Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE

Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

c. CUSTOMER agrees that this contract will be for the ALL OF INSURANCE PROCEEDS, and this
contract is void unless full roof replacemernt is authorized by CUSTOMER's insurance company;

deductible, that BEACON shall not be responsible for payment of such deductible, and that Customer is liable

2. Description of Work; Permits; Taxes. BEACON shall perform the work described in this contract in
accordance with the Specifications set forth on the contract cover page and with any agreed-upon change orders
(the "Work")All required building permits will be obtained and paid for by BEACON_ With respect to roof
repairs, CUSTOMER acknowledges that the color, texture and planes between existing and new materials may
not match and may be detectable, despite BEACON's reasonable efforts at matching. All charges, taxes,
assessments c r fees required by any governmental body shall be paid. for by CUSTOMER.
3. Payment; Lien Waivers_ Payment of all amounts due for contracts subject to the insurance contingency of
Section 1 shall be due and payable immediately upon receipt by CUSTOMER of insurance proceeds. Unless
otherwise agreed in writing, payment for contracts not subject to the insurance contingency of Section 1 shall as
follows: 50,o of the estimated total contract amount set forth on the front of this contract shall be due upon
execution of this contract by CUSTOMER and SO% of the estimated total contract amount set forth on the front
of this contract, plus amounts due pursuant to Section 5, shall be due upon substantial completion of this
contract by BEACON_ Substantial completion shall be determined by BEACON in good faith_ Customer
shall make no deductions or make any set-off against amounts owed to BEACON_ BEACON shall deliver all
final lien waivers anal warranties only upon receipt of final payment due under the contract.
4. Late Charge/Finance Charge. In the event CUSTOMER fails to make any payment when due, CUSTOMER
shall pay to BEACON (a) a late charge in the amount of 1 O% of the outstanding invoice amount; and (b)
interest at the rate of 1 % % per month, or 1 8 % per annum., for any amount not paid with 30 days of date when
due. The late charge and finance charge shall be in addition to BEACON's other rights and remedies hereunder,
or at law or in equity.
5. Change Orders; Changes to Work. Should CUSTOMER, CUSTOMER's insurance company or any
governmental body or inspector require modifications to the work or specifications contained in the contract,
any cost incurred shall be added to the contract price as extra work and CUSTOMER agrees to pay BEACON
its normal selling price for such work_ Any changes or extra work. will be approved by both parties in a written
change order_ All change orders will become a part of this contract and will be incorporated herein. All changes
to the Work requested by CUSTOMER a»d/or CUSTOMER's insurance company, subject to Contractor's
approval, or changes to the Work required by any governmental agency (collectively "at CUST(DMER'S
request") shall be deemed a Change Order_ CUSTOMER shall pay to BEACON any increase to the estimated
total amount due prior to the approved work being performed, or, at BEACON'S option, at the time of final
payment, or as set forth in the change order_ Additional work is frequently identified during demolition and
required to complete the work pursuant to this contract_ CUSTOMER. acknowledges that the process of
repairing and/or replacing a roof may also consist of removal of existing decking and/or replacement of
damaged improvements like eaves, gutters, soffits, etc_, before, during and after repair or replacement has
begun, any and/or all of which is additional work beyond the Specifications which requires a change order. All
such additional required work will constitute a change order and shall result in an increase in the contract
amount. To the extent that additional work is performed or materials delivered at CUSTOMER's request which
is not the subject of a signed change order, BEACON shall be entitled to recover the costs (including but not
limited to labor costs) thereof, plus an additional 20 % .
6. Customer's Responsibilities_ CUSTOMER shall be responsible for the following:
a. To provide for a storage area at the work site for the delivery and storage of materials and to assume
the risk of loss by theft, vandalism or casualty to such materials;
b. To relocate and protect an item that prevents BEACON from having free access to the work site,
including without limitation, any TV or radio antennas and satellite dishes_ If CUSTOMER fails to relocate
such items, BEACON may relocate such items, but in no event shall BEACON be responsible for any damage
incurred during Such relocation or Work.
�. To conre,L any defects not covered by this contract recognized during the C011rse of13.EAC ON's work,
including without limitation, any dry rot, structural defects or code violations; CUSTOMER warrants that the
home and all parts of the roof, except for what is identified in the Specifications, is in compliance with all
applicable bvdlding codes;
d. To maintain property insurance on the premises before and during the work in progress. If
BEACON'S work is damaged or destroyed at any time during the project by accident, disaster, theft or
vandalism, any labor or materials provided by BEACON in re -roofing or restoring the project shall be paid as
extra work by CUSTOMER.

existing carport with a storage area to be built with a zero lot line,
2, The property's location within the flood plain,
After an extensive search, we were unable to locate either a variance approval or a building
permit for the carport, What this means, is that there is a possibility that the carport is an illegal
non.conforming structure, Since it already exists, the City would allow the carport to remain as
long as 50% or more of the structure is not damaged or repaired.
Because of the location of the property within the flood plain, no construction or any additional
structure will be allowed on the property without approval of a flood plain exception. Once the
carport has deteriorated, it will not be able to be rebuilt without a flood plain exception,
