The resident is a two story, with finished basement, wood structure, with exterior brick walls and sidings. The main upper floor is supported on exterior and interior bearing walls. This inspection was performed only to evaluate the structural integrity of the reinforced existing floor joists and two new headers at two bathrooms and hallway at the upper level of the above residence. Neither the inspection nor this report is intended to cover other existing structural members and components of this building, new stairways, work area at the master closet, mechanical or electrical features. At both bathrooms, the existing floor joists were reinforced with new 2x8's or 2x1O's wood joists at 16" o.c. with one row of wood blocking at center span. The new headers were constructed of two (2)-2x1O's over the window opening. Two king studs and one jack stud were installed at each side of the window opening in the master bathroom. At the other bathroom, two king studs and two jack studs were installed at each end of the window opening. At hallway, the existing girder on the eastside of the stairway was reinforced with two additional Microllam LVL beams and a new joist hanger was installed at the north end of this reinforced girder. The south end of this girder was securely supported on top of the existing built-up column with nails. The other girder at the north side of the stairway was reinforced with one additional Microllam LVL beam. Each end of this reinforced girder was securely supported on the exterior and interior bearing walls. In our opinion and based on design and visual inspection, we verify that the reinforced floor joists and the two new headers have adequate strength to support the dead and live loads specified by the Building Code. With this report we have completed our service and evaluation and do not assume any responsibility in regard to the other existing components and overall structural integrity of this building now or in the future. The bulk sampling was conducted on March 17, 2020. Colorado Regulation #8 requires that suspect Asbestos Containing Building Materials (ACBM) be properly sampled and analyzed prior to any renovation or demolition activities. The purpose of this sampling was to perform a limited inspection as part of pre -renovation. The limited inspection included sampling of accessible materials. 2.0 ASBESTOS INSPECTION Bulk sampling was conducted by Colorado State Certified Asbestos Building Inspector, Gabe Touma. Suspect ACM includes nearly all building materials except glass, metal, and wood. Bulk samples of suspect ACM were collected and placed in sealable containers and labeled with unique sample numbers using an indelible marker. 2.2 ASBESTOS CONTAINING MATERIALS ACM contains asbestos greater than 1 percent, (> 1 % asbestos) as confirmed by an accredited laboratory. ACM is categorized as Non -friable or Friable asbestos. Non -friable asbestos is any material that cannot be crumbled, pulverized or reduced to a powder by hand pressure when dry. Friable asbestos can be crumbled, pulverized, or reduced to a powder by hand pressure when dry. The EPA and the Occupational Safety and Health Administration (OSHA) maintain comprehensive lists of suspect ACMs frequently found during inspections. Appendix A contains a list of homogeneous areas found during this inspection. Appendix B contains summary tables of the samples taken with results. Appendix C contains the analytical results from the laboratory. 2.3 SUSPECT ASBESTOS CONTAINING MATERIALS Suspect ACMs are building materials historically known to contain asbestos and therefore suspected to contain asbestos. On March 17, 2020, twenty-seven (27) samples were submitted under chain -of -custody procedures to Reservoirs Environmental, Inc. of Denver, Colorado, for analysis by polarized light microscopy with dispersion staining techniques per EPA methodology (40 CFR 763, Subpart F). Microscopic visual estimation was used in obtaining the percentage of asbestos in bulk samples. Reservoirs is accredited under the National Voluntary Laboratory Accreditation Program NVLAP. Appendix C contains these analytical results. 2.4 LABORATORY RESULTS Based on the laboratory results, asbestos was not detected in the plaster, caulking, grouts or flooring. 2.5 RECOMMENDATIONS Please work safely. Should other materials be discovered during renovation that were not sampled as part of this report, please stop and contact us at 720.468.2420. 2.6 GENERAL COMMENTS The bulk sampling was conducted in a manner consistent with the level of care and skill ordinarily exercised by members of the profession currently practicing under similar conditions in the same locale. The results, findings, conclusions and recommendations expressed in this report are based on conditions observed during our site visit. The information contained in this report is relevant to the date on which the sampling was performed, and should not be relied upon to represent conditions at a later date. This report has been prepared on behalf of and exclusively for use by the Client for specific application to the project as discussed. Contractors or consultants reviewing this report must draw their own conclusions regarding further investigation or remediation deemed necessary. EQM does not warrant the work of regulatory agencies, laboratories or other third parties supplying information which may have been used in the preparation of this report. Over -spray of texture is implied throughout the structure. 3.0 CONCLUSION EQM has performed a limited specific -bulk sampling at the subject property.
