Basement finished with non -load-bearing 2x4 and drywall construction. 'A" to '/z" horizontal and diagonal cracking visible in basement bathroom foundation wall (East foundation wall), where the drywall has been removed as seen in Figure 1. o An attempted repair of the crack in the bathroom appears to have been previously performed with the application of an epoxy. Cracking is present at the transition between the ceiling and wall in the bedroom adjacent to the above-mentioned bathroom. • Deflection in visible in brick work at rear of the residence. • There is a horizontal crack in the brick and mortar wall along the rear of the residence as seen in Figure 2. The following images detail the observations made at the work site: PHOTOS Figure 1 — Interior view of bathroom foundation «-all crack. Conclusion Figure 2 — Deflection and cracking can be seen in the brick work. It is ES Denver's opinion, based on information received and our observation and experience with similar engineering projects, that the East wall has experienced excessive lateral displacement possibly due to expansive and/or saturated soil. The area in question should be repaired to help stabilize the foundation and prevent against further lateral wall displacement. Our office believes a repair with foundation wall anchors would help stabilize the damaged area from further movement if combined with proper foundation drainage practices. Additionally, all foundation wall cracks should be epoxy injected. Recommendations The following recommendations are made to help stabilize areas of the existing foundation system in the subject area that appear to have experienced excessive lateral displacement. The current recommendations are only provided to help stabilize the foundation system and reduce the likelihood of additional movement. The noted repair is based off what was visible on the exterior and interior. ES Denver should conduct an observation during installation of the below noted wall anchors repair to determine if the anchors are structurally adequate or if additional repairs are necessary. • Install 3 new Wall Anchors at the East foundation wall per 50.0. • Follow all drainage recommendations included in this report that include remove all vegetation & sprinkler heads near foundation and provide proper surface drainage away from foundation. Additionally, roof gutter and downspouts should be installed and all water discharged a minimum of five feet from the foundation. Note: Repairs should be monitored over time, should additional foundation cracks or damage be discovered a professional engineer should be called out to further investigate and possibly provide more in depth and invasive repair procedures. Backfill of foundation walls at these locations of the wall anchors should be properly compacted in maximum 8 -inch lifts to Home Obsen�a>ion for Pinnacle Stru tural Services • Apri126, 2019 Page 2 of 5 reduce the likelihood of future settlement of the soil. If existing soil is considered clay, expansive or is saturated the backfill soil should be replaced with a non -expansive Class 1 structural fill. Refer to general notes regarding grading recommendations. The homeowner should monitor the backfill areas and ensure that future settlement of the backfilled areas does not revise the grading at these locations. All downspouts should be day -lighted and extended a minimum 5 feet from the foundation wall. Please refer to the attached drawings for additional notes and specifications regarding the installation of the new foundation ties and other repair recommendations. If additional distress or movement is noted in the future after the repairs have been completed, ES Denver should be notified to perform a follow-up observation. DRAINAGE REPAIR RECOMMENDATIONS AND MAINTENANCE (FOR THE HOMEOWNER): • The following drainage recommendations are provided to reduce the likelihood of exposing excessive moisture to the foundation bearing soils that may contribute to future distress and movement of the structure. The homeowner is advised to read Special Publication 43 (SP 43) "A Guide to .Swelling Soil far Colorado Homebuyers and Homeowners" by the Colorado Geological Survey for more detailed information regarding drainage and maintenance. Due to a lack of geotechnical information at this site, the swelling potential of the soils are unknown; however, SP 43 provides maintenance and drainage recommendations that all homeowners in Colorado should be aware of regardless of the swelling potential of the site soils. • Providing and/or maintaining good drainage around a structure is recommended in Colorado to prevent changes in moisture content of the foundation bearing soil. Stability of moisture conditions at foundation depth is considered essential toward promoting long term structural integrity of all homes. • These drainage remarks are general in nature to all homes in the area, and not necessarily site specific, as each site has unique constraints. In some cases, consultation with a land surveyor/civil engineer may be necessary to determine a detailed scope of drainage improvements, based on site constraints. Provide and maintain positive drainage away from the foundation with a positive outfall off the site. • Building Codes typically require a minimum of 5% slope (6 -inches with the first 10 feet) and should be considered a minimum. Ideally, 6" of fall in the first 5 -feet is recommended by most soils engineers in the Colorado Front Range area with expansive soil conditions, for landscape areas, and then 2% with a positive outfall off the site thereafter (1/4" per foot). • A minimum of 6" must be maintained from top of foundation wall to top of finished grade to prevent moisture penetration into the structure. If clearance cannot be maintained, then cutting the soil down and away from the foundation may be necessary in lieu of adding soil. In this case landscape drainage swales and/or French drains may be necessary in order to discharge surface drainage off the site. • Hardscape areas such as driveways, patios, sidewalks, etc. should slope away from the foundation, at a minimum of 2% slope (1 /4" per foot) and should be installed at an elevation that does not act as a barrier to drainage. Where abutting the foundation, the hardscape should be isolated from the structure with expansion material that is covered with caulk to prevent moisture penetration. Exterior concrete slabs -on -grade must not be structurally secured to the foundation. Home Observation for Pinnacle Structural Services • April 26, 2019 Page 4 of 3 • Construct or improve landscape swales, as needed, to route the drainage around the foundation. The flowlines of the swales should have a slope of at least 2% (1/4" per foot). In areas where 2% cannot be attained, a minimum slope of 1% is acceptable if a French drain is incorporated in the flowline. • Swale flowlines should be located as far away from the foundation of the structure as practical, but no closer than 5 feet from the foundation walls. The swales should continue to discharge off the property. • Maintain/repair/replace roof gutters and downspouts, as necessary, to prevent leakage and/or over spilling around the foundation. Install and/or repair/maintain downspout extenders, as needed, to discharge a minimum distance of 5 feet from the foundation with a positive discharge off the site. Determine the discharge locations of any buried downspout pipes and test with a hose to ensure unimpeded flow and visible (daylight) discharge locations. If the discharge locations are not evident, and/or if blockage exists, the pipes may need to be extended or replaced. • Determine the locations of all active sprinkler heads, and relocate as needed to a distance of 5 feet from the foundation as a minimum, and orient so that spray does not fall within 5 feet of the foundation. Drip irrigation and/or "misting" heads are generally considered to be acceptable as long as they are used sparingly. Maintain or create a 5 -foot -wide non -irrigated landscape buffer around the foundation. Landscape edging should have perforations to allow surface drainage to pass thru the edging. Remove any plastic weed barriers adjacent to the foundation (within 5 feet). If a weed barrier is desired, use a geotextile mesh landscape fabric that allows the soil to evaporate its excess moisture. Note: All of the above recommendations or practices are to help prevent further issues to your structure. However, even with these preventive measures none of them are deemed fail safe and the residence in question may experience issues beyond anyone's control. This report is intended to provide an opinion of the crawlspace foundation wall at the time of the inspection and to provide an engineered repair plan. This report is based on what was visible without any destructive or invasive testing. This report does not constitute a warranty, implied or otherwise and financial liability is limited to the fees charged for the services rendered. This report is intended for use only by Colorado Structural Repair and the homeowner. The inspection was performed at the subject property by a qualified foundation inspector authorized by this office. The building was reportedly built in 1960 and is a wood framed house on a concrete foundation that forms a crawlspace and a basement. The house generally faces west and the front of the house will be considered the west side for the purposes of this report. The main area of concern was the east crawlspace foundation wall and thus this is where the report is focused. Observations and Assessment 1. The house was in generally good condition. The gutters and downspouts were in generally good condition. Grading around the house was generally flat to negative. 2. The east crawlspace foundation wall was cracked and deflecting inward. 3. Reinforcing steel was visible on the inside face of wall. The loose concrete should be removed and the expose steel painted with a corrosion resistant pain. Patch exposed reinforcing steel with cementitious grout. 4. The east crawlspace foundation wall shown be laterally braced with wall anchors. Discussion and Recommendations It is my professional opinion that the east crawlspace foundation wall had deflected inward and cracked due to excess soil and hydrostatic pressure caused by changes in the moisture content in the soil over the life of the house. The east crawlspace foundation wall should be laterally braced with Dura -Grip wall anchors. Five wall anchors should be installed as shown in the attached engineering drawings dated July 17, 2017. The design intent of this repair is to laterally stabilize the east crawlspace foundation wall. The foundation repair is limited to the area where wall anchors are installed. If evidence of additional structural movement occurs the house should be inspected at that time to determine if additional structural repairs are required. Once the wall anchors are installed, it is possible to straighten the wall over time if desired. The nut on each wall anchor can be tightened periodically during the Spring, Summer and Fall. The adjustments will need to be made with a torque wrench. The torque will drop over time as soil compresses behind the walls. The capacity of the wall anchors to resist inward deflection is not reduced if the torque drops below specified maximums. If soil pressures increase and that pressure applies new loads to the wall, the wall anchors are designed to still resist inward deflection. Also note, it is not necessary to straighten the wall to make the wall structurally stable. The wall anchors, as installed, are designed to make the wall structurally stable from further movement even if nuts are not tightened over time. If new conditions are discovered during the repair work, this office reserves the right to modify this report and design. The following statements are general recommendation and not part of the repair plan. As with all houses, a positive grade should be maintained around the house to direct water away from the foundation. The gutters and downspouts around the house should be kept in good working order with downspouts extending five feet from the foundation. This new driveway will be a part of a new circular driveway in front of the property. The Department's approval is based on the fact that the second driveway will be accessed from Holland Street, which is a residential street. The driveway separation, measured from the interior edges, shall be at least 30 feet apart. Care shall be taken to avoid any drainage impact to the adjacent property to the north, as a result of the new driveway construction. A permit will be required to construct the new driveway cut in the right of way, which is typically located adjacent to the roadway. This right of way permit can be obtained at the Public Works Department. Please have homeowner call Public Works at 303-235-2861 regarding the right of way permit questions.
