' yw. k M 4 Soils and Foundation Investigation Project No. 1784 Page 2 This report presents the results of a soils and foundation investigation I for a proposed residence to be located at 3223 Jellison Street in Wheat Ridge, Colorado. A single family residence with a crawl space is proposed. The test borings were located as indicated on Figure 1. A site specific house plan was not available at the time of our report preparation. The purpose of our investigation was to evaluate subsurface conditions at the site and provide geotechnical recommendations for the proposed construction. The report presents a description of subsurface conditions encountered at the site, recommended foundation system, and design and construction criteria influenced by the subsurface conditions, The report is based on data developed during the field and laboratory investigations and our experience, A summary of our findings and recommendations is presented below, CONCLUSIONS 1. Subsurface materials encountered in Test Hole I (TH-1) consisted of a thin topsoil/root zone layer, underlain to 7 feet by slightly sandy, lean clay, underlain by claystone bedrock to 27 feet, underlain by very hard sandstone bedrock to the maximum depth explored of 30 feet. Subsurface mate6als encountered in Test Hole 2 (TH-2) consisted of a thin topsoil/root zone layer, underlainfeet by slightly sandy, lean clay, underlain by claystone bedrock to the maximum depth explored of 15 feet, 2. Free water was encountered at 14 feet at the time of drilling. The borings were checked one hour after drilling and 7 days after drilling. Ground water was measured at a depth of 5 feet after one hour and after 7 days, ground water was present at a depth of I foot in TH-1 and at 3 feet in TH-2. 3. Due to shallow groundwater, no below grade construction should be attempted and fill soils are recommended to raise the site elevations. The proposed residence can be constructed with either a drilled pier foundation system or a rigid spread footing foundation system bottomed on a minimum of 3 feet of structural fill material (requires removal of 2 feet of existing soil) and a minimum of 2 feet (bottom of footing elevation) above ground water, footings are to be bottomed approximately I foot above existing grade after structural fill placement to raise the site elevation. Structural fill should extend a minimum of 3 feet beyond the edge of proposed footings, or at a 11 slope beyond the edge of footings. Helical piers may be utilized in lieu of drilled piers. Design and construction criteria are presented in the body of the report. Project No. 1784 Page 3 4. Structural elements such as foundations, interior or exterior flatwork, pavements etc. should be bottomed on properly compacted structural fill or road base material. The soils are suitable for support of slab -on -grade construction with a low risk of movement or cracking due to expansive soils and/or soil settlement. Any stabs supported on grade should be free to move vertically, and not tied to the structure, 5. An interior foundation drain should be installed as indicated on Figures 6-7. A vapor barrier is to be installed in the crawl space due to the presence of shallow ground water, 6. Positive drainage down and away from all foundation walls should be established and maintained at all times. PROPOSED CONSTRUCTION A single family residence with an attached garage and a crawl space is proposed. The proposed residence is assumed to consist of concrete and wood frame construction and relatively light construction loads are anticipated. Detailed plans for the proposed construction were not provided at the time of this investigation. No below grade construction should be attempted. SITE CONDITIONS The lot is vacant and is located in an established residential area of Wheat Ridge, Colorado. The locations of the exploratory borings are presented on Figure 1. The site has a gentle slope to the no and east. The lot has a moderate cover of grasses with some shrubs on the site. INVESTIGATION Subsurface conditions were investigated on February 24 and March 2, 2015 by drilling two exploratory borings at the locations indicated on Figure 1. The borings were advanced using a 4 -inch diameter continuous flight auger powered by a CME -45 drilling rig. Samples were taken at select intervals using a California sampler, which was driven into the soil by dropping a 140 -pound hammer through a free fall of 30 inches, The number of blows required to drive the sampler into the soil is known as a penetration test, The number of blows required Soils and Foundation Investigation Project No. 1784 Page 4 for the sampler to penetrate 12 inches is evaluated and gives an indication of the consistency or relative density of the soils and bedrock. The results of the penetration tests and logs of the material encountered are presented on the Logs of Exploratory Borings, Figure 2. Samples were returned to the laboratory where they were visually classified and testing was assigned to evaluate the engineering properties of the soil layers, Laboratory testing consisted of swell - consolidation testing and moisture -density determinations. The results of the laboratory tests are presented on Figures 2 - 5. Additional subsurface details are presented on Figure 2. The geotechnical practice in the Denver and surrounding area uses a relative scale to evaluate swelling potentials. When the sample is wetted under a surcharge pressure of 1000 pounds per square foot (PSF), the measured swell is classified as low, moderate, high, or very high. It is important to note that measured swell is not the only criteria for slab - on -grade recommendations and additional factors are considered by the geotechnical engineer when evaluating the risk for slab -on -grade construction. Swell -consolidation test results are presented on Figures 3-5. EXCAVATIONS Excavations should not remain open for extended periods of time, permitting wetting or drying of the bearing materials. Moisture changes of the bearing materials may increase the risk for movement. The materials encountered within the depth of excavations on site are categorized as Type C according to the Occupational Safety and Health Administration (OSHA). Based on published OSHA guidelines, the temporary excavations in the Type C soils can have a maximum temporary slope of 1.51.0 horizontal:vertical (H:V) or 34 degrees. These inclinations are reasonable for the conditions at the site. Exceeding these inclinations will increase the chance of deformation, especially over a long time period. Some localized deformation of the bank may occur, especially during wet weather, loading or with vibrations, Care should be taken when working near the sides of the excavation at all times, and the slopes should be monitored by onsite personnel during construction for `:• No. :• Page 6 evidence of sloughing, bulging or toppling of the sidewalls or cracking at the ground surface, Surcharge loading at the top of the cut by equipment, materials, or vehicles must be avoided, since surcharge loading will increase the risk of caving. Spoils of the excavation must be placed a minimum of 2 horizontal feet from the edge of the excavation. A geotechnical engineer should observe the completed excavation prior to foundation installation. Where the recommended excavation inclination crosses property boundaries or is within the influence (1.51) of the bottom of shallow foundations on adjacent properties, we recommend slopes be evaluated for shoring. SITE PREPARATION Organic material and debris should be removed from the foundation area and wasted off site or used for non-structural purposes. Where required, structural fill should be placed in 8 -inch uncompacted thickness lifts and compacted to 95 percent of the standard Proctor maximum dry density (MPD) within 2 percent of the optimum moisture content (OMC). Structural fill is a material that classifies as sand according to the Unified Soil Classification System possessing a silt and clay fraction less than 25 percent, a liquid limit less than 40 and a plasticity index less than 20. Coarse-grained material larger than 3 inches in diameter should not be utilized. Structures supported by insufficiently compacted structural fill may settle. Any fill not utilized for structural purposes should be compacted to 90 percent MPD within 2 percent of the OMC. A geotechnical engineer should review earthwork placement activities. This requires removal of a minimum of 2 feet of existing soil and placement of 3 feet of properly compacted structural fill. Footings must also be bottomed a minimum of 2 feet (bottom of footing elevation) above ground water elevation, which is located approximately I foot in depth below grade. Three feet of properly compacted structural fill must be placed between the footing foundation elevation and the clay for stabilization and a reduction in movement potential for the footing foundation. Drilled piers should have a minimum length of 18 feet with a minimum of 6 feet of penetration into the competent bedrock. Piers should be designed for a maximum allowable end bearing pressure of 20,000 PSF and an allowable skin friction (side shear) of 2,000 PSF for the portion in bedrock. Piers should be designed for a minimum deadload pressure of 10,000 PSF times pier end area. If minimum deadloads can not be obtained, the piers should be lengthened using 2,000 PSF in side shear for the portion of the pier in bedrock. Project No, 1784 Page 8 • 3. Groundwater was encountered in both test holes during drilling or and was observed after 7 days at depths ranging from I to 3 feet. Therefore, dewatering should be expected during drilled pier installation. Concrete should be onsite at the time of drilling and placed immediately after the pier is drilled and inspected. If groundwater enters the boring (which is likely), tremie (underwater) concrete placement will be necessary, Concrete should not be placed in more than 3 inches of water without tremie placement. 4. The installation of the piers should be observed by a representative of our office to observe piers are bottomed in suitable material and holes are properly cleaned, 5. Very moist soil to wet soil may be encountered in the excavation due to shallow ground water at the site. We recommend removal of 2 feet of onsite soil and replacement with 3 feet of properly compacted structural fill to create a proper building pad. Steel helical piers are an acceptable alternative to drilled pier's for this site, and may be desirable due to shallow ground water encountered at the site. In this case, the helical pier contractor uses information from this report and loading information from the structural engineer to determine the type and size or helical pier needed for the project. These piers should be installed into bedrock. At this site, it is recommended the piers be installed into the bedrock encountered at the site with a minimum length oV4,8,,,,feet, and per minimum torque requirements for prescribed loads. I nnd this condition to be DAN GEROUS, I have told the Contractor that another set of 2)(10 beams with adjustable columns and concrete pad footing should be installed to support this floor and the beam on the north side of this floor. 2. Now that the exterior deck on the west side has been pulled away, it is obvious that the existing masonry stem wall holding up the main level floor is of EXTREMELY POOR quality, After all the structural reinforcing beams are done in the crawl space, soli should be brought into the crawl space and stacked up against the exterior walls, Then the current opening should be closed off with masonry to allow for only a 16"x24" access way entry into the crawl space. Then exterior soil may be carefully replaced, Please know that I find the current construction to be DANGEROUS, 3. Due to the extremely poor construction ofthe crawlspace masonry wall described above, I told the Contractor not to park the pier drilling truck to the back of the house. I felt strongly that the weight of the drill rig would impose enough pressure on the existing masonry wall that It would likely damage It severely, It is therefore my recommendation that after all the above work is complete, that a helical pier be Installed to support the column on the west side of the house that supports the ridge beam of the new roof, Helical pier Installation is muoh less intrusive than a drilled pier, but cost about $900 each, 4. I also want to make clear that the depth of the drilled piers Is a mlni!I\YmJength of 15ft deep, This Is shown clearly on the drawings, but I'm not sure all parties are completely aware of It. The drilled piers lIlllst be drilled until it hits solid material. In that part of Wheat Ridge that depth varies from 8ft to 20ft, S. It has become quite clear that the construction budget has become tight. I called a local sales representative of Boise (the wholesale distributer of the roof joists and beams) and asked them if there was any possibility of returning their product. They stated that the way it works is: the supplier that the Contractor bought it from would call Boise and negotiate a return, Boise would charge a restocking fee but It is possible to get back ~of your money for the wood structural membere, I think you will need to lean on your supplier a little, but it can be done, I do not consider the reinforcing described above as being optional. I cannot stress enough how strongly I feel that the existing floor and masonry stem wall need to be reinforced for basic safety, Also please note that none of the existing reside,nce foundations come close to meeting current building codes, What I am suggesting above are "band aides" to make the structure safer for occupancy of the current owner. Personally, I do not consider this house with this existing foundation to have any re.sale value even after the new roof is put on. I am sure you don't want to hear that, but I am considering this project to be an Increase in the standard of living for your father and not an increase in value of the property, I took on this job at 1/3 my typical pay rate because I wanted to be sure that as much money as possible could go to the actual reinforcing of your fathers house, I would suggest that you take another look at the project, the finances, and desired re-sale of the property and see If putting a new or used modular home might not be a better solution and wiser investment than putting a bunch of band-aides on, Certainly the drilled pier foundations that are being Installed could be used to support a modular building. The Flood Hazard Area Delineation for Clear Creek document was used in my review. Elevations between the property in question and 100-year level were compared and this indicated that the flooding in this area is approximately just above six (6) inches and is probable in backwater area. Therefore, the impact of the proposed 6-ft Wooden Fence is minimal. The flooding in this area either has no or low flow velocity and will slowly rise, and slowly subsides rather than being drained quickly by flowing downstream. Due to the encroachment into the flood plain, the applicant must complete an application for Class I Special Exception to the Flood Plain.
