Modified Window Openings
Per your request, a site visit was performed September 27, 2018 at the above address to observe the
existing foundation and structural components with respect to modification of 3 basement windows.
The residence is a single story wood framed structure with exterior CMU & brick veneer walls and a
partially finished basement. For the purpose of this report, the residence faces west.
It is our understanding the existing window opening on the west wall of the basement approximately 9'-
4" from the north wall is to be modified to accommodate an emergency egress from the basement in
accordance with the City of Wheat Ridge Building Department requirements. The existing opening is to
be extended from the bottom of the existing steel sill to a sill height on the order of 38 inches. The
width of the opening will not be altered.
It is our understanding the existing window opening on the west wall of the basement approximately 8'-
7" from the south wall is to be modified to accommodate an emergency egress from the basement in
accordance with the City of Wheat Ridge Building Department requirements. The existing opening is to
be extended from the bottom of the existing steel sill to a sill height on the order of 38 inches. The
width of the opening will not be altered.
It is our understanding the existing window opening on the north wall of the basement approximately
5'-9" from the east wall is to be modified to accommodate an emergency egress from the basement in
accordance with the City of Wheat Ridge Building Department requirements. The existing opening is to
be extended from the bottom of the existing steel sill to a sill height on the order of 38 inches. The
width of the opening will not be altered.
It is our opinion that the foundation wall is considered adequate to support the following required
structural loads after the window is modified:

It is recommended that the wall that is adjacent to the new window is backfilled in thin lifts and
compacted to minimize backfill settlement. The ground surface should be sloped to direct surface water
away from the windows and foundation.
The recommendations in this report are based on observed conditions. DL Engineering Inc. does not
accept any liability for unknown defects in the design or construction or the original structure at this
site.
In as much as the site review of an existing structure for the purpose of observing the structure
conditions requires that certain assumptions be made regarding existing conditions and because some
of these assumptions may not be verifiable without expending additional sums of money or destroying
otherwise adequate or serviceable portions of the building, the Client agrees that, except for negligence
on the part of the Engineer, the Client will hold harmless, indemnify and defend Engineer from and
against any and all claims arising out of the professional services we have provided.

REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
