Dear Mr. Worming,
On February 5, 2002, I inspected the property located at 3536 Jay Street, Wheat Ridge also known as
parcel 39 252 01 030. The property had been recently changed from a commercial use to a residential
use and therefore must comply with currently adopted Building Code requirements, The inspection was
at the request of the current tenant The purpose of the inspection was to discover if any deficiencies
existed in the duplex, as were reported by the tenant
Deficiencies that violate the Uniform Codes as adopted by the City were found to exist
Some of the violations that were noticed are as follows:
1. No permits exist for alterations performed, Permits are required, 1997 UB,e. Section 106,1.
2, The electrical system is undersized for the use, N,E.e. 230
3, No smoke detectors in the bedrooms, 1997 UB,e. Section 310.9,1.2
4, No G,F.e.r. outlets where they are required. N.E.e. 210-8
5. Electrical circuit with negative and positive reversed. N.E.e. Article 410
6, No vent termination cap on chimney flue, U,M,e. 1997 Section 806.1
7, Ungrounded or open electrical circuits, N,E.e. Article 410
8. Unsupported electrical service line to the South unit NEe. Article 300
9, Chimney flue for furnace shows cracks and deterioration and may not be lined properly,

10, Occupancy separation of at least one hour is required, 1997 U,B.C" Table 5-A

The partial list of the above violations constitutes cause to determine the property substandard as
defined by the Uniform Codes(l997) as adopted by the City of Wheat Ridge and is hereby declared to

doing the Electrical work himself, The ,vork was done very badly and at a cheap and quick way for him to rent the
unit to someone to make money
Since he has done the work to the units \\le have brought up quit.e a fe,v problems to him without him attemptmg to
fix the problems, below are some of the problems that ,..re have had or an~ stlll having
. The circuit breaker is only a 100 AJv1P clrcuit breaker
. (2) full size Washer/Dryers off the same CIrCUit breaker
. only (1) Clrcmt breaker on reSidence for both units
. (2) stoves
. (2) refrigerators
. \Ve can't run our Dryers and Stoves at same time or "vIII blow the circuit breaker
. Fireplace IS being used as a flue for the Furnace and Hot\Vater tank, releasing carbonemonoxide into units
. \Vhen washmg clothes the lights thought the umt will flicker off and on
. No heat at all bemg vented through heater vent m back bedroom of (North) umt
. (2) furnaces
. (2) Hot Water tanks
. No Permits pulled on this property to due any of the Electrical or ConstructIOn of the property
. Outlet, on (North) >;Ide of the unit not working properly to the bet that Owner u,ed them to dICe Electric
Outlets to (South) unit
. Sprinkler System also being used off same circuit breaker
. (I) dishwasher
. Toilets on (South) side of unit. do not flush properly, water needs to be poured mto toilet to help it flush
. V/hen both sides are cooking food at the same time the stoves don't v,rork properly
These are a few of the problems that we are experiem:ing in this unit, we are planning on moving from the unit as
soon as possible, but for future renters ofthis property I feel that the unit lS unsafe and proper measures need to be

original plans and specifications and any suspension or abandonment has not exceeded one (1) year. If changes are made or if suspension or abandonment
exceeds one (1) year, full fees shall be paid for a new permit.
