Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made -be granted at the discretion of the Chief Building
Official and maybe subject to a fee equal to one-half of the originalpermitfee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, an violation of any provision of any
applicable code or any ordinance or regulation of this jurisdiction. Approval of work is subject to field inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

As requested, Church & Associates, a division of InTEC of Metro Denver, LLC observed the
installation of the piers for the proposed residence at the subject site on May 24, 2005. Subsurface
conditions were investigated in the Soils and Materials Consultants, Inc. soils and foundation report
dated July 29, 2002.
The drilling of the 41 piers for the proposed residence was observed. The observed piers obtained the
minimum specified 22-foot length and 8 feet of penetration into bedrock. Actual pier lengths ranged
from 22 to 23.5 feet. Structural steel was placed in accordance with project plans and specifications. A
stinger pipe was placed at the bottom of all holes in which groundwater was encountered and concrete
was pumped from the bottom up. Groundwater ranged in depth from 3-7 feet. Concrete was placed
from the pump truck following excavation and steel placement. All observed piers were installed in
general conformance with the structural plans prepared by Heavener Engineering on March 22, 2005.

On May 24, 2005, I gave instructions to move the drilled pier at the inside corner of the two
garage door walls two feet to the east. The load carrying capacity of the grade beam will not be
effected by this shift in pier location.

Case No. W A-05-07 is an application by Lou Ficco and is a request an administrative variance; a
variance from the maximum allowed twenty-five percent building coverage in the Residential-One (R-l)
zone district. The property is 12,508 square feet in size. Pursuant to Section 26-205 of the Wheat Ridge
Code of Laws, a maximum of 3,127 square feet of building(s) may be constructed on this lot. The
applicant wishes to construct 3,422.2 square feet of building (27.36% lot coverage). The property is
located at 3225lris Court and is zoned Residential-One (R-l).
Pursuant to Section 26-115(C) of the City of Wheat Ridge Code of Laws, the Zoning Administrator is
empowered to decide upon applications for a minor variance or waiver (10% or less), without
requirement of public hearing, provided that the following conditions are met:
1. The variance or waiver does not exceed ten percent (10%) of the minimum or maximum
standard; and
2. That the Director of Community Development finds that the "findings of fact," as set forth below,
are substantially complied with and support the request; and
3. The Director of Community Development has notified adjacent property owners by letter notice
and posting of the site at least ten (10) days prior to rendering his deci-sion, and that no protests
have been received in such ten-day period; and
4. That no additional dwelling units would result from approval of such variance or waiver; and
5. That the limitations of Charter Section 5.10.1. are not exceeded.
If all the conditions above are met, the Director of Community Development may issue an
administrative variance provided the findings of fact below are met:
Findings of Fact: The Director of Community Development shall decide upon a request for a variance
or waiver, and shall base his decision in consideration of the extent to which the following facts,
favorable to the applicant, have been established by the evidence:
1. Can the property in question yield a reasonable return in use or income if permitted to be used only
under the conditions allowed by regulation for the district in which it is located?
2. If the variation were granted, would it alter the essential character of the locality?
3. Does the particular physical surrounding, shape or topographical condition of the specific property
involved result in a particular and unique hardship (upon the owner) as distinguished from a mere
inconvenience if the strict letter of the regulations were carried out?
4. Has the alleged difficulty or hardship been created by any person presently having an interest in
the property?
5. Would the granting of the variance be detrimental to the public welfare or injurious to other
property or improvements in the neighborhood in which the property is located, by, among other
things, impairing the adequate supply of light and air to adjacent property, substantially increasing
the congestion in the public streets or increasing the danger of fire or endangering the public
safety, or substantially diminishing or impairing property values within the neighborhood?
6. If criteria on through five are found, then would the granting of the variance result in a benefit or
contribution to the neighborhood or the community, as distinguished from an individual benefit on
the part of the applicant, or would granting of the variance result in a reasonable accommodation
of a person with disabilities?
This request for an administrative variance meets all applicable conditions as required by Section 26-
115(C) of the City of Wheat Ridge Code of Laws. Staff has not received written comments in
