Whether or not a variance had been granted by the City or County allowing the existing carport with a storage area to be built with a zero lot line, 2, The property's location within the flood plain, After an extensive search, we were unable to locate either a variance approval or a building permit for the carport, What this means, is that there is a possibility that the carport is an illegal non.conforming structure, Since it already exists, the City would allow the carport to remain as long as 50% or more of the structure is not damaged or repaired. Because of the location of the property within the flood plain, no construction or any additional structure will be allowed on the property without approval of a flood plain exception. Once the carport has deteriorated, it will not be able to be rebuilt without a flood plain exception, Should you have any further questions, please contact me at 303/235-2346.
