Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

I. This permit was issued based on the information provided in the permit application and accompanying plans and specifications and is

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original ermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.

5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, an violation of any provision of any
applicable code an rdinance or regulation of this jurisdiction. Approval of work is subject to field inspection.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICT( -UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if

For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

GENERAL PROVISIONS
GOLDEN SPIKE ROOFING, Inc. warrants all work for a period of �years following completion. If insurance proceeds are used to pay for services
rendered contractor may not waive or rebate the deductible, in part or in whole. All work shall be performed in a workmanship like manner and. in
compliance with all city building codes and other applicable laws. Contractor may, at its discretion, engage subcontractors to perform work
hereunder, provided individuals are duly licensed to perform said work, and Contractor shall remain responsible for proper completion of this
contract. Contractor is adequately insured for injury to its employees as a result of acts of employees/subcontractors, and Owner agrees to carry
homeowner's and other necessary insurance. Contractor carries commercial liability insurance through the John Brown agency, Farmers Insurance,
they can be contacted at 773-770-2100. Homeowner has a three day right to rescind the contract with no penalties. No down payment is required.
Contractor shall not be liable for any delay due to circumstances beyond its control including weather, disaster, strikes, casualty, or general

As a result of policy changes enacted by the Building Division on October 2, 2008, to promote the installation of
renewable energy systems in the City of Wheat Ridge and uniform application of SB 08-117, aggregate fees for
residential solar installation permits in the City of Wheat Ridge have been capped at a maximum of $500.00,
including all use taxes and permit and plan review fees.
In response to this policy change, the Building Division has retroactively applied this policy to permit number
080808, purchased by your firm on 07/21/08, which has resulted in the enclosed refund check in the amount of

determine the acceptability for the installation of a new Photovoltaic Electrical system. We
examined the attic to see the roof supports, the house for existing cracks from other
movements and the exterior. There are always areas that are not observable and we attempted
to determine the framing method in those locations.

The standard racking system uses I 5/16" diameter lag bolts driven into the rafters or the top
chord of any trusses. These lag bolts have a safe working limit of 1,000 pounds per fastener
in hem-fir, doug-fir is higher. This allows a safety factor of approximately 2. The feet need to
be anchored with a minimum of I 5/16"-shank diameter lag bolt driven a minimum of 1-1/2"
of thread depth into the rafters.

acceptable.
Please note, anytime you add weight to the roof there is a rapid change of loading. This
change in loading, movement of materials and men, and the pounding that occurs, can cause
small drywall cracks. These are not structural. If you observe any cracking, please call our
office so we can make sure that there is nothing else that may have occurred. This type of
cracking is due to normal house movement and is not the responsibility of the roofing
contractor or the engineer.
This opinion is based on the conditions observed. Calculations for acceptability are based on
the conditions observed using current versions of analysis software. Change of use or loading
by conditions outside of those observed can change the results of the analysis. Alterations to
the framing will require a new analysis.

Standoffs and Flashings
The installer is solely responsible for:
Complying with all applicable local or national build-
ing codes, including any that may supercede this
manual;
Ensuring that UniRac and other products are appro-
priate for the particular installation and the installa-
tion environment;
Ensuring that the roof, its rafters, connections, and
other structural support members can support the ar-
ray under building live load conditions;
Using only UniRac parts and installer-supplied parts
as specified by UniRac (substitution of parts may void
the warranty);
Maintaining the waterproof integrity of the roof; and
Ensuring safe installation of all electrical aspects of
the PV array.
Planning and installation
There are many possible configurations of standoffs and flashing. The three examples
here illustrate major product varieties and installation settings.

Remove a tile over a rafter. Install the base of a two-piece standoft ensuring that both lag bolts
are screwed into the rafter. Install soft aluminwnflashing over the base, inserting it under the
tile above and forming it to the shape of the tile. In.sert standoff shaft through the opening in
the flashing, screwing it down firmly in place onto the base. Seal with roofing cement or other
appropriate compound.
Attach L-feet to standoffs. Slide L-foot mounting bolts along slot on SunFrame (or SolarMount)
rail. In.sertfooring bolts through L-feet and fasten with flange nuts.

Cut an opening in the roofing material over a rafter to accommodate the flcuhing riser. Install
the standoff, ensuring that both lag bolts are screwed into the rafter. Insert the flashing under
the shingle above and over the shaft a/the standoff. No-Calk collar does not require sealing of the
flashing and standoff shaft.
Attach L-feet to standoffs. Slide L.foot mounting bolts along slot on SunFrame (or SolarMount)

UniRac. Inc.. warrants to the original purchaser
{"Purchaser") of product(s) that it manufactures
("Product") at the original installation site that
the Product shall be free from defects in material
and workmanship for a period of ten (10) years,
except for the anodized finish. which tinish
shall be free from visible peeling. or cracking or
chalking under normal atmospheric conditions
for a period of five (5) years, from the eartier
of I) the date the installation of the Product is
completed. or 2) 30 days after the purchase of
the Product by the original Purchaser ("Finish
Warranty").
The Finish Warranty does not apply to any
foreign residue deposited on the finish. AU
installations in corrosive atmospheric conditions
are exc.Juded.The FinishWan-anty isVOID if
the practices specified by AAMA 609 & 610-02
- "Cleaning and Maintenance for Architecturally
finished Aluminum" (www.aamanet.org) are not

for consequential, contingent or incidental
damages arising out of the use of the Product by
Purchaser under any circumstances.
If within the specified Warranty periods the

defective. then UniRac shall repair or replace
the defective Product, or any part thereof.
in UniRac's sole discretion. Such repair or
replacement shall completely satisfy and
discharge all of UniRac's liability with respect to

Dear Mr. Grissom:
This letter is in regard to your buildi permit application for property located at 428
Street.
The subject property is located within the Clear Cree -year floodplain, which will require
approval of a Class II floodplain special exception permit before a building permit can be issued.
The Class II permit requires submission of a study prepared by a registered engineer competent in
open-channel hydraulics as to the impact of the improvements on the capacity of the floodplain. A
public hearing is required before the Board of Adjustment who makes the determination whether
the permit will be issued. The fee for a class II special exception permit is $750 plus a $90 public
noticing fee for the Board of Adjustment hearing.
Attached is a copy of the floodplain regulations outlining the requirements of the special exception
process.

JlJ,."ffThe owner, James, Grissom, is requesting a permit to allow construction of an attached
garage, a porch and 6' solid fence within the Clear Creek 100-year flood plain. The flood plain
administrator has approved the permit with the following condition: the fence should either be
constructed of a "shadow box" design to allow flood waters to flow through unobstructed or it
should be elevated a minimum of 6" from existing grade.
As part of the flood plain approval, a variance has been granted by the flood plain administrator to
not require elevation of the floor level of the garage above the base flood elevation. The finding
supporting the variance is that the garage is an addition to an existing residential structure, which
does not meet the current elevation requirement as it was built prior to participation by the City of
Wheat Ridge in the National Flood Insurance Program.
