As Jay mentioned our contractor went out of business (CSM Builders) and moved out of state. It's unlikely the subcontractors will go through the process to update as they were working with CSM Builders and are no longer getting work due to the closure. Given the current COVID situation, I hope there is something we can do to close this permit out without being penalized further. We had other work our contractor was expected to fix (floors and paint). He was sick on and off through our home addition process with numerous delays. In the end, we had not received contact and could not get a hold of him to finalize the project/permit. I have been a Wheat Ridge resident for over 15 years. We paid over $9K for the original permit and it was to be offset by sales taxes. However, Wheat Ridge has very limited home improvement options. I am now out of work and being hit with an additional $637.76 puts me in financial hardship. What can we do now to close out the permit without hunting down subcontractors who do not work in Wheat Ridge and most likely will not update their license and insurance? The subsurface study was conducted for the purpose of developing foundation recommendations. The project site is shown on Fig. 1. The results of the field exploration and laboratory testing were analyzed to develop foundation recommendations and allowable bearing pressures. The results of the field exploration and laboratory testing are presented herein. This report has been prepared to summarize the data obtained during this study and to present our conclusions and recommendations based on the proposed construction and the subsurface conditions encountered. Design parameters and a discussion of geotechnical engineering considerations related to construction of the planned addition are included in the report. After the report was submitted, we were made aware that the addition would not be on a basement. The report has been revised to take that change into consideration. PROPOSED CONSTRUCTION It is our understanding that the planned addition will be a one-story wood structure founded on a crawl space. Foundation loads are expected to be light as is typical for this type of construction. If the design varies from the project description above, the recommendations presented in this report should be reevaluated. City of Wheat Ridge SITE CONDITIONS At the time of our field investigation, the site had an existing one-story house founded on a full basement. The site was landscaped with lawn, shrubs, and mature trees. The site sloped slightly from north to south with a change in elevation of approximately 2 feet. FIELD EXPLORATION The field exploration for the project was conducted on December 15, 2017. One exploratory boring was drilled at the location shown on Fig. 1 to explore the subsurface conditions. The location of the exploratory boring was determined by Hollingsworth Associates personnel based on site access conditions. The boring was advanced through the soils with a 4 -inch diameter continuous flight auger. The boring was logged by a project engineer. Samples of the subsurface materials were taken with a 2 -inch I.D. spoon sampler. The sampler was driven into the various strata with blows from a 140 -pound hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method D-1586. Penetration resistance values, when properly evaluated, indicate the relative density or consistency of the soils and bedrock. Depths at which the samples were taken and the penetration resistance values are shown on the Log of Exploratory Boring, Fig. 2 with a legend and notes shown on Fig. 3. Measurement of the water level was made in the boring by lowering an M -scope into the open hole shortly after completion of drilling and twenty-one days later. LABORATORY TESTING The samples obtained from the exploratory boring were examined and visually classi city of Wheat Ridge: 2 \ R„ilriina Div'.so laboratory by the project engineer. Laboratory testing included standard property tests, such as natural moisture content (ASTM D-2216), dry unit weights, grain size analysis (ASTM D-422), and liquid and plastic limits (ASTM D-4318). Swell -consolidation tests (similar to ASTM D-2435) were conducted on one sample of the upper soils, one sample of the weathered bedrock and one sample of the bedrock to determine the compressibility or swell characteristics under loading when submerged in water. The percentage of water soluble sulfates was determined in general accordance with "Standard Methods for the Examination of Water and Wastewater, 15"' ed.", for one selected sample. Results of the laboratory testing are shown on Figs. 4 through 7 and summarized in Table I. The laboratory testing was conducted in general accordance with applicable ASTM standards. SUBSURFACE CONDITIONS The subsurface conditions at the site, as indicated by exploratory boring B-1, consisted of 12 inches of topsoil, 8 feet of very stiff sandy clay, and 3 feet of firm weathered claystone/sandstone overlying hard claystone/sandstone for the depth drilled, 21 feet. No free water was encountered in the exploratory boring at the time of drilling. When the boring was checked twenty-one days later, free water was measured at depth 15.5 feet. A gradation of a typical sample of the sandy clay is shown on Fig. 4. The sandy clay possesses a high swell potential with a percent swell of 4.6% and an uplift pressure of 5,700 psf when wetted under constant load as indicated by the swell -consolidation test results shown on Fig. 6. A gradation of a typical sample of the weathered claystone/sandstone is shown on Fig. 4. The weathered claystone/sandstone settled upon loading and was not affected when wetted under constant load as indicated by the swell/consolidation test results shown on Fig. 7. A gradation of a typical sample of the claystone/sandstone is shown on Fig. 5. The claystone/sandstone possess city of 1N11eat RIdy2 3 Building low swell potential with a percent swell of 0.7% and an uplift pressure of 1,500 psf when wetted under constant load as indicated by the swell -consolidation test results shown on Fig. 7. The laboratory test results are summarized in Table I. POTENTIAL FOUNDATION SYSTEMS The site is not suitable for founding the addition with spread footings bearing on the upper clay soils because of the high swell potential of the clays. If spread footings are used to found the addition, the footings will have to bear on the materials below the expansive clays at approximately 9 feet below the existing ground surface or on compacted structural fill. If structural fill is used, the expansive soils will have to be excavated from below the footings for the entire depth of the expansive clays and for a width equal to the depth of the expansive clays plus the width of the footing, which may not be physically possible at this site. We understand that the owner is aware that there are proprietary procedures available that claim to treat expansive clay soils in-place. We have experience with the use of these procedures and would not recommend their use for this addition because of the uncertainty of the outcome. The addition may also be founded with a deep foundation system that transfers the foundation loads to the stable soils below the expansive clays. That system should be straight shaft drilled piers. If helical piles are considered, consideration should be given to the potential for uplift of the helical piles by the expansive clays that they would be imbedded in. Foundation design parameters are given for both spread footings and drilled piers below. FOUNDATION DESIGN PARAMETERS — SPREAD FOOTINGS If the addition is founded on spread footings bearing on undisturbed natural soils beneath upper clays at least 9 feet below the existing ground surface or on compacted structural fill. / city of Wheat F ic!; 4 illing The design and construction criteria presented below should be observed for a spread footing foundation system. The construction details should be considered when preparing project documents. (1) Footings bearing on the undisturbed natural soils at least 9 feet below the existing ground surface should be designed for an allowable soil bearing pressure of 3,000 psf. The footings should also be designed for a minimum dead load pressure of 800 psf. (2) Footings bearing on compacted structural fill should be designed for an allowable soil bearing pressure of 3,000 psf. The compacted structural fill should consist of a non - expansive material compacted to 100% of the maximum standard Proctor (ASTM D-698) density within 2 percentage points of the optimum moisture content. The area of expansive clays requiring over -excavation is discussed in the section above. (3) Based on one-dimensional consolidation theory, we estimate total settlement for footings designed and constructed as discussed in this section will be approximately 1 inch. Differential settlements across the residence are estimated to be approximately ''/z inch. (4) Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for frost protection. Placement of foundations at least 36 inches below the exterior grade is typically used in this area. (5) The lateral resistance of a spread footing bearing on undisturbed natural soils will be a combination of the sliding resistance of the footing on the foundation materials and passive earth pressure against the side of the footing. Resistance to sliding at the bottoms of the footings can be calculated based on a coefficient of friction of 0.40. Passive pressure against the sides of the footings can be calculated using an equivalent fluid unit weight of 2 pct. The coefficient of friction and passive pressure values recommended above assume 5 F?UiIdITi �N.. mobilization of the ultimate soil strength. Suitable factors of safety should be included in the design to limit the strain that will occur at the ultimate strength, particularly in the case of passive resistance. (6) Continuous foundation walls should be reinforced top and bottom to span an unsupported length of at least 12 feet. (7) Areas of loose material encountered within the foundation excavation should be removed and the footings extended to adequate natural bearing material. As an alternate, the loose material may be removed and replaced with non -expansive fill material compacted to 100/0 of the maximum standard Proctor (ASTM D-698) density within 2 percentage points of the optimum moisture content. New fill should extend down from the edges of the footings at a 1 horizontal to 1 vertical projection. (8) A representative of the soil engineer should observe all footing excavations prior to concrete placement. FOUNDATION DESIGN PARAMETERS — DRILLED PIERS To transfer the foundation loads below the expansive clays, the addition may be founded on straight -shaft piers drilled into bedrock. The design and construction criteria presented below should be observed for a straight -shaft pier foundation system. The construction details should be considered when preparing; project documents. (1) Piers should be designed for an allowable end bearing pressure of 10,000 psf and a skin friction of 1,000 psf for the portion of the pier in bedrock. (2) Piers should also be designed for a minimum dead load pressure of 2,000 psf based o pier end area only. (3) Piers should penetrate at least 5 feet into the bedrock. (4) Piers should be reinforced their full length with at least one No. 5 reinforcing rod for each 16 inches of pier perimeter to resist tension created by the swelling materials. (5) A 4 -inch void should be provided beneath the grade beams to concentrate pier loadings and to prevent the expansive soil from exerting uplift forces on the grade beams. (6) A minimum pier diameter of 12 inches is recommended to facilitate proper cleaning and observation of the pier hole. (7) Concrete used in the piers should be a fluid mix with sufficient slump so it will fill the void between reinforcing steel and the pier hole. (8) Based on the results of our field exploration, laboratory testing, and our experience with similar, properly constructed drilled pier foundations, we estimate pier settlement will be low. Generally, we estimate the settlement of a pier 1 foot in diameter will be approximately t inch when designed according to the criteria presented herein. The settlement of closely spaced piers will be larger and should be studied on an individual basis. (9) Pier holes should be properly cleaned prior to the placement of concrete. (10) The depth to ground water in the exploratory boring indicates the use of casing or dewatering equipment in the pier holes will probably not be required to reduce water infiltration. However, if water infiltration does occur, the requirements for casing can sometimes be reduced by placing concrete immediately upon cleaning and observing the pier hole. In no case should concrete be placed in more than 3 inches of water, unless placed by tremie. f City of (11) The drilled shaft contractor should mobilize equipment of sufficient size and operating condition ''vlieat Ridge 7 Building Divi to achieve the required bedrock penetration. (12) Care should be taken that the pier shafts are not oversized at the top. Mushroomed pier tops can reduce the effective dead load pressure on the piers. (13) Concrete should be placed in piers the same day they are drilled. The presence of water or caving soils may require that concrete be placed immediately after the pier hole is completed. Failure to place concrete the day of drilling will normally result in a requirement for additional bedrock penetration. (14) A representative of the soil engineer should observe pier drilling operations on a full-time basis. FOUNDATION WALLS Foundation walls that are laterally supported and can be expected to undergo only a moderate amount of deflection should be designed for a lateral earth pressure computed based on an equivalent fluid unit weight of 50 pcf for backfill consisting of the on-site soils. All foundation walls should be designed for appropriate hydrostatic pressures. The pressures recommended above assume drained conditions behind the walls and a horizontal backfill surface. The buildup of water behind a wall or an upward sloping backfill surface will increase the lateral pressure imposed on a foundation wall. The lateral resistance of foundation wall footings placed on undisturbed natural soils will be a combination of the sliding resistance of the footing on the foundation materials and passive earth pressure against the side of the footing. Resistance to sliding at the bottoms of the footings can be calculated based on a coefficient of friction of 0.4. Passive pressure against the sides of the footings can be calculated an equivalent fluid unit weight of 250 pcf. The coefficient of friction and passive pressure values recommended above assume mobilization of the ultimate soil strength. Suitable factors t v�,oat Ric,,3<, S ildin 9 Div"On of safety should be included in the design to limit the strain that will occur at the ultimate strength, particularly in the case of passive resistance. Compacted fill placed against the sides of the footings to resist lateral loads should be a non - expansive material. Fill should be placed and compacted to at least 95% of the maximum standard Proctor (ASTM D-698) density at a moisture content near optimum. WATER SOLUBLE SULFATES The concentration of water soluble sulfates measured in a sample obtained from the exploratory boring was less than 0.01 %. This concentration of water soluble sulfates represents a negligible degree of sulfate attack on concrete exposed to these materials. The degree of attack is based on a range of negligible, positive, severe, and very severe as presented in the U.S. Bureau of Reclamation Concrete Manual. Based on this information, we believe special sulfate resistant cement will not be required for concrete exposed to the on-site soils. UNDERDRAIN SYSTEM The crawlspace level of the addition should be protected by an underdrain system. The underdrain system should consist of perimeter drains. Free -draining granular material used in the drain system should contain less than 5% passing the No. 200 sieve, less than 10% passing the No. 4 sieve and have a maximum size of 1 %2 inch. The drains should consist of drainpipe placed in the bottom of a trench and surrounded above the invert level with free -draining granular material. The free -draining material should extend to the ground surface in the crawlspace. The perimeter drains should be at least 4 inches in diameter. The drain lines should be placed at least i foot below the floor level and graded to sumps 4(a mii'iii-torn 9 Wteat Ridoe uilding slope of* V2%. The underdrain system should be sloped to a sump where water can be removed by pumping or gravity drainage. SURFACE DRAINAGE The following drainage precautions should be observed during construction and maintained at all times after the addition has been completed. (1) Excessive wetting or drying of the foundation excavations and underslab areas should be avoided during construction. (2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor (ASTM D-698) density in pavement areas and to at least 90% of the maximum standard Proctor (ASTM D-698) density in landscape areas. (3) The ground surface surrounding the exterior of the addition should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of b inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. (4) Roof downspouts and drains should discharge well beyond the limits of all backfill. LIMITATIONS This report has been prepared in accordance with generally accepted soil and foundation engineering practices in this area for use by the client for design purposes. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory boring drilled at the location on the exploratory boring plan and the proposed type of construction. The nature and extent of subsurface variations across the site may not become evid6it until excavation is performed. If during construction, fill, soil, rock, or water conditions appear to be different from those described herein, this office should be advised at once so reevaluation of the recommendations may be made.
