Observation: Detached Garage
Please provide this letter as proof of the following onsite observations. DL Engineering is not
responsible for the design of this structure and has only observed the as -built condition. Below is a
summary of the observations made:
Site Visit 7-10-20 Foundation
• UFER — A #4 bar extended out of the foundation for electrical grounding purposes, this rebar
was tied to the lowest piece of horizontal rebar. This was located on the north wall toward the
north end.
• Monolithic footing —There were a minimum of two #4 rebar in the edge beam of the slab. (1)
top and (1) bottom. They were lapped where they were not continuous. The turned -down edge
was a minimum of 12" wide and 18" below grade. The excavation was clean of all debris.
Site Visit 8-3-20 Framing
• Hurricane Ties — Each rafter/truss had an H2.5T, or similar, hold down attached to it and the top
plate.
• Anchor Bolts —The anchor bolts were installed and tight. There was a minimum of (2) per sill
plate and within 12 inches of the end of sill plate.
• Framing — I observed the framing for this project including headers, column supports, and
rafters. The framing is in general compliance and capable of supporting the required loads.

In accordance with your request, I have provided the following letter regarding the removal of
the interior wall between the kitchen and living room, the conversion of the existing window at
the back of the kitchen into a sliding door, and notching at least three floor joists in the location
of the new bathroom. This letter does not pertain to any other component or system of the
property.
For the purpose of this report, the front door of this house is directly east.
Following is a report of my findings:
The property is a split-level house built for single-family occupancy, over a partial unfinished
basement. Foundation walls are poured concrete. Exterior walls appear to be frame with brick
veneer and vinyl siding surfaces. The roof framing consists of 2x6 rafters at 24 inches center to
center.

Upon review, this wall is configured to support the mid -span of the ceiling joists and the cross -
struts related to the roof structure above. Based on the existing configuration and the required
loading conditions which must be satisfied, the following members need to be installed in order
to accommodate the proposed openings:
1. At the expanded opening, a new steel beam, consisting of an W8x18 steel beam, needs to
span in the north -south direction at the proposed expanded opening.
2. The new beam needs to be supported at each end by a 3-1/2" OD schedule 40 steel
adjustable column. No less than 3-'/2" bearing on each of the support columns needs to be
provided at each end of the beam.
3. The space between the column base, which is to bear on the existing floor plate, and the
beam below, shall be blocked with dimensional squash blocking.

In order to odify this window to conform to current IRC standards, I undefttand that the opening
will b nlarged in the vertical direction, while the width will remain the sbiqe. The existing
he er assembly is adequate to accommodate the required loading conditions s long as the
idth of this opening is not changed.
RETROFIT OF JOISTS
I understand that three joists in the southeast corner of the upstairs bedroom being converted
to a bathroom requires a 3-1/2" hole be drilled into the 2x8 joist. As such, since this exceeds
the permitted drill size for a 2x8 joist, the following retrofit is required: city of

1. The new holes shall be placed in the center of the existing joists.
2. Anew 13/4' x 7'/4" 2.0E LVL member, with the center drilled out to match the joist hole
and spanning at least V-6" in both directions of the new hole shall be sistered against
the joist.
3. The new LVL needs to be fastened to the existing joists using two rows of 16d nails
(.162" x 3'/2") at 6" O.C. each side, adhered to the joist with construction adhesive.
4. Two 36" 12 gauge straps shall be attached to the existing joists, one at the top a of the
joist and one at the bottom, and fastened to the joist with 8D nails spaced maximum 4"
O.C.
5. At the interior end of the LVLs, new 2x8 bridge members should be attached to the end
of the LVL and to the existing 2x8 joists to result in blocking in between each joist that is
being cut, as well as two bays on each side of the altered joists to provide adequate
support to the floor structure. The blocking members need to terminate into the
adjacent floor joists at joist hangers that are mechanically attached in accordance with
all manufacturer requirements.
If any questions arise during construction, or conditions that differ from those that were visible
at the time of the review are encountered, the engineer needs to be contacted immediately
prior to continuing work. All dimensions are approximate and need to be confirmed prior to the
start of work.
Removal of the above discussed items will require rerouting of existing utilities (e.g. electrical,
etc.), which needs to be confirmed with the selected contractor prior to beginning work. If
removal of the finishes reveals an assembly that is different, work needs to stop, and the
engineer needs to be contacted prior to moving forward.
The following criteria was used in this design:

of all dimensions. Framing/shims in direct contact with concrete needs to be pressure treated
and dimensions accounted for when examining required clearances. As noted above, all current
and applicable building codes need to be followed throughout this project.

This inspection report and subsequent attachment(s) serve to document the limited asbestos sam-
pling for the property located at 3725 Holland Street, Wheat Ridge CO 80022 on May 26th, 2020. Su-
san Bailey, a Colorado Licensed Asbestos Building Inspectors (CDPHE# 13996) with S BEST LLC,
conducted sampling for suspect asbestos containing material (ACM) at the residence; main level wall
between kitchen and living room. Grout samples were also collected at this time.
II. Visual Inspection
An investigation of the areas where potential asbestos containing materials were suspected was con-
ducted. Construction materials were visually examined, and suspect materials were sampled and
hand delivered to the laboratory for PLM analysis. Every reasonable effort was made to identify sus-
pect materials in all areas to be effected by upcoming renovations; however, it is still possible that
suspect materials may be discovered in hidden spaces such as behind walls and ceilings or under
flooring, which would require further testing.
III. Testing Conducted
The inspection was completed in accordance with the standards and practices of the state and feder-
al regulations in effect at this time of the report, including but not limited to the Colorado Department
of Public Health and Environment (CDPHE) Air Quality Control Commission Regulation No. 8 Part B
Asbestos (5 CCR 1001-10, Part B), and the U.S. Environmental Protection Agency (EPA) Asbestos
Hazard Emergency Response Act (AHERA) (40 CFR 763 Subpart E). Samples were collected only
from the area stated above; no other materials outside of the scope of work were sampled at this
time.
The number of samples taken for each homogeneous area corresponds to the specific quantity of
material quantities listed in the table below). Sampling locations were selected randomly to represent
the entire sampling area. Any further renovation activities that may disturb suspect materials other
than those identified for this survey, including larger areas of materials already sampled for this sur-
vey, may require further testing and should be completed only after additional sampling of such mate-
rials has been conducted. Building materials collected include countertop material and associated
caulking.

Seven(7) samples were collected in sealed sampling bags. Samples were hand delivered to the lab
for asbestos analysis.
IV. Results
Samples were analyzed by PLM analysis at Aerobiology Laboratory Associates Inc, a NIST accredit-
ed laboratory (NVLAP#200860). The analysis has been completed in accordance with the appropriate
methodology as stated in the laboratory report (see attached).
The results from the submitted samples are listed in the table below. All layers of the materials were
tested. Any materials or locations not listed below are excluded from this inspection and must be pre-
sumed to be asbestos containing material (ACM) until sampled and reported otherwise.

Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat

REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.
