The scope of the investigation consisted of drilling four test borings over the planned building location to a maximum depth of 25 feet, obtaining relatively undisturbed soil samples using the standard penetration test procedure along with selected disturbed grab samples, and performing field and laboratory tests on the recovered materials as a basis for the recommendations contained herein. In addition, we utilized engineering judgement based on experience in examining the samples and site conditions and in formulating the contents of this report. Mr. Marchese Soil Analytics -2- August 22, 1995 Job #3017 A The parties specifically agree that Soil Analytics and Foundation Engineering, Inc. has not been retained to perform tests or render an opinion concerning environmental issues, hazardous waste, or soil contamination considerations, or any matters beyond providing recommendations for foundation design and construction for the planned building at the site. CONCLUSIONS 1. The borings encountered an upper layer of loose, compressible sand-silt materials which extended to a maximum depth of 2'_6". Further, some of these materials may have been disturbed by the construction of the foundation of the building just beyond the north property line and by the construction of the drainage inlet presently located inside of the northeast corner of the proposed new building. All new foundations should be constructed below the level of the sand-silt soils and at least 2'_6" below existing groundlevel. 2. The sand-silt soils are underlain by granular flood plain deposits ranging from gravels to sands. As far as is known, this layer is non expansive. It is acceptable for the support of properly designed and constructed spread footing foundations. 3. Claystone bedrock materials were encountered below the 16 to 17.5-foot level at the base of the sand and gravel layer. The underlaying claystone bedrock appear to be located so deep that it will not affect the foundations of the proposed building. Me. Marchese Soil Analytics -3- August 22, 1995 Job #3017A 4. Subject to proper sub grade preparation and base construction, conditions appear favorable for slab-on-grade floor construction. 5. Good surface drainage of moisture must be constructed and maintained and irrigation must be minimized to reduce the risk of the subsoils being excessively wetted and thus experiencing possible settlement after construction. PROPOSED CONSTRUCIION We understand that a 40' x 108' automotive shop building utilizing exterior masonry walls will be constructed. The building height will be about 20 feet and the roof line will be almost flat. The floor will be constructed as a concrete slab-on-grade and no basement level will be constructed. Dead loads on foundations are expected to vary from about 1000 pounds per lineal foot to about 1800 pIf. The floor level will presumably be raised about 1 foot, or less, above existing grades and the foundation excavation will be made at least 2.5 feet deep below existing grade. SITE CONDITIONS The property is located on the west side of Garrison Street in the city of Wheat Ridge, Colorado. The ground surface slopes slightly towards the north at about 0.0 to 0.5 percent. The ground cover consists of weeds, bare soil, and asphaltic concrete pavement remains. We understand that a restaurant building was once located south of the proposed location of the new building. Mr. Marchese Soil Analytics -4- August 22, 1995 Job #3017A The restaurant structure has been completely removed from the property. As far as we know, no buildings of any consequence have ever been built within the location of the proposed building. SUBSURFACE CONDITIONS Subsoil conditions were investigated by drilling four test borings over the site at the locations shown on Figure 1. The graphic logs and explanations of the four exploratory borings are shown on Figures 2 through 4. The blow counts from standard penetration tests are recorded at various depths on the graphic log for each boring. Samples of the relatively undisturbed upper soils present at proposed bearing levels obtained from the penetration tests were subjected to the laboratory swell-consolidation test. The swell consolidation curves for the samples tested are given on Figure 5. In addition, the particle size distribution was determined for four samples representative of the upper soil layers which will be located above and below foundation bearing levels. The particle size distribution analysis for these various samples are given on Figures 6 through 9. Finally, Table 1 lists the soil classifications of the various materials tested along with the results of significant index property tests which were performed. Generally speaking, the soil profile encountered by the borings appears to be fairly predictable over the site. Loose to firm sand-silt soils were encountered from groundlevel to a maximum depth of about 2'-6". The classification of this upper layer generally ranges from sandy silts (ML) to silty sands (SM). Penetration test blow counts in this layer ranged from 5/12 to 16/12. The average measured moisture content of the sand-silt soils was 17.5 percent and Mr. Marchese Soil Analytics -5- August 22, 1995 Job #3017 A the average laboratory determined dry density was 97.4 pounds per cubic foot. This is a rather modest density level and is indicative of a relatively low allowable soil bearing pressure. This soil is essentially non expansive and while it is satisfactory for supporting foundation footings with light load intensities, it may settle excessively if the applied pressures are increased beyond the safe bearing value or if disturbed materials are present. Below the sand-silt soils the borings encountered a loose to firm mixture of gravel and sand with a low silt content. These materials, which are ancient stream valley flood plain deposits, extended generally to the 16-foot or 17.5-foot level and were saturated with a perched water table generally below a minimum depth of 5.8 feet. The bearing capacity of this layer is greater than that of the overlaying sand-silts and it is non expansive with the exception of the possible presence of undetected clay pockets which might be present at some locations within the lower half of the layer. Below the granular materials the borings which penetrated beyond the base of these materials encountered hard claystone bedrock. If the claystone bedrock were to be present below the building sites at shallow depths, it could present an expansive soil problem. However, it should not affect the planned construction provided that its proximity to groundlevel does not substantially vary from that indicated by the borings. FOUNDATION RECOMMENDATIONS Based on the results of the investigation, we recommend that the proposed building be founded on standard spread footing foundations placed at least Mr. Marchese Soil Analytics -6- August 22, 1995 Job #3017A 2'_6" below present groundlevel in order to bear below the level of the upper compressible sand-silt soils. In addition, footings should be located at least 3'_0" below final exterior grades to provide frost protection. Footing foundations bearing on the underlaying undisturbed gravel and sand soils should be designed using a maximum allowable soil bearing pressure of 1,500 pounds per square foot. We believe it is important to remove the upper sand-silt soils from bearing locations and place the footings at least 2'_6" deep below existing groundlevel since these upper soils are loose and compressible at some locations. Further, some of these upper soils may have been disturbed by the construction of the foundation for the building located just beyond the north property line. In addition, soil disturbance is no doubt associated with a 4' x 2' drainage inlet apparently located within the northeast corner of the building area. Additional disturbance will result from the removal of this feature. Refer to the next section of this report for remedial measures for disturbed areas located below bearing level. We recommend that all continuously bearing concrete foundation walls be well reinforced longitudinally with at least two #5 bars, top and bottom, and under blockouts. We further recommend that all concrete foundation walls contain sufficient horizontal reinforcing to enable them to span an unsupported distance of at least 15 feet. Mr. Marchese Soil Analytics -7- August 22, 1995 Job #3017A PREPARATION OF UNSUITABLE FOUNDATION BEARING AREAS Care must be used in the preparation of all foundation bearing areas since excessive settlement may result if incompetent materials are present. Prior to foundation construction, the base of the completed excavation should be thoroughly inspected for loose, disturbed, frozen, and otherwise unsuitable materials including improperly placed fill. All disturbed and unsuitable foundation materials must be completely removed and the resulting excavation should be backfilled with good quality non expansive imported granular structural fill materials, such as granite sand, compacted to at least 100 percent of standard Proctor density at optimum moisture content or else the foundations must be extended sufficiently deep to bear on t/1.e underlaying natural undisturbed soils. All structural fill must be compacted in 8-inch lifts to the stated density level and moisture content. The compacted backfill must extend upward to the level of all structural foundation elements. ACTIVE CASE LATERAL EARTH PRESSURES ON FOUNDATIONS If backfill is placed to the same height and degree of compaction on the interior and the exterior faces of foundation walls, then the backfill should not result in a net unbalanced pressure on the walls. If there are locations where this will not be true, then the designer will need to account for the lateral earth pressures on walls. We recommend that non expansive granular materials be used as the backfill for foundation walls. If the non expansive fill is only moderately compacted Mr. Marchese Soil Analytics -8- August 22, 1995 Job #3017A using hand equipment to 95 percent of standard Proctor density and to the extent that it does not settle after construction, the foundation walls should be designed for an equivalent active case fluid pressure of at least 40 pounds per cubic foot. Care must be taken not to overcompact the backfill or to operate heavy equipment above the foundation wall backfill since this will result in excessive earth pressures on foundation walls. FLOOR CONSTRUCTION Generally speaking, subsoil conditions at the site are favorable for slab-on- grade floor construction subject to proper preparation of the subgrade. All vegetable matter and frozen or other unsuitable material must be completely removed from the area, and the underlaying soils below slabs should be scarified to a depth of several inches in preparation for placement of the imported non expansive granular base layer. The non expansive granular base used to elevate floors above groundlevel should be compacted in 8-inch lifts to 100 percent of standard Proctor density at optimum moisture content. The concrete slab-on-grade floor should be properly designed with respect to thickness, strength of concrete, reinforcement, and joint spacing, taking into account the service requirements and the nature of the anticipated loadings that will be applied. Although we did not detect the presence of significantly expansive soils at and substantially below proposed building elevations, we believe it is advisable to construct floating slabs and separate the slabs from all bearing members and utility lines to allow their independent movement. Mr. Marchese Soil Analytics -9- August 22, 1995 Job #3017 A Specifically, expansion joints should be provided between slabs and foundation walls and frictionless sleeves should be proved for all utility lines and columns which pass through the slabs. In addition, to provide protection against unknown conditions or subsoils anomalies, it is desirable to provide a minimum 1.0 inch void space above or below all partitions on slabs. Flexible connections should be used for all slab bearing mechanical equipment to provide for at least 1.0 inch of free vertical movement. BACKFILL AND SURFACE DRAINAGE Since it could result in their settlement, the foundation soils should be prevented from being excessively wetted after construction. This can generally be assisted by using a positively sloped backfill and by compacting the backfill sufficiently so that it does not settle following construction. The backfill should be free of debris and should be moistened and compacted taking into account the considerations described in the previous section on lateral earth pressures. Some water can be blended with the backfill at the location of the stockpile but away from the foundation locations to permit proper compaction; however, the backfill must not be puddled. If any settlement should occur in the backfill, it could adversely affect utility lines which transmit fluids and pass through the foundation walls. It is not uncommon for such piping to shear at the foundation walls due to movements in the backfill. It is recommended that the pipes pass through slotted openings in the foundation walls or that flexible connections be used to compensate for shifting of the foundation wall backfill. It is also Mr. Marchese Soil Analytics -10- August 22, 1995 Job #3017A recommended that all water lines be carefully pressure tested prior to final acceptance and that any leaks detected be repaired. The final grade should be sloped well away from the structure on all sides. A minimum slope of 6 inches in the first 5 feet is recommended. All downspouts should discharge into extensions which slope away from the foundation walls and extend beyond the limits of all backfill. The point of discharge should be onto the paved areas located beyond the landscaped areas and good drainage should be maintained at this point. All owners of the structure should be advised of the need for keeping moisture away from the foundation and slab-on-ground areas. In no event should an automatic sprinkler system be installed next to the foundation walls. Any plants used for landscaping near buildings should be of a variety requiring little, if any, irrigation. The ground surface in the area may be lined with a suitable geotextile fabric to control plant growth. The area next to each structure may then be covered with gravel, bark chips, or other materials requiring no rainfall or irrigation. GROUNDWATER CONSIDERATIONS AND UNDERDRAIN SYSTEM Based on the planned non basement construction and the soil profile, we do not believe that a perimeter foundation drain system is needed or would serve a useful purpose for the proposed building. Presently, a perched water table is located approximately 5.8 feet below groundlevel, and the probability of the water level rising significantly appears remote in view of the permeable nature of the overlaying materials. Please be aware of the following items regarding the construction of the project: 1. The proposed drainage facilities shall be constructed and approved by the City of Wheat Ridge prior to issuance of the Temporary Certificate of Occupancy. 2. Erosion control for the project shall be placed in conformance with the approved drainage/erosion' control plan and shall be maintaihed"as needed during the course of construction. 3. All drainage improvements shall be constructed in conformance with the approved drainage report and plan. 4. It will be the responsibility of the contractor for the project to repair any damage to the existing public improvements on Garrison Street and/or West 44th Avenue as a result of related construction traffic in the area. Also, the contractor will be responsible for maintaining Garrison Street and west 44th Avenue on a regular basis such that it is free of construction debris and tracking from construction traffic accessing the site. 5. Upon completion of the drainage improvements, Lane Engineering Service, Inc. shall provide to the City of Wheat Ridge a letter of certification stating that the various improvements, as defined in the drainage report ~nd plan, have been accurately surveyed to confirm that their construction is in accordance with these documents.
