Comments: The nailing of the roof sheathing was done according to the spacing outlined in the General Notes. The hangers for the glu-lams were installed per this engineer's instructions. After having re -analyzed the south braced wall line, I determined the header extension at the west end of the garage door opening can be eliminated since the house wall that extends to the east serves as a braced panel for the garage door openings. Engineers, Geologists & Environmental Scientists EXECUTIVE SUMMARY The soil conditions at the site of the proposed Residences at 3205, 3210, 3220 and 3230 Iris Court, Wheat Ridge, CO, were explored by drilling four borings to the depth of 26 feet. Laboratory tests were performed on selected specimens to evaluate the engineering characteristics of various soil strata encountered in our boring. This report presents a description of subsurface conditions encountered at the site, recommended foundation systems, and design and construction criteria influenced by the subsurface conditions. It is based on data obtained from field investigations, laboratory test results and our previous experience. A summary of our findings and recommendations is presented below: • The subsurface conditions may generally be grouped into three different strata with similar physical and engineering properties. For detailed descriptions, the boring log provided at the end of this report. • Ground water seepage was not encountered in our borings during the time of our field exploration. However, ground water levels will fluctuate with seasonal climatic variations and changes in the land use. • Based on the results of the field investigation, we recommend using shallow spread footings to support the proposed Residences. • Allowable soil bearing pressure of 1,600 pounds per square foot (PSF) is recommended for the design of shallow spread -type footings for the structure bearing on undisturbed in- situ soils, founded at a minimum depth of 3 -feet below the lowest finished grade at the site for frost protection. Terradyne DEN, Inc. Engineers, Geologists & Environmental Scientists • Care should be provided to prevent the drving out of soils during construction. Drving and subsequent wetting of the underlving clav and sandv clav soils may cause swelling and subsequent movement. • There is a low to moderate risk of slab movement at the proposed slab elevations when the slab is supported by the near -surface soils. Potential vertical movement to the order of 1'/z inch is anticipated at the project site. Non expansive compacted select structural fill may be used to reduce the risk of movement. A structural floor should be used if the risk of movement is not acceptable. Slabs supported on grade should be free to move vertically and not connected to the foundation system. • In order to minimize the chance for moisture infiltration into the foundation soils and limit the potential for movement of the foundations and/or slabs, positive drainage down and away from all foundation walls and the structure should be established and maintained at all times. • An exterior foundation perimeter drain is recommended below foundation elevations • Detailed descriptions of subsurface conditions, engineering analysis, and design recommendations are included in this report. Engineers, Geologists & Environmental Scientists Page 11 1.0 INTRODUCTION This report presents the results of our geotechnical engineering investigation for the proposed single family Residences at 3205, 3210, 3220 and 3230 Iris Court, Wheat Ridge, CO. The object of this investigation was to evaluate the physical properties of the soils underlying the site to provide recommendations for foundation design, slab support, and related earthwork. 2.0 PROPOSED CONSTRUCTION It is our understanding that the proposed construction is four single family Residences with a full basement. The proposed construction will consist of concrete basement walls and wood frame construction above grade. Although foundation loads are unknown at the time of this report, it is anticipated that the structure will be relatively lightly loaded with column and wall loads on the order of 18 kips and 2 kips per linear foot, respectively. It is assumed that the basement elevations would approximately be at 8 feet below grade. Should designs details differ form those presented, this firm should be notified so we can provide additional recommendations, if required. 3.0 PURPOSE AND SCOPE OF SERVICES The purpose of our geotechnical investigation was to evaluate the site's subsurface and ground water conditions and provide geotechnical engineering recommendations for the design and construction of the proposed Residences at proposed site. Our scope of services includes the following: 1) Drilling and sampling of four borings to a depth of 26 feet. 2) Evaluation of the in-place conditions of the subsurface soils through field penetration tests; Terradyne DEN, Inc. Engineers, Geologists & Environmental Scientists 3) Observation of the ground water conditions during drilling operations; 4) Performing laboratory tests such as Atterberg limits, Percent Swell, gradations and moisture content; 5) Review and evaluation of the field and laboratory test programs during their execution with modifications of these programs, when necessary, to adjust to subsurface conditions revealed by them; 6) Compilation, generalization and analyses of the field and laboratory data in relation to the project requirements; 7) Preparation of recommendations for the design, and construction phase of the project; 9) Consultations with Prime Professional and members of the design team on findings and recommendations; and preparation of a written geotechnical engineering report for use by the members of the design team in their preparation of design and construction documents. The Scope of Services did not include any environmental assessment for the presence or absence of wetlands or hazardous or toxic materials in the soil, surface water, groundwater, or air, on or below or around this site. Any statements in this report or on the boring log regarding odors, colors or unusual or suspicious items or conditions are strictly for the information of the client. 4.0 SITE CONDITIONS The site consisted for three contiguous lots 3210, 3220 and 3230, and 3205 on the west side of iris court. The site was covered by vegetation. The terrain was rolling. Terradyne DEN, Inc. Engineers, Geologists & Environmental Scientists 3 5.0 GEOTECHNICAL INVESTIGATION Subsurface conditions were investigated by drilling four exploratory borings to depth of 26 - ft, from the existing grade at the locations indicated on the Site Map. The borings were advanced using a 4 -inch diameter continuous flight auger powered by a CME -45 drilling rig. Samples were taken at selected intervals using a California ring sampler, which was driven into the soil by dropping a 140 -pound hammer through a free fall of 30 inches. The number of blows required to drive the sampler into the soil is known as a penetration test. The number of blows required for the sampler to penetrate 12 inches is evaluated and gives an indication of the consistency or relative density of the soils and bedrock encountered. The results of the penetration test and log of materials encountered are presented in the Logs of Exploratory Boring. Samples were returned to the laboratory where they were visually classified and testing was assigned to evaluate the engineering properties of the soil layers. Laboratory testing consisted of moisture and density determinations, and gradation tests. The results of the laboratory testing are also presented in this report. 5.1 FIELD TESTS AND MEASUREMENT Water Level Measurements - Water level observations were made during the boring operations and the result is noted on the boring log. In relatively pervious soils, such as sandy soils, the indicated elevations are considered reliable ground water levels. In relatively impervious soils, the accurate determination of the ground water elevation may not be possible even after several days of observation. Seasonal variations, temperature and recent precipitation may influence the levels of the ground water table and volumes of water will depend on the permeability of the soils. Terradyne DEN, Inc. Engineers, Geologists & Environmental Scientists 4 5.2 FIELD LOGS A field log was prepared for the boring. The log -contained information concerning the boring method, samples attempted and recovered indications of the presence of various materials such as silt, clay, gravel or sand and observations of ground water. It also contained an interpretation of subsurface conditions between samples. Therefore, this log included both factual and interpretive information. 5.3 PRESENTATION OF DATA The final log represents our interpretation of the contents of the field logs for the purpose delineated by our client. 5.4 GENERAL SUBSURFACE CONDITIONS The subsurface conditions may generally be grouped into three different strata with similar physical and engineering properties as per the boring log provided at the end of this report. Ground water seepage was not observed in our borings during drilling operations. Ground water levels will fluctuate with seasonal climatic variations and changes in land use. It is not unusual to encounter shallow ground water during snow melt or during or after periods of precipitation. The surface water tends to percolate down until it encounters a relatively impervious layer. Terradyne DEN, Inc. Engineers, Geologists & Environmental Scientists 5 6.0 ANALYSIS OF RESULTS The recommendations presented in the following pages are based on the data obtained from our field and laboratory tests, our past experience with geotechnical conditions similar to those at this site, and our engineering design analysis. The type and depth of foundation suitable for a given structure primarily depends on several factors: the subsurface conditions, the function of the structure, the loads it may carry and the cost of the foundation. Additional considerations may include acceptable performance criteria set by the owner, architect, or structural designer with respect to vertical and differential movements which the structure can withstand without damage. Based on the above mentioned conditions, the engineering design analysis considered, shallow spread type footings to support the proposed structure. 7.0 FOUNDATION RECOMMENDATIONS 7.1 SPREAD -TYPE FOOTINGS Shallow spread -type footings founded in undisturbed in-situ soils, bearing at minimum depth of 3 -feet below the lowest finished grade, in conjunction with the recommended site preparation and moisture protection provisions, can be used to support these proposed structure. An allowable soil bearing pressure of 1,600 pounds per square foot (PSF) is recommended for the design of shallow spread -type footings bearing on undisturbed in-situ soils, founded at a minimum depth of 3 -feet below the lowest finished grade at the site (or that required by local jurisdiction; whichever is greater) for frost protection. A minimum dead load of 800 PSF should be maintained on all footers to reduce the risk of movement. Terradyne DEN, Inc. Engineers, Geologists & Environmental Scientists 6 In order to minimize the sensitivity of the structure to differential movement, the footings and walls should be reinforced to allow for a degree of load re -distribution should a localized zone of the supporting soils become saturated. Stem walls should either be positively separated from the floor slabs or reinforced to prevent cracking at the slab stem wall interface. 7.2 SHALLOW FOUNDATION CONSTRUCTION GUIDELINES Significant moisture increase in the in-situ soils could create additional and/or excessive movements in the site. Accordingly, the site drainage and moisture protection provisions, recommended in this report are critical design considerations. Prior to placing concrete, all bearing surfaces must be cleared of all loose material. Disturbed material may only be re -compacted with guidance from, and after contacting this office. To verify the soil conditions and soil bearing capacity, it is required that an open hole observation be performed. The entire excavation must be dug down to final grade prior to the observation. If potentially expansive clay, deleterious material, or other unsuitable conditions are found, additional over -excavation of some or the entire site may be required — replacing inadequate soils with acceptable materials. Revised foundation recommendations — such as the use of drilled piers — may also be required. Please call to schedule this inspection. Ensure that the requirements contained herein are reflected in any construction plans developed for this site. Terradyne DEN, Inc. Engineers, Geologists & Environmental Scientists 8.0 SLAB -ON -GRADE CONSTRUCTION The Slab Performance Risk at this site is judged to be low. However, it must be understood, that changes in the water content of these soils may cause the soil to swell or shrink, which may cause movement or cracking of slabs. Potential vertical movement to the order of 1 '/z inch is anticipated at the project site. Non expansive compacted select structural fill may be used to reduce the risk of movement. However, if some movement of a slab is not acceptable, the proposed structure should be constructed utilizing a structural floor system, rather than a slab. Should the owner elect to accept the risks of expansive / consolidating soils and the effects they may have on slabs, the following measures have been shown to be helpful when constructing slabs. The following information however, must not be construed as an approval to construct slabs—on—grade. Slabs should bear on proof -rolled and re -compacted materials. A proof -roll of the subgrade shall be observed by the geotechnical engineer's representative. They must not bear on gravel or other materials which may allow the migration of water below the slabs. If the on-site soils are not acceptable, it is preferable to bear slabs on non -expansive imported materials. This will minimize the transfer and retention of water below the slab. Materials with a Liquid Limit below 30 and a Plasticity Index between 10 and 15 are preferred. Slabs shall be isolated from foundation components by slip joints constructed to allow the independent movement of the slab. The fire - resistance properties of the WEBshield® Panels comply with the intent of the provisions of the following codes and regulations: • 2018, 2015, and 2012 International Building Code® (IBC) • 2018, 2015, and 2012 International Residential Code® (IRC) 2.0 LEMTATIONS Use of the WEBshield® Panels recognized in this report is subject to the following limitations: 2.1 The panels shall be installed in accordance with the applicable code, the manufacturer's published installation instructions, and this report. The patented FRI Assembly consisting of I joists and WEBshield® Panels Valid Through: 01/31/2020 is recognized for installation without the prescribed minimum Y2 -inch -thick (12.7 mm) gypsum board or %-inch- thick (15.9 mm) wood structural panel membrane in accordance with Exception 4 to 2012 IRC Section R501.3 or 2015 and 2018 IRC Section R302.13. Recognition for this application is limited to designs in accordance with Section 3.2 of this report and installation in accordance with Section 3.3 of this report. 3.2 Design: FRI Assembly shall be used for applications having a maximum live load of 40 psf (1,915 N/m2) and a maximum dead load of 20 psf (958 N/m2). For use in FRI Assembly, the allowable moment in the wood 1 -joist evaluation report shall be reduced to 82 percent for minimum WEBshield® coverage in accordance with Table 2 of this report. Panels added beyond the minimum WEBshield® coverage shall be installed symmetrically about the I joist center -line in accordance with Table 3 of this report to increase web protection and reclaim part or all of the allowable moment capacity as per Table 3 of this report. 3.3 Installation: The WEBshield® Panels shall be installed in accordance with Figure 1 of this report. Installation of WEBshield® Panels shall also be in accordance with the applicable code, the manufacturer's installation instructions, and this report. A copy of this evaluation report shall be available on the jobsite for quality control purposes during construction. The grass lined swale located along the westerly property line will have a slope of approximately 7% which will result in a maximum velocity of 4 ips. --.1? Fences are to be constructed with the bottom at least 6" above the lowest point of the swale for ~ .the width of the swale, to prevent the blockage of flows. The swale will carry 6.0 cfs which is greater than the 100 year developed flow of 4.2 cfs. Flows in the westerly swale will be collected in an inlet located between lots 5 and 6. These flows will be carried in a 15" pipe east to a proposed inlet located in the west gutter of Iris Court. (See calculations in the appendix). An inlet is also provided in the east gutter of Iris Court to collect flows from the . east half of Iris Court. Runoff from the rear of lots 6 and 7 will flow north to the proposed grated manhole located at the northwest corner of the property. This inlet will be in a sump condition to eliminate flows entering the Rocky Mountain Ditch. 4.3 Water Quality This project will incorporate the use of fescue grass and infiltration within the detention pond as its primary nonstructural BMP's (best management practice.) The grass-lined detention pond will provide for effective pollutant removal and sediment deposition. Temporary erosion control measures, as shown on the Erosion Control Plan, will be maintained until the entire subdivision is built out.
