Structural Engineering Consulting 4705 Lincoln St., Denver CO 80216 - 720-666-8888 As requested by Rod Martin's Complete Basement Systems, a site visit for the purpose of observing the structure for foundation movement was performed at 3905 Garrison St., Wheat Ridge, CO 80033 on April 19th, 2019 at approximately 1:00 PM. The visit was performed by Dillon Fox, P.E. The structure is a residential home with a crawlspace. The foundation is made of poured concrete. The structure appears to be constructed of brick. There were no structural or architectural plans available at the time of the observation. The focus of the site visit was on the north side of the home due to visible cracking in the plaster as well as proposed work by Rod Martin's Complete Basement Systems. The home is assumed to face east based on satellite images. The inspection was visual. Observations 1. Cracking in the ceiling plaster in northeast corner of home 2. Cracking in the plaster above several doors and windows 3. Cracking in foundation near existing gutter downspout Recommendations The cracking in the plaster is likely due to vertical movement of the foundation. Typically vertical movement is due to expansion and contraction of the soil due to fluctuating moisture content, or due to a loss in bearing capacity as the soil becomes saturated. The solution is to ensure proper drainage away from the foundation and prevent any water from infiltrating the soil around the foundation. The following is a list of recommended repairs: 1. Install (7) helical piers to stabilize the vertical movement. 2. Install (4) new steel monoposts under the crawlspace beam 3. If movement continues, additional helical piers may be required 4. Monitor vertical movement Site Drainage The site appears to have some drainage established, which should be maintained and improved further if possible. Several new downspout extensions appear to have been added recently and the owner should maintain these and keep them connected to the downspouts to help move water ard=tothe foundation. Water infiltration around a foundation is a primary cause of many foundatio is visible cracking in the foundation near where the downspout is located. Without complete observation, some assumptions have been required to be made regarding the composition, quality, and strength. These assumptions may not be verifiable without the client spending addition money to excavate or destroying and replacing the full existing foundation in its entirety. The Client agrees that, except in cases of extreme negligence of the Engineer, to hold the Engineer harmless and will defend the Engineer from any and all claims for the services we have provided.
