areas must be paved. The area in th rear of the property (east) appears that it
will be used for parking accessed off of the functioning alley. In or er to use this area for parking, it must be
paved. Code enforcement action may ensue if this area is left unpa ed and used for parking.
5. There is no evidence of receipt of a permit for the fence constructe on the property. The fence appears to be a
six foot high solid fence. Solid fences are not permitted above 4 fe t in height within minimum required front
yards. It appears that the 6 foot fence is within the minimum requ' d front yard. A CO. will not be issued
until a permit is received for this fence, and it is in compliance wi this regulation.

I am writing this letter to you as result of a telephone
conversation I had on this date with the ge ral contractor for this
project, Tim Mullen with Mullen Construct on; the owner of this
property is Mr. stan Johnson with s. W. J nson & Associates, and
both of these gentlemen live and office in he city of Wheat Ridge.
Mr. Mullen advised me that you are one f your colleagues had
requested this specific letter, even though our office has received
and approved a set of drawings showing a concrete wall-on-grade
construction and a copy of a geotechnical ubsurface investigation
report identifying a maximum allowable bear ng value of 3000 pounds
per square foot, which is conducive to thO s type of construction.
This soil report identifies the soil as be' ng very firm and stiff
with a moderate swell potential, which makes a wall-on-grade
foundation the most appropri'rte and cost-e fective system for this
s ~M~site.

Dear Mr. Johnson:
As requested, we conducted a subsurface exploration to develop
recommendations for foundation design at the s bject site on June 23, 2004.
The subsurface exploration was performed by rilling two test borings to
depths of 30'-0" and 16'-0" over the planned cons ruction area. The locations
of the test borings and the logs of subsurface aterials are enclosed. The
discussion and recommendations presented belo are based on the results of
data gathered during the subsurface exploration, observation of general field
conditions, and previous experience in the area ith similar materials.
PROPOSED CONSTRUCfION
Based on conversations, we understand that a ew replacement residence
will be constructed at the site. We also und stand that a standard pit

The new structure will be placed over the area f our two foundation test
borings, whose locations are shown on Figure . Generally speaking, the
ground surface in the area of the structure slo es toward the southeast at
about 1.5 to 2 percent. The existing ground cove consists of lawn grass and
weeds beyond the old house.
Subsurface conditions encountered by the two te t borings are variable with
depth below groundlevel. Foundation Boring # , which was drilled to the
west of the proposed residence, encountered va able consistency and moist
clayey fill and topsoil materials from groundlevel 0 a depth of 2'-6"; very stiff
and moist to medium moist clays from 2'-6" to 1 '-0"; medium stiff and very
moist to wet sandy clays from 14'-0" to 22'-0"; a d hard and medium moist
claystone bedrock materials from 22'-0" to at leas 30'-0", the maximum depth
explored. Foundation Boring #2, which was drilled to the east of the
proposed residence, encountered variable consi ency and moist clayey fill
and topsoil materials from groundlevel to a de th of 2'-6"; very stiff and
moist to medium moist clays from 2'-6" to 14'-0"; and medium stiff and very
moist to wet sandy clays from 14'-0" to at leas 16'-0". Free groundwater
formed in Boring #1 at 20'-6" while we were at th site.
The subsoils at the site were carefully observed as the cuttings were recovered
from the test borings, and the resistance of the terials to the advancement
of the drilling augers was noted. In addition, F eld Penetration Tests were
performed at selected depths to assist in evalu ting the allowable bearing
value of the soils and to provide undistu bed samples for precise
examination and testing. The results of swell-co solidation tests which were
performed on representative sub grade samples ar attached to this report.
Based on the results of the exploration combine with previous experience
with similar subsoil conditions, the most pertin nt foundation engineering
characteristics and considerations at the site are as follows:
1. The upper clayey fill and topsoil encoun ered to 2'-6" and all
disturbed materials resulting from the re oval of the existing
structure should be completely removed rom the locations of
future foundations and flatwork.

levels. Test results indicate that the clays ocated at and below
bearing levels are characterized by a low s ell rating. In order to
mitigate the presence of low swelling soil, footings supported
on the clays at proposed bearing levels eed to be carefully
designed and constructed so that the press es applied to the soil
are within specified limits. In addition, p ecautions need to be
taken and perpetuated which will preven excessive wetting of
the foundation soils.
3. As stated above, the clay soils encou ered at and below
proposed construction levels are suitabl for the support of
foundation footings which are prop rly designed and
constructed. The soils at bearing levels s ould be preserved at
existing levels of moisture content an density since their
bearing properties are altered by distur nee, drying and / or
overcompaction.
Based on the subsurface conditions and geotechn al considerations described
above, a design known as a Minimum Pressure oundation System may be
used at this site subject to the proper preparati of all foundation bearing
areas as stipulated in a later section of this repo t. This system utilizes the
dead load of the structure to limit soil expans' n and protect against the
occurrence of zones and pockets of clayey soils wi h a low swell rating located
below foundation level. Dead load soil pressures for a given structure can be
increased by decreasing the contact area between he subsurface materials and
the foundation elements. As used in context w h the recommendations of
this report, the maximum allowable soil bearin pressure (dead load plus
one-half live load) refers to the greatest unit p ssure permissible, beyond
which excessive soil deformations and settlemen s could occur. Conversely,
the minimum dead load pressure is the lowest unit pressure permissible,
below which swelling of the subgrade soils coul occur. It is the function of
the foundation design to size the foundatio elements such that the
foundation pressures are never less than the mi imum dead load pressure
and never greater than the maximum allowable s il bearing pressure.
Based on these considerations, specific recomme ations are given below for
the foundations at this site.

Provided that the foundation bearing areas are pr perly prepared, it is feasible
to support the structure using a minimum p essure footing foundation
system. All unstable disturbed soils and inco petent materials from the
original construction must be completely remov d from foundation bearing
areas. All foundation footings for the propo d construction which are
constructed to bear on the natural clays at propo ed bearing levels should be
designed for a maximum allowable soil bearing p ssure of 3,000 psf and for a
minimum dead load pressure of 750 psf. The f nal determination of actual
foundation sizes and areas will be made based 0 the plans for the proposed
building, the criteria given above, and calculatio s by the foundation design
engineer. All foundations must be placed at Ie t 3'-0" below final exterior
grades to provide protection against frost action. In addition, we recommend
that all concrete foundation walls contain suffici nt horizontal reinforcing to
enable them to span an unsupported distance 0 at least 15 feet. A 4-inch
thick void form material should be used b eath the portions of all
foundation elements which are designed to e interrupted in order to
increase the dead load pressure. Great care s 10uld be taken to prevent
the void form material from being damaged by e posure to moisture or other
agents prior to and during construction. Also, pr teet the void form material
from being collapsed during backfilling.
EXCA V A TION REOUIREMENTS
The excavation should be made shortly b fore construction of the
foundations in order to minimize drying of all exposed clayey soils. The
excavation should be made sufficiently deep t remove all unsuitable or
incompetent materials or disturbed materials sue as old fill and soils which
have been undercut by the excavator.
The excavation should be carefully made with a front end loader by an
experienced and skilled operator. Great care m t be taken not to undercut
the base of the excavation. If the excavation is un ercut, the low areas should
be levelled and the grade restored using pr erly compacted granular
structural fill. Do not use clay soils as co pacted fill below footing
foundations. If the clay soils at the site are compa ted to higher densities than
natural or if they dry below their natural moistu e content they may become

expansive and have a greater damage potenti I than is indicated by the
attached test results.
EXCAVATION SLOPES
The sides of the excavation should be constructed 0 assure stability and safety
following local, state and federal (OSHA) stand a s. In our opinion the soils
encountered to the proposed basement level are mostly Type A soils
according to the OSHA classification system. For Type A soils, OSHA
recommends a maximum allowable slope of 3/4 : 1 (horizontal: vertical). As
a practical matter, we expect that a vertical cut r the proposed foundation
construction will be self supporting on a short te basis.
PROTECfION OF CLA YEY SOILS FROM
DRYING AND OVERCOMPACfION
As previously noted, the clayey soils which wer encountered at and below
proposed bearing levels are low swelling materi Is at existing density levels
and moisture contents. The subsoils should be p otected from drying during
construction since they will become more expa sive if they dry to higher
density levels and lower moisture contents. If t excavation is made in hot
weather without the footings being placed soon thereafter, drying of clayey
soils can be prevented by covering the surface of the excavation with an
impervious moisture barrier which is removed only when the concrete is
placed for footings and flatwork. Likewise, he clayey soils should be
preserved at existing density levels, since they wi I become more expansive at
higher density levels.

Cloddy clay soils are poor materials for use as ckfill against the structure
since they can result in high lateral pressures if th yare overcompacted and if
they are wetted and swell after construction. Co versely, if clayey materials
are loosely placed to avoid expansion, they will Ii ely settle after construction
possibly resulting in poor surface drainage a ay from the structure and
settlement of exterior flatwork. To prevent this, e recommend the use of a
non expansive well graded granular structural fi , such as recycled concrete.
If suitable non expansive fill is used and gentl compacted using suitable

least 50 pounds per cubic foot. Care must be ta en not to overcompact the
backfill or to operate heavy equipment above t e foundation wall backfill
since this will result in excessive earth pressure 0 foundation walls.
The backfill should not be puddled since this will 'ntroduce trapped moisture
which can percolate downward with time and po sibly affect the foundation
soils.
PREPARAT

Good care must be used in the preparation of a I foundation bearing areas
since excessive settlement may occur if incomp tent materials are present.
Prior to foundation construction the base of the c mpleted excavation should
be thoroughly prepared. All unsuitable founda on materials and all loose,
incompetent, disturbed, and frozen soils and all soils undercut by the
excavator must be completely removed from fou dation bearing areas. The
resulting excavation must be backfilled with g d quality, non expansive
granular structural fill materials compacted to 100 percent of standard Proctor
maximum density at optimum moisture conten. If this is not done, the
foundations must be extended sufficiently deep to bear on the underlying
natural undisturbed materials. All structural fill ust be compacted in 8-inch
lifts to the stated density level and moisture cont nt. The compacted backfill
must extend upward to the level of all structural oundation elements.
STRUCTURAL FILL REOUIREMENTS
Structural fill should be used as needed to repa' disturbed and unsuitable
foundation bearing areas. Structural fill should Iso be used below slabs in
areas where filling is needed to reach the constr tion grade of the flatwork.
Structural fill should also be used in any fill areas where construction
accessories would be negatively affected by ound shifting over time.
Structural fill should be placed in accordance with ccepted good practice.
We recommend that the structural fill be granite s nd (crusher fines), recycled
concrete, or comparable well graded non exp nsive processed granular
material which conforms to CDOT class 6 base c rse. The standard Proctor
procedure (ASTM D698) should be used to deve p the compaction curve(s)
for the fill soil(s) to be used. All such fill m st be uniformly moisture
conditioned to within 2% below to 2% above opt mum moisture content and
compacted with appropriate equipment in thin li s not exceeding 8 inches in

The natural clayey soils encountered at and belo proposed basement floor
level were found to be low swelling soils at xisting levels of moisture
content and density. While these clayey soil may result in some slab
movements, we do not anticipate that the move nts will be severe.

experience some movement after constructio To eliminate all floor

foundation walls, and provide frictionless leeves for all utility
lines and columns which pass through slab .

BACKFILL AND SURFACE DRAINAGE
As much as possible, the foundation soils shou d be protected from being
excessively wetted after construction. This can ge erally be assisted by using a
suitable backfill and by compacting the backfill s fficiently so that it does not
settle following construction, taking into account the considerations given in
the previous section on lateral earth pressure. Some moisture can be
blended with the backfill in the stockpile but aw from foundation locations
to facilitate compaction. However, the backfill m st not be puddled.
If any settlement should occur in the backfill, it uld adversely affect utility
lines which transmit fluids and pass through the oundation walls. It is not
uncommon for such piping to shear at the foundation walls due to
movements in the backfill. It is recommended at the pipes pass through
slotted openings in the foundation walls or that exible connections be used
to compensate for shifting of the foundation wall backfill. It is also
recommended that all water lines be carefully p essure tested prior to final
acceptance and that any leaks detected be repaired.
The final grade should have a slope of at least 0 percent in the first 8 feet
away from the structure on all sides. All downs outs should discharge into
extensions which slope away from the foundati walls and extend beyond
the limits of all backfill. Good drainage of moist re should be maintained at
and beyond the points of discharge. The points 0 discharge should be at least
5 feet beyond the foundation walls.

The owners should be advised that there sho d be little or no watering
within 5 feet of foundation walls. In no event s uld an automatic sprinkler
system be installed next to the foundation walls. he ground surface adjacent
to foundation walls may be lined with a suitabl geotextile fabric to control
plant growth. The area next to the structure may en be covered with gravel,
bark chips or other materials which do not requir irrigation. For landscaping
we endorse the use of xeriscaping which requir s only minimal initial and
long term watering.
SUBSURFACE UNDERDRAIN
The results of the exploration indicate that a bas ment underdrain system is
recommended for construction at the site. Refe to the attached detail of a
suggested system.
LIMITATIONS
The above recommendations are based on the e act location where the test
holes were drilled, the proposed construction, a d the assumption that the
subsurface conditions do not vary greatly from t ose encountered in the test
borings. In the event that any unforeseen con itions different from those
described herein are encountered, the soil e gineer must be notified
immediately. The exploration covered in this re ort has been conducted in
accordance with commonly accepted geotechnica engineering practice in the
Denver area, and no other warranty, expressed or mplied, is made.
