Grading & Erosion Control Plan
Dear Mr, Jennings,
I have completed the first review of the above referenced
documents for 4415 Jay Street received on June 16, 2000, and have
the following comments:
Drainage Study (Discussion)
1. Please discuss the landscape to be placed along the swales on
the North, South, and West perimeter,
2. List the vehicle tracking control note in the "Erosion
Control" section of your discussion on page 7.
3, Please provide P,E, seal and signature on the final approved
report.
Drainage Plants)
1, please note the minium size of rip rap to be used in the
detail section,
2. Please note the dimensions and notes placed on your Head Wall
Opening detail.
3, please provide (when appropriate) P,E, stamp and signature.
Please provide 2 signed and stamped sets of the drainage report
and plan with the second submittal.

Grading & Erosion Control Plan
1. Please provide a vehicle tracking control detail.
Street Construction Drawings
1. Standard, engineered plan and profile street construction
drawings will need to be prepared for the required public
improvements along 4415 Jay Street frontages. For your
information and implementation into the second submittal, a copy
of the City standard details (monolithically placed 6" vertical
curb and gutter & sidewalk section, and sidewalk chase), have
been provided for implementation into the requested plan,
Subdivision Plat
There was no legal description, or site plan submitted for the
City Surveyor, Mr. John McGuire, P.L.S. to review.
Application for Minor Dumping/Landfill Permit
Prior to the commencement of any onsite grading, an Application
for Dumping/Landfill Permit, along with fees due will need to be
submitted for review and approval. For your information and
submittal in the second review package, a copy of this permit is
provided.
Traffic Engineering
The 4415 Jay Street construction plans will be forwarded to the
City's Traffic Engineer, Mr, Steve Nguyen, P,E" 303-235-2862 for
review.
Right-of-Way Construction Permit(sl/Licensing
Prior to any construction of the public improvements, the
necessary right-of-way construction permit(s) and respective
licensing will need to be submitted for processing by the City.
Please return all red-lined prints with the second submittal.

The City reserves the right to comment on future submittals and
require additional information due to the lack of data regarding
this development (i.e.: site plans, legal description, permit
application) ,
