property, intend to reside at the property for a period of one year after completion of the
project, and am personally performing all work, without the assistance of hired or
professional workers. If professionals are hired, those contractors are licensed with the
City of Wheat Ridge and are listed on the permit. Consultations and inspections will only
be performed with the homeowner of record present.
Approved per plans and red -line notes on plans. Must comply with 2012 IRC, 2017 NEC and all
applicable City of Wheat Ridge Municipal Codes. Work is subject to field inspections.
Owner/Contractor is responsible for locating property lines and constructing improvements
according to the approved plan and required development standards. The City is not
responsible for inaccurate information submitted within the plan set and any construction
errors resulting from inaccurate information.
For one- or two-family dwellings, the first twenty-five feet (25') of driveway area
from the existing edge of pavement into the site shall be surfaced with concrete, asphalt,
brick pavers or similar materials. A right-of-way permit may be required; contact Public
Works Department at 303-235-2861.
Landscaping removed or damaged during construction must be replaced prior to final
inspection.

As requested, Cushman Geoscience LLC (CG) has prepared geotechnical engineering recommendations
for the proposed structures planned for the subject site.
Scope of Work
The scope included drilling exploratory boring(s), obtaining soils and/or bedrock samples at intervals in
the bore holes, and subjecting the samples to various laboratory tests as outlined herein and providing
geotechnical recommendations.
The recommendations presented herein are based on the subsurface conditions observed in the boring(s)
and the laboratory testing results. Additional subsurface exploration and/or laboratory testing may result
in recommendations that may differ to some degree than those presented herein. There is no guarantee
or warranty as to the uniformity of subsurface materials and conditions at the subject site. An additional
discussion of the limitations of geotechnical engineering is included in Appendix A. As noted in the
appendix, this report should be considered valid for 3 years after issuance.
Existing Construction and Site Conditions
The site is currently occupied by a single-family residence with a detached garage. According to Jefferson
County records the residence was built in 1940. At the time of the investigation the lot was vegetated
with a good cover of irrigated grass, trees, and bushes. The ground surface slopes gently in the area.
Surficial Geology on the site is mapped as Eolian Sand of Holocene and Pleistocene age according to
"Geologic map of the Arvada quadrangle, Adams, Denver, and Jefferson Counties, Colorado" by Lindvall,
R.M, U.S. Geological Survey, Geologic Quadrangle Map GQ -1453, 1979. Bedrock below the upper soil
appears to be Denver and Arapahoe Formations of Paleocene and Upper Cretaceous age. A geologic map
is shown in Figure 1.1
Proposed Construction
A one-story lateral addition, over a crawlspace is proposed. The structure(s) will have steel reinforced
concrete foundations and will be built with wood and/or steel framing and possible veneer materials.
Structural loading will be relatively light consistent with the proposed construction, on the order of 300
to 3,000 pounds per linear foot. Site grading will be minimal. A site plan is presented on Figure 1.0.
If the proposed construction varies significantly from that described above or herein, CG should be
notified to re-evaluate the recommendations provided in this report as necessary.

Subsurface Investigation
The subsurface investigation was performed by drilling one (1) test boring (B-1) on the lot at the
approximate location shown on Figure 1.0. The boring was drilled on October 5, 2018, using a 4" diameter,
solid stem auger, powered by a CME -45 drill rig.
Samples were obtained by driving a "modified California" sampler into the subsurface materials at
selected depths during drilling. The modified California sampler is a steel barrel sampler with a 2 -inch
inside diameter and a 2.5 inch outside diameter that is fitted with 4 -inch long brass liners during sampling
to facilitate retrieval and transport of relatively undisturbed samples of the subsurface materials.
The sampler was driven into the subsurface materials using a 140 -pound hammer falling through a height
of 30 inches. The number of blows required to drive the sampler 12 inches is recorded and provides an
indication of the relative density of granular materials and relative consistency of cohesive, fine grained
soils.
Subsurface Conditions
Subsurface conditions encountered in the test boring B-1 are summarized in Table 1(below). A log of the
test boring is presented on Figure 2.0. Note: all measurements ore approximate based on tools and
methods used in the field.

Laboratory Test Results
Samples obtained during the geotechnical exploration program were returned to our laboratory where
the soil descriptions and boring logs were reviewed by a senior geotechnical engineer or senior
engineering geologist. Selected samples were then tested in the laboratory for moisture content, dry
density, percent of material passing the No. 200 seive, and swell -consolidation potential. Results of the
laboratory tests are presented next to the boring log in Figure 2.0, in Table 3 (below) and in Figures 3.0-
3.2.

Discussion of Expansive Soils
The amount of volume change that results when a sample of soil or bedrock is inundated with water under
a constant pressure is measured in the Denver swell -consolidation test as the swell/expansion or
consolidation potential. The swell pressure is the amount of pressure that is then required to compress
the sample back to the volume before inundation.
The geotechnical engineering practice in the Colorado Front Range area uses a relative classification to
evaluate the expansion potential of soil and bedrock. The expansion potential is categorized as low,
moderate, high, or very high based on the swell potential. The following table presents the relative
classifications. Additional information regarding risk is presented in Appendix A.

Site Preparation
Prior to site grading, areas to be graded should be stripped of surface vegetation, topsoil, debris and other
deleterious material. Stripped materials should be wasted off site in accordance with applicable
regulations. However, non -hazardous stripped soil with vegetation can be used as shallow fill in non-
structural, landscaped areas of the site. All manmade fill, or demolition debris should be removed from
below the planned foundations and floor slabs, and replaced with properly compacted structural fill.
Structural Fill Material: Imported structural fill material should be non -expansive at the recommended
placement moisture content and density, classify as a coarse-grained material (sand or gravel) by the
Unified Soil Classification System (USCS), and have a liquid limit less than 40 and a plasticity index less
than 20. Frozen material, ice, snow, cobbles and boulders larger than 3 inches, debris and other
deleterious material should be excluded from fill materials. CG should be contacted to test and evaluate
whether proposed on-site or imported materials are suitable structural fill.
Suitable imported structural materials would be: CDOT Class 5 or 6 road base, CDOT Class 1 Structure
Backfill, or a manufactured 'crusher fines' material. Imported materials should be approved by the
Geotechnical Engineer.
Fill Placement: Structural fill should be placed in lifts 8 inches or less in loose thickness, moisture
conditioned and compacted to 95 percent or more of the standard Proctor Maximum Dry Density (MDD).
Fill which classifies as silt, sand or gravel by the USCS should be moisture conditioned to within 2
percentage points of Optimum Moisture Content (OMC), and fill which classifies as clay by the USCS
should be moisture conditioned to within OMC to 4 percentage points above OMC. Fill in non-structural
areas should be compacted to at least 90 percent of the MDD.
Site Excavation
The silty, clayey sand soils classify as Type B soils per the OSHA Excavation Guide. All excavation slopes
are to be laid back per the OSHA Excavation Guide for Type B soils at a maximum 45 -degree angle (1:1
Horizontal to Vertical). The excavations should be performed under the supervision of the contractors
'Competent Person' per the OSHA Excavation Guide.
The slopes may require to be further laid back if seepage or instability is observed in the foundation
excavations. The contractor should manage construction traffic and the placement of excavation spoils to
maintain excavation slope stability.
If site constraints prevent appropriate excavation sloping, the foundation excavation can be shored using
drilled concrete piers. Our office can prepare an excavation shoring design for this project if needed.
Foundation Recommendations
A spread footing foundation supported on native soils or properly compacted structural fill is
recommended to support the proposed structure(s). At the time of the investigation we observed that

the existing residence is supported on a spread footing foundation and we recommend matching existing
and new/addition foundation types. The foundations should be designed based on a maximum allowable
soil bearing pressure of:
0 2000 psf at a typical garage/crawlspace elevation (about 3 to 4 feet below grade)
Some areas of soft and/or loose soils may be encountered in the foundation excavations. Soft or disturbed
soils observed in the foundation excavation should be compacted in place or removed and replaced with
structural fill. Any fill placed below foundations should consist of granular, non -expansive soil compacted
to at least 95% of the standard Proctor maximum dry density (ASTM D 698) near the optimum moisture
content.
Additional spread footing foundation design and construction considerations:
1. The total and differential settlements are estimated to be approximately 1 inch or less.
2. Spread footings should have a minimum width of 16 inches for continuous footings placed on
material as described above, and 24 inches for isolated pads.
Footings, either isolated or continuous, should be backfilled or embedded into the grade a
minimum of 1' on all sides.
4. Footings placed beneath unheated areas should have at least 36 inches of covering soils to protect
from frost. This depth should be verified with the local building department.
5. Lateral resistance to the spread footings is based on both friction between the footing and its
subsoil and passive earth pressures of the soils on the side of the footing. An ultimate coefficient
of friction of 0.40, and a passive pressure based on an equivalent fluid weight of 250 pcf for the
silty, clayey sand soils is recommended.
6. The foundation system should be reinforced to span an unsupported length of 10 feet.
7. A representative of the Engineer should observe the foundation excavation prior to foundation
construction and/or fill placement.
8. The foundation excavation should be protected from runoff, and multiple wetting and drying
cycles. Runoff into the foundation excavation should be avoided.
Foundation Walls
Foundation walls which are laterally supported and expected to undergo a minimal amount of movement
should be designed with a lateral "at -rest" earth pressure of 50 pcf if the onsite silty, clayey sand soils are
used as backfill. Topsoil should not be used as backfill.
The earth pressure can be reduced to 40 pcf for "active" conditions where significant wall deflection can
occur, such as at site retaining walls. A passive pressure based on an equivalent fluid weight of 280 pcf for
silty, clayey sand is recommended. These pressures assume drained conditions behind the foundation
walls. The buildup of water behind a foundation wall will increase the lateral pressures on the wall.

All foundation walls should be designed for appropriate hydrostatic and surcharge pressures such as:
adjacent buildings, traffic, construction materials and equipment.
These pressures assume drained conditions behind the foundation walls. The buildup of water behind a
foundation wall will increase the lateral pressures on the wall.
Foundation Wall Backfill Placement: In landscape areas, foundation wall backfill should be compacted to
at least 90% percent of the standard proctor maximum dry density (ASTM D 698) near the optimum
moisture content (OMC). In areas of external and interior flatwork (i.e. sidewalks, driveways, garage
slabs), foundation wall backfill should be compacted to at least 95% percent of the standard proctor
maximum dry density (ASTM D 698) at or slightly above the optimum moisture content.
Floor Slabs (if applicable)
The onsite soils are suitable to support slab -on -grade construction, with a low risk of slab heave due to
potentially expansive soils. Potential floor slab movement of approximately 1 inch exists on the site near
the ground surface assuming a depth of moisture variation ("depth of wetting") of about 20 feet.
Structural floors over a crawlspace or minimum 12 -inch void space should be used if this potential
movement is not acceptable to the owner or builder.
Slab Design: To reduce the effects of differential movement, floor slabs should be separated from all
bearing walls and columns with expansion joints that allow for unrestrained vertical movement. Partitions
should not be designed or constructed to bear on slabs supported on grade. A 3 -inch void should be
established below or above partitions during construction and monitored and maintained by the owner
after construction. The void space can be covered with a molding strip that is not attached to the partition.
Joint spacing should be determined on floor thickness, nominal aggregate size, slump, and be consistent
with the recognized guidelines such as the Portland Cement Association and the American Concrete
Institute.
Cracks and movement of the slabs supported on grade can be transmitted through rigid floor coverings.
Performance expectations should be taken into consideration in the selection of floor slab coverings.
Past performance of existing slabs on grade should be considered when evaluating the risk of slab on grade
performance for this site.
Floor Slab Subgrade: Some areas of soft and/or loose soils may be encountered in the floor slab areas.
Some subgrade improvement of these materials may be required at the time of excavation as directed by
the engineer. Soft or disturbed soils observed in the excavation should be compacted on grade or removed
and replaced with structural fill. Any fill placed below structural areas should consist of granular, non -
expansive soil compacted to at least 95% of the standard Proctor maximum dry density (ASTM D 698)
near the optimum moisture content.
Plastic Moisture Barrieror Gravel Layer: Unless the soil is free draining, it is recommended that basement
slabs, and slabs -on -grade in finished or usable living space, be protected from moisture with a vapor

barrier and 4 -inch gravel layer. The soils on this site are not free draining. Applicable building codes may
require these items.
Interior Plumbing: All plumbing lines should be testing for leaks. Where plumbing lines enter through the
slab, positive breaks should be provided. Connections to mechanical equipment should be flexible_
Radon
Radon may be a potential concern in Colorado. If a crawl space is constructed it should be well ventilated.
If a gravel layer is placed beneath the floor slab it can be incorporated into a radon abatement system if
this becomes necessary in the future. The local building department should be contacted for more
information regarding radon issues in this area. Radon Prevention methods should conform to EPA Radon
Mitigation Standards: EPA 402-R-93-078, October 1993 and revised April 1994.
Radon levels in the existing structure should be considered when evaluating the need for a radon
mitigation system for the new structure.
Mold
Mold can develop in crawl spaces that become damp under certain conditions. If a crawlspace is
constructed, it should be well ventilated. A vapor barrier should be placed on exposed soil to help control
indoor moisture levels and should be sealed at the edges and seams. A professional hygienist should be
contacted to address any potential mold concerns and mitigation methods. Refer to A Brief Guide to Mold,
Moisture and Your Home for additional information: EPA 402-K-02-003, dated September 2010, for more
information.
Crawlspace Recommendations (if applicable)
A health and safety professional with experience in the design of crawlspaces can be consulted to provide
recommendations to reduce moisture infiltration into crawlspaces. Such recommendations may include
lining the crawispace with polyethylene plastic that is sealed and mechanically attached to the foundation.
Plastic should not be attached to the foundation within 6 inches of untreated wood members of the
framing or flooring. Also, plastic should not be attached to metal framing members such as column posts,
but can be attached to concrete foundations supporting column posts.
Subsurface Drainage
It is recommended that below grade, finished or usable living space be protected from surface water
infiltration with a perimeter drain system. Based on our understanding of the proposed construction,
below grade finished space is not planned so a perimeter drain is optional from a geotechnical standpoint.
Applicable building codes may require these items.

Surface Drainage
1. The following drainage precautions should be observed and maintained at all times during and
after construction:
2. Excessive wetting of the foundation excavation and sub -floor soils should be avoided.
3. Exterior backfill should be placed as recommended herein.
4. The ground should be sloped away from the building. A minimum slope 10% in the first 5 to 10
feet in landscaped areas and 3% in paved areas is recommended.
5. Roof down spouts should discharge well beyond foundation wall backfill zones.
6. Plastic membranes should not be placed adjacent to the foundation walls. A pervious textile
should be used to control weed growth.
7. Any settling of foundation or foundation wall backfill should be re -graded to maintain the slopes
noted above.
Exterior Flatwork
The subgrade soils should be scarified and compacted to at least 95% of the standard Proctor maximum
dry density near the optimum moisture content in areas of driveway pavement or approach apron for a
garage, if constructed. Proof -rolling of these areas is recommended. Soft and deflecting areas should be
removed and replaced with properly compacted fill.
Limitations and Exclusions
This study has been conducted in accordance with generally accepted geotechnical engineering practices
using the degree and care and skill ordinarily exercised by members of the same profession currently

barrier and 4 -inch gravel layer. The soils on this site are not free draining. Applicable building codes may
require these items.
Interior Plumbing: All plumbing lines should be testing for leaks. Where plumbing lines enter through the
slab, positive breaks should be provided. Connections to mechanical equipment should be flexible.
Radon
Radon may be a potential concern in Colorado. If a crawl space is constructed it should be well ventilated.
If a gravel layer is placed beneath the floor slab it can be incorporated into a radon abatement system if
this becomes necessary in the future. The local building department should be contacted for more
information regarding radon issues in this area. Radon Prevention methods should conform to EPA Radon
Mitigation Standards: EPA 402-R-93-078, October 1993 and revised April 1994.
Radon levels in the existing structure should be considered when evaluating the need for a radon
mitigation system for the new structure.
Mold
Mold can develop in crawl spaces that become damp under certain conditions. If a crawispace is
constructed, it should be well ventilated. A vapor barrier should be placed on exposed soil to help control
indoor moisture levels and should be sealed at the edges and seams. A professional hygienist should be
contacted to address any potential mold concerns and mitigation methods. Refer to A Brief Guide to Mold,
Moisture and Your Home for additional information: EPA 402-K-02-003, dated September 2010, for more
information.
Crawlspace Recommendations (if applicable)
A health and safety professional with experience in the design of crawlspaces can be consulted to provide
recommendations to reduce moisture infiltration into crawlspaces. Such recommendations may include
lining the crawlspace with polyethylene plastic that is sealed and mechanically attached to the foundation.
Plastic should not be attached to the foundation within 6 inches of untreated wood members of the
framing or flooring. Also, plastic should not be attached to metal framing members such as column posts,
but can be attached to concrete foundations supporting column posts.
Subsurface Drainage
It is recommended that below grade, finished or usable living space be protected from surface water
infiltration with a perimeter drain system. Based on our understanding of the proposed construction,
below grade finished space is not planned so a perimeter drain is optional from a geotechnical standpoint.
Applicable building codes may require these items.

Surface Drainage
1. The following drainage precautions should be observed and maintained at all times during and
after construction:
2. Excessive wetting of the foundation excavation and sub -floor soils should be avoided.
3. Exterior backfill should be placed as recommended herein.
4. The ground should be sloped away from the building. A minimum slope 10% in the first 5 to 10
feet in landscaped areas and 3% in paved areas is recommended.
5. Roof down spouts should discharge well beyond foundation wall backfill zones.
6. Plastic membranes should not be placed adjacent to the foundation walls. A pervious textile
should be used to control weed growth.
7. Any settling of foundation or foundation wall backfill should be re -graded to maintain the slopes
noted above.
Exterior Flatwork
The subgrade soils should be scarified and compacted to at least 95% of the standard Proctor maximum
dry density near the optimum moisture content in areas of driveway pavement or approach apron for a
garage, if constructed. Proof -rolling of these areas is recommended. Soft and deflecting areas should be
removed and replaced with properly compacted fill.
Limitations and Exclusions
This study has been conducted in accordance with generally accepted geotechnical engineering practices
using the degree and care and skill ordinarily exercised by members of the same profession currently
practicing under the same or similar circumstances, and for use by the client for design purposes at the
named site.

1. The sketch of the floor plan I submitted had "Suggested" floor plan written on it. I will remove
the word suggested and make a new enlargement and drop it by.
2. The access opening will be 18x 34 the same as the current opening. It will be on the east side
of the footing on the SE corner. Can we just show on the foundation drawings where the access
will be or do we have to have the drawings redone? You can just show this on the existing
plans. Either stop in and amend them, or submit updated drawing.
3. 2 vents will be used. One on the north side of addition and the of er on the south side.
Stegocrawl vapor barrier is going to be used in the crawl space.
4. We are going to use Havens HVAC LLC to relocate the condenser to the side of the house.
Their remedy for heating the crawl space is as follows - (2)-5" oval pipe through the footing with
squish blocks added. Then insulated duct to the register openings.

1 Burial depth requirements:
Electrical - direct burial conductors shall be a minimum of 24 -inches deep, non-metallic conduit 18 -inches deep
or 24 -inches under driveways. (IRC Table E3803.1)
Water Lines - shall be a minimum of 36 -inches deep. (IRC P2603.6)
Gas Service Piping - installed a minimum of 12 -inches below grade or 8 -inches below grade where serving
individual outside appliances. An 18 AWG yellow insulated tracer wire must be installed adjacent to
underground nonmetallic gas piping and terminate above grade at each end. (IRC G2415.1.2 and G2415.17.3)
Underground plumbing pipe shall have a solid and continuous load-bearing support. Piping cannot bear on
rocks. Pipes passing under a footing or through foundation wall shall be provided with a relieving arch or a
sleeve. Trenches parallel to footing shall not extend below the 45° plane of the edge of the footing. Water
piping must be buried a minimum 36 -inches deep. Water service pipe may be installed in the same trench as
the building sewer provided the sewer pipe material is listed for underground use within the building or the
water service pipe is separated from the sewer by a minimum distance of 5 -feet horizontally or elevated at
least 12 -inches above and to one side of the sewer line.
Frost depth to the bottom of the foundation footings must be as noted on the engineered plans. If not noted,
the frost depth to the bottom of the footings must be a minimum of 36 -inches below finished grade. (IRC
TableR301.2.1)
A perimeter drain system that discharges to an approved drainage system is required around all foundations
that enclose usable spaces below grade. Foundations that retain earth and enclose interior spaces below grade
must be damp proofed. (IRC R405.1, R406.1)
Slabs below grade must maintain a minimum of 6 -inches above the design water table. The interior finished
crawl space grade must be a minimum of 36 -inches above the design water table.( R401.2.1.3and R401.2.1.5)
Garage floor surfaces must be approved noncombustible materials. Floors must be sloped to facilitate the
movement of liquids to a drain or toward the main vehicle entry doorway. (IRC R309.1)
Foundation plates and sills must be bolted to the foundation wall as prescribed on the engineered plans. If

Rough Framing and Wood Requirements
11 The complete rough inspection is to be made after the rough framing, rough electric, rough plumbing, and
rough heat and ventilation are complete. The building should be fully enclosed with the roof covering and
siding in place.
Protection from decay shall be provided in the following locations by the use of naturally durable wood or
wood that is preservative treated in accordance with AWPA U1: (IRC R317)
Lumber, plywood, fiberboard, structural logs, and glued laminated timber must be identified by a grade
mark or certificate of inspection issued by an approved agency. (IRC R502.1, R602.1, and R802.1)
A. Wood joists closer than 18 -inches and wood girders closer than 12 -inches to grade located within foundation
periphery.B. Wood framing members that rest on concrete or masonry foundation walls and are less than fl-
inches from the exposed ground.
C. Sills and sleepers on a concrete or masonry slab that is in direct contact with the ground.
D. Wood girders entering concrete or masonry walls with a clearance less than %-inch.
E. Wood siding, sheathing, and wall framing less than 6 -inches above the ground.
F. Wood members supporting moisture -permeable floors or roofs that are exposed to the weather.
G. Wood furring strips or wood members attached directly to the interior of below grade exterior masonry or
concrete walls.
H. Wood in contact with the ground, embedded in concrete in direct contact with the ground or embedded in
concrete exposed to the weather that supports permanent structures intended for human occupancy shall be
approved pressure -preservative -treated wood.
13 Accessible under -floor areas shall be provided with a minimum 18 -inches x 24 -inches opening through the
floor or 16 -inches x 24 -inches opening through the perimeter wall. When the access is through a below -grade
wall an areaway of not less than 16 -inches x 24 -inches must be provided. Where equipment is located beneath
the floor, the access opening must be within 20 -feet of the equipment and allow the removal of the largest
piece of equipment. (IRC R408.4 and M1305.1.4)
Basements greater than 200 square feet and every sleeping room shall have at least one operable
emergency and rescue opening or a door to the exterior.

15 Emergency escape and rescue openings shall meet the following requirements: A minimum clear OtWidge
20 -inches, a minimum clear height of 24 -inches, with a total net clear opening of 5 square feet for grade level

16 Columns must be restrained to prevent lateral displacement at the bottom end to insure against uplift. (IRC
R301.2.1, R407.3)
17 Fire blocking shall be installed to cut off all concealed draft openings in the following locations: (IRC 302.11)
A. In concealed spaces of stud walls and partitions, including furred spaces, vertically at the ceiling and floor
levels, and at 10 -feet horizontal intervals. B, At interconnections between concealed vertical and horizontal
spaces such as occur at soffits, drop ceilings, and cove ceilings. C. In openings around vents, pipes, ducts, cable,
wires, chimneys, fireplaces, and similar openings that afford a passage for fire at ceiling and floor levels. D. In
concealed spaces between stair stringers at the top and bottom of the run, and between studs in line with the
run of the stairs at unfinished walls.
18 At least one egress door shall be provided for each dwelling unit. The egress door shall be side -hinged, and
shall provide a minimum clear width of 32 -inches (813 -mm) when measured between the face of the door and
the stop, with the door open 90 degrees (1.57 rad). The minimum clear height of the door opening shall not be
less than 78 -inches (1981 -mm) in height measured from the top of the threshold to the bottom of the stop. Other
doors shall not be required to comply with these minimum dimensions. Egress doors shall be readily openable
from inside the dwelling without the use of a key or special knowledge or effort. (IRC R311, R311.2)
19 There shall be a floor or landing on each side of each exterior door, except where a stairway with 2 or fewer
risers located on the exterior side of the door, other than the required exit door, a landing is not required for the
exterior side of the door. The landing must be no lower than 73/ -inches below the top of the threshold of the door
provided the door does not swing over the landing. (IRC R311)
20 Stairways must be at least 36 -inches in width. Handrails shall not project more than 4% -inches. The
maximum rise may not exceed 7% -inches. The minimum tread depth may not be less than 10 -inches. Minimum
headroom is 6 -feet, 8 -inches. For stairways with solid risers a nosing of 4 -inch to 1% -inches shall be provided.
When open risers are used the opening between the treads shall not allow the passage of a 4 -inch sphere to
pass through. Landings must be provided at the top and bottom of the stairway that is the width of the stairway
measuring at least 36 -inches in the direction of travel. Handrails shall be provided on at least one side of
stairways with 4 or more risers and ramps with a slope exceeding 1:12. Handrails shall be mounted 34 -inches to
38 -inches above the nosing of the treads. Handrails must be continuous for the entire length of the stairs and
provided with a minimum space of 1% -inch between the wall and the handrail. Ends shall be returned or
terminate in newel posts or safety terminals. See the requirements and more information. (IRC R311.7.8.2)
21 Handrail Grip Size Shall Be:A. Circular Handrails: 1% -inch to 2 -inches perimeter. B. Non -Circular: 4 -inches to
6% -inches perimeter with a maximum cross section of 2% -inches. C. Perimeter Dimension Greater than 6% -
inches: shall have a finger recess on both sides.
22 Guards must be provided for porches, screened porches, balconies, fixed seating and raised or surfaces
more than 30 -inches above the floor or grade below. Guards must have a minimum height of 36 inches. Open
sides of stairs with a total rise of more than 30 -inches above the floor or grade below shall have g8gVEV§_ot�less
than 36 -inches high. Intermediate rails shall not allow the passage of a 4 -inch sphere. (R312) Window fall
protection must be provided for window openings less than 24 inches above the finished floor and more than 72
inches above grade or surface below. (R312.2)
,-$ Ceiling heights for habitable rooms, hallways, bathrooms, toilet rooms, laundry rooms, and basements shall
be a minimum of 7 -feet measured from the finished floor to the lowest projection of the ceiling. Non -habitable
basements may have a ceiling height of 6 -feet, 8 -inches with clearance below beams and ducts of 6 -feet, 4 -
inches. Bathroom may have a ceiling height of 6 -feet, 8 -inches at the fixture front clearance area and over the
fixture. (IRC R305.1)
Attic access must be provided for attics that exceed 30 square feet and that have a vertical height of 30 -
inches or greater. The access must be located in a hall or readily accessible location with a minimum 22 -inches x
30 -inches access opening. The access must provide a minimum of 30 -inches headroom. (IRC R807)
Enclosed attic and rafter spaces must have cross ventilation for each space through screened openings. The
total net free ventilating area shall not be less than 1 to 150 of the area of the space ventilated. The area may
be reduced to 1 to 300 if 50-80% is provided by ventilators located in the upper portion of the space or if a
vapor barrier not exceeding 1 perm is installed on the warm side of the ceiling. At least a 1 -inch space is
required between the roof sheathing and the insulation at the location of the vent. (IRC R806)
Rafters must be framed to a minimum 1 -inch nominal ridge board that is not less than the depth of the cut
end of the rafter or to each other using a gusset plate. Hip, and valley rafters shall be a minimum of 2 -inches
and not less in depth than the cut end of the rafter. Hip and valley rafter shall be supported at the ridge by a
brace to a bearing partition or be designed. (IRC R802.3)
Rafters and ceiling joists having a depth -to -thickness ratio exceeding 5:1 shall be provided with lateral
support at points of bearing to prevent rotation. Rafters and ceiling joists having a depth -to -thickness ration
exceeding 6:1 shall be supported laterally by solid blocking, diagonal bridging or a continuous 1 -inch by 3 -inch
wood strip nailed across the rafters. (IRC R802.8) Roof trusses or rafters must be attached to supporting walls
with approved hurricane clips. Trusses must be braced to prevent rotation and to provide lateral stability in
accordance with the construction documents and the individual truss design drawings. (IRC R502.11.2, R802.11)
Trusses must be designed and fabricated in accordance with ANSI/TPI 1. A licensed professional shall
prepare the truss design. Trusses must be legibly marked within 2 -feet of the center to identify the
manufacturer, the design load, and the spacing. Truss engineering and layout must be provided at the site at
the rough framing inspection. (IRC R502.11 and R802.10)
Roofing material installed in the mountain areas is limited to Class -"A" roof coverings. Wood roofs in the
plain areas are limited to minimum Class "B" roof coverings. Shingle installation shall meet the manufacturer's
high -wind installation procedures in areas where wind load is greater than 105 mph 3 sec gust( R301.2.1, R325).
All habitable rooms shall be provided with aggregate glazing area for natural light of not less than 8% of the
floor area of such rooms. The glazed areas need not be installed in rooms where section (M1507) is satisfied
and artificial light is provided at an average of 6 foot candles at a height of 30 inches.

32 Roofs decks and enclosed roofed areas must be provided with roof drains installed at the low point of each
roof. Where roof drains are installed, overflow drains or scuppers are required. (IRC R903.4)
33 Exterior finish materials must conform to the conditions of your Site Plan Review to include: roof covering,
siding, ignition resistant construction, color requirements, conforming light fixtures which comply with the
approved lighting plan, and re -vegetation requirements. Glazing and Window Requirements
32 Skylights must be: (IRC R308.6 Table N1102.1)
A. laminated glass (with restrictions).
B. fully tempered glass (with retaining screen).
C. Skylight U -factor required U-0.45.
Skylights installed on roofs flatter than 3 units vertical to 12 units horizontal must be mounted on a curb
4 -inches above the roof.
Heating and Ventilation Requirements
33 Crawl spaces shall be provided with conditioned air in compliance with Section N1102.2.9. Crawl space walls
shall be insulated in accordance with Table N1102.1 or Table N 1102.1.2. Crawl space wall insulation shall be
permanently fastened to the wall and extend downward from the floor to the finish grade level and then
vertically and/or horizontally for a least an additional 24 -inches. Exposed earth in unvented crawl space
foundations shall be covered with a continuous Class I vapor retarder with a minimum thickness of 10 -mil. All
joints of the vapor retarder shall overlap by 6 -inches and be sealed and taped. The edges of the vapor retarder
shall extend at least 6 -inches up the stem wall and shall be attached to the stem wall. N1102.2.9.2.2 Ventilated
crawlspaces. Ventilated crawlspaces shall be provided with insulation in accordance with Table N1102.1.
34 A. Habitable rooms must be provided with outdoor openings for ventilation equal to at least 4% of the floor
area and shall have heating facilities capable of maintaining 68* at 3 -feet above the floor and 2 -feet from
exterior walls. B. The windows need not be openable in a room where an opening is not required to be an
egress window and a mechanical ventilation system is capable of producing 0.35 air change per hour in that
room, or a whole house mechanical ventilation system provides 15 cubic feet of outdoor air per minute.
35 Bathroom exhaust fans shall exhaust directly to the exterior and must be provided in bathrooms where
windows of at least 3 square feet are not provided. The mechanical ventilation must be capable of providing an
exhaust capacity of 50 cfm intermittent or 20 cfm continuous exhaust. (IRC R303.3, M1507.4)
36 Dryer vents must be rigid metallic, independent of all other systems, shall terminate outside the building, be
equipped with aback draft damper, and sized and terminated per the manufacturer. The maximum Igingth of _.
the exhaust duct shall be 35 -feet (Unless approved under the manufacturer's listing) from the connK,t-jpn to the
transition duct from the dryer to the outlet terminal. Where fittings are used, the maximum length of the
exhaust duct shall be reduced in accordance with (IRC Table M1502.4.4.1) Flexible transition ducts are limited
to 8 -feet, shall not be concealed within construction, and shall be listed and listed per UL 2158A. (IRC M1502)
37 Appliances and equipment shall be installed in accordance with the conditions of their listing.
Manufacturer's installation instructions must be available at the time of the inspection. (IRC G2408.1, M1307.1,
M1401.1,(M1902.2)
38 Appliances shall be accessible for inspection, service, repair and replacement without removing permanent
construction. 30 -inches of working depth and width shall be provided in front of the control side of an
appliance. (IRC M1305.1)
39 Gas and solid fuel appliances located in a garage and hazardous locations shall be elevated so the source of
ignition is at least 18 -inches above the floor. Rooms and spaces that are communicate directly with the garage
and are not part of the living space shall be considered as part of the garage. Appliances located in garages
must be installed at least 6 -feet above the floor or protected from motor vehicle impact. (IRC G2408.2,
G2408.3)
40 Combustion air is required for all liquid fuel, solid fuel and gas appliances. (IRC M1701.1, G2407)
41 Gas burning appliances may not be located in or obtain combustion air from: a sleeping room, bathroom,
toilet room, or storage closet unless it is a direct vent appliance or installed in an enclosure that opens only into
a bedroom or bathroom in and such enclosure is provided with a solid weather-stripped door, a self-closing
device and all combustion air is taken from the outdoors. (IRC G2406.2)
42 Gas logs installed in solid fuel burning fireplaces shall be tested in accordance with ANSI Z21.60 and installed
per the manufacturer's installation instructions. Gas logs installed in bedrooms must be direct vent or provided
with an approved source of outside combustion air. The approved gas log set must be installed in the Solid -fuel
burning appliances at the final inspection. (IRC G2406, G2432, and G2434)
43 B, BW, and L vents and factory -built chimneys must be provided with a clearance to combustibles per them
a manufacturer's listing. Where vents pass through insulated assemblies, they must be provided with an
insulation shield. A clearance of 9 -inches is required between single wall vent connectors and combustibles. Gas
vents must penetrate through the roof flashing, jack or thimble and terminate in a Chimneys listed cap or per
the manufacturers listing. Decorative shrouds installed at terminations shall be listed and installed per the
manufacturer. (IRC G2425, G2426, G2427)
Electrical Requirements
44 All electrodes present at each structure shall be bonded together to form one grounding electrode system
to include: Concrete Encased Electrodes (LIFER), water piping, ground rings, grounding rods, and plate
electrodes. Bonding shall ensure electrical continuity. The electrode conductor must be connected in an
approved manner and inspected prior to concealing. (IRC E3607, E3608, E3609, E3610, E3611)
45 All hot, neutral, and grounding conductors in electrical boxes shall be tied together with a mechbnjpA� Rich �P
connection at the time of rough inspection.
8uifding Division
46 Recessed lighting fixtures must either be IC -rated or installed in a sealed box in which the insulation is at
least 3 -inches from the light fixture. All recessed lights must be tightly sealed or gasketed to prevent air leakage
through the fixture into the ceiling cavity. (IRC N 1102.4.5)
47 Tamper -resistant Receptacle outlets are required in every kitchen, family room, dining room, living room,
parlor, library, den, sunroom, bedroom, recreation room or similar dwelling areas spaced so that no point along
the wall line exceeds 6 -feet from an outlet. (IRC E3901, E3902, and 4002.1-4002.14)A. Counters 12 -inches in
width or wider shall have receptacles placed no more than 20 -inches above the counter top and spaced so no
point exceeds 24 -inches from an outlet. B. Island and peninsula counters with a length at least 24 -inches and a
width of 12 -inches or greater must be equipped with at least one outlet. C. At least one receptacle shall be

53 Smoke alarms shall comply with UL 217. Smoke alarms are to be powered by the building's wiring operated
light. (IRC E3903)with battery backup and shall be interconnected so the actuation of one alarm will activate all
alarms in the dwelling unit. Smoke alarms shall be installed in the following locations: (IRC R314) A. In each

54 Carbon Monoxide alarms are required in a single-family dwelling that has fuel -fired appliance(s), or a
fireplace, or an attached garage. The alarm must be installed within 15 -feet of the entrance to each4leeping

has a battery backup. They may be combined with a smoke -detecting device if the combined device complies

55 Clothes closet lighting shall be limited to surface -mounted or recessed incandescent fixtures with
completely enclosed lamps, and surface -mounted or recessed fluorescent fixtures.Surface mounted fixtures
shall be installed on the wall above the door or on the ceiling with the following clearances between the fixture
and the nearest point of a storage space: (IRC E4003.12)A. Incandescent fixtures or LED shall have a minimum
12 -inch clearance. B. Fluorescent fixtures shall have minimum 6 -inch clearance. Recessed fixtures shall be
installed in the wall or ceiling with the following clearances: A. Recessed incandescent fixtures shall have a

56 Working space must be provided around energized equipment for servicing and maintenance. The minimum
dimensions shall not be less than 36 -inches in depth and 30 -inches in width in front of the equipment. Working

Plumbing Requirements
58 DWV systems shall be tested on compellation of the rough piping installation by water or for piping system
other than plastic by air with no evidence of leakage. Either test shall be applied to the drainage system in its
entirety or in sections after rough piping has been installed .1) Water test 10 feet above the highest fitting
connection or to the highest point of the completed system. The system shall prove leak free for 15 minutes.
2) Air test shall maintain 51bs of pressure for 15 minutes.
59 Piping must be inspected and tested prior to concealing. It shall be protected against physical damage and it
must be approved for use and bear the identification of the manufacturer. (IRC P2503, P2603, P2608.1)
60 Bathtubs, walls above bathtubs with shower heads, shower floors, and shower compartments shall be
finished with a non-absorbent surface which extends to a height not less than 6' above the floor. Showers must

Shower valves must be pressure balance/thermostatic mixing valves. Shower receptors shall have a curb
threshold not less than 1 -inch below the sides and back of the receptor. The curb shall measure a minimum of

61 The centerline of toilets or bidets shall not be less than 15 -inches from adjacent walls or tub. Toilets, bidets,
and lavatories must have a minimum clear space of 21 -inches in front of the fixture. Lavatories regr�tre,a4-inch

Building Division
62 Showers and tub/shower combinations shall have control valves of the pressure balance, thermostatic
mixing or combination pressure balance/thermostatic mixing valve types with high limit stop per ASSE 1016 or
CSAB125.1. Tubs shall also have a control valve as listed for a shower or a water -temperature -limiting device
that conforms to ASSE 1070. The high limit stop for a device shall be set to a maximum of 1200. (IRC

moisture to escape. A vapor retarder is not recommended on a concrete basement foundation wall or in a

Wallboard Requirements
68 The garage shall be separated from the residence and its attic by materials of not less than %-inch gypsum
board applied to the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms
above by not less than 5 8 -inch Type X gypsum board. Where the separation is a floor -ceiling assembly, the
structure supporting the separation shall also be protected by not less than %-inch gypsum board. (IRC R302.6)
Openings between the garage and residence shall be equipped with solid wood doors not less than 1 -inch in
thickness, solid or honeycomb core steel doors not less than 1 -inch thick, or 20 -minute fire -rated doors.
Openings are prohibited between garages and rooms used for sleeping. (R302.5.1 )Doors between attached
garages and living space shall be weather stripped to the degree necessary to make them airtight and shall be
self-closing and self -latching. CAA

73 Floor assemblies, not required elsewhere in this code to be fire resistance rated, shall be provided with a
inch gypsum wall board membrane, 5/8 inch wood structural panel membrane, or equivalent on the underside
of the floor framing member.(IRC 501.3)
Final Inspection Requirements
74 Buildings shall have approved address numbers, building numbers or approved building identification
placed in a position that is plainly legible and visible from the street or road fronting the property. (IRC 319)
75 All dwellings shall have a controlled method of water dispersal from roofs that will collect and discharge all
roof drainage at least 5 -feet from the foundation. Gutters, downspouts, downspout extensions shall be deemed
adequate to meet these requirements. Surface drainage shall be diverted to a storm sewer conveyance or other
approved point of collection so as to not create a hazard. Lots shall be graded so as to drain surface water away
from foundation walls. The grade away from foundation walls shall fall a minimum of 6 -inches within the first

approval. Installation of roof sheathing (new or overlay) requires an approved inspection
