Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

I . This permit was issued based on the information provided in the permit application and accompanying plans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This. permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original ermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of any provision of any
applicable code or any ordinance or regulation of this jurisdiction. Approval of work is subject to field inspection.

contractors only. This type of permit is ONLY being processed online --do not come

to City Hall to submit an application in person. Permits are processed and issued in

the order they are received and due to the volume of requests, time to process

varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

b. Contractor shall provide an invoice to Owner not later than the Thirtieth (30) day
of each month. The invoice shall indicate the percentage of completion of the Work as
of the end of the period covered by the invoice. Owner shall have fifteen (15) business
days to pay the percentage of the Contract Sum equal to the percentage of completion of
the Work since the previous invoice.
c. The entire Contract Sum shall be paid in full no later than (__) days after
the Completion of Construction. Contractor may assess a service charge of five percent
(5%) per month on overdue amounts invoiced to you.
d. The Owner may adjust or reject an invoice or nullify a previously approved
invoice, in whole or in part, as may reasonably be necessary to protect the Owner from
loss or damage based upon the following:
i. Contractor's failure to complete the Work as required by this Agreement;
ii. loss or damage arising out of or relating to this Agreement and caused by the
Contractor to the Owner, or others to whom the Owner may be liable;
iii. the Contractor's failure to pay any subcontractors for labor, materials,
equipment or supplies properly furnished in connection with the Work, provided that
the Owner is making payments to the Contractor in accordance with the terms of this
Agreement;
iv. defective work not corrected in a timely fashion; and
v. reasonable evidence demonstrating that the unpaid balance of the Contract Sum
is insufficient to fund the cost to complete the Work.
When the above reasons for disapproving or nullifying an invoice are removed, payment
will be made for the amounts previously withheld.
5. Construction.
Contractor agrees to provide and pay for all necessary construction supervision,
inspection, construction equipment, construction labor, materials, tools and subcontracted items
for the Work.
6. Liens and Waivers.
Contractor will ensure that all subcontractors, tradesmen, and material suppliers
working under the direction of Contractor are paid when due to avoid the exercise of lien rights
provided by law. Nothing in this Section 6 shall be construed as a limitation on or waiver by
Contractor of any of its rights to encumber the property upon with the Work is being performed
as security for any payments owed to it by Owner hereunder.
7. Access by Owner and Public Authorities.
Owner, Owner's representatives and public authorities shall at all times have access to
the site where the Work is being constructed.
8. Warrantv.
Contractor shall provide all required notices and shall at all times comply with the
requirements of all applicable laws, rules or regulations. Contractor warrants the Work and
agrees to promptly remedy any defects resulting from faulty materials or workmanship which
shall become evident during a period of three (3) years after the completion of the construction
of the Work without any additional charge to Owner. This Section 8 regarding warranties of the
Contractor shall survive the termination of this Agreement. The duties, liabilities, and obligations
of Contractor to not extend to any repairs, adjustments, alterations, replacements, or maintenance
which may be required as a result of normal wear and tear, Owner's negligence, acts of God, or
third parties beyond the control of Contractor.
THE EXPRESS WARRANTIES SET FORTH IN THIS SECTION 8 ARE
EXCLUSIVE ANY NO OTHER WARRANTEIS OF ANY KIND, WHETHER STATUTORY,
WRITTEN, ORAL, EXPRESS, OR IMPLIED (INCLUDING WARRANTIES OF FITNESS
FOR A PARTICULAR PURPOSE OR MERCHANTABILITY AND ALL WARRANTIES
ARISING CROM COURSE OF DEALING AND/OR USAGE OF TRADE) AND
CONTRACTOR DISCLAISM AND SUCH OTHER WARRANTIES. ANY OTHER
STATEMENTS OF FACT OR DESCRIPTIONS EXPRESSED IN THE AGREEMENT
SHALL NOT CONSTITUTE A WARRANTY OF THE EQUIPMENT OR WORK OR ANY
PART THEREOF.
9. Delays in Work Bevond Contractor's Control.
In the event Contractor is delayed in the Work by acts of God, fire, flood or any other
unavoidable casualties; or by labor strikes, late delivery of materials; or by neglect of Owner; the
time for completion of the Work shall be extended for the same period as the delay occasioned
by any of the aforementioned causes.
10. Clean -Un.
The Contractor shall keep the premises and area surrounding the Work free from
accumulation of waste materials or rubbish caused by operations under this Agreement. Upon
completion of the Work, the Contractor shall remove all waste materials, rubbish, the
Contractor's tools, construction equipment machinery and surplus materials.
11. Safetv.
The Contractor shall be responsible for initiating, maintaining, and supervising all
safety precautions and programs in connection with the performance of this Agreement and the
Work as provided for herein.
12. Changes in the Work.
No change in this Agreement shall be made without the written mutual agreement,
signed by Owner and Contractor ("Change Order") identifying the change, the cost of the
change, and the effect on the completion date of the Work, if any.
13. Insurance.
Contractor agrees to obtain and maintain insurance coverage to protect itself against
claims for workers' compensation, unemployment, property damage, bodily injury or death due
to its performance of this Agreement. Contractor shall purchase and maintain commercial
general liability insurance with commercially reasonable limits.

Contractor and Owner agree to make a good faith effort to resolve all claims that may
arise under this agreement and shall seek the opinion of expert disinterested parties on the
validity of any claims, when appropriate. Any controvers�v,elaim. or dispute between the parties
that cannot be resolved shall be settled by the American Arbitration Association. The arbitration
proceedings shall be conducted in a mutually agreed upon location in Colorado.
15. Attorney's Fees.
In any action or proceeding brought to enforce or otherwise arising out of or relating to
this Agreement, the prevailing party will be entitled to have its attorney's fees paid by the tion -
prevailing party.

unenforceable. or contrary to public policy, in whole or in part, the remaining provisions shall
not be affected. No omission or delay by either party, in enforcing, any right or remedy or in
requiring any performance hereunder shall constitute a xvaiver of any such rip

required performance, nor shall it affect the right of either party to, enforce such provision
thereafter. The remedies set forth herein are cumulative and in addition to all other remedies
available hereunder, at law and in equity. The headings contained herein are for convenience

(1) This penn.itwas issued in accordance with the provisions set forth in your application and is subject to the laws of the State of Colorado and to the Zoning
Regulations and Building Codes of Wheat Ridge, Colorado or any other applicable ordinances of the City.
(2) This permit shall expire if (A) the work authorized is not commenced within sixty (60) days from issue date or (B) the building authorized is suspended or
abandoned for a period of 120 days.
(3) If this permit expires, anew pennit may be acquired for a fee of one-half the amount normally required, provided no changes have been or will be made in
the original plans and specifications and any suspension or abandomnent has not exceeded one (1) year. Tf changes have been or if suspension or nh~llctnnment
exceeds one (1) year, full fees shall be paid for a new permit.
(4) No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
(5) Contractor shall notify the Building Inspector twenty-four (24) hours in advance for all inspections and shall receive written approval on inspection card before
proceeding with successive phases of the job.
(6) The issuance of a permit or the approval of drawings and specifications shall not be construed 10 be a permit for, nor an approval of, any violation of the
provisions of the building codes or any other ordinance, law, rule or regulation,
