Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

the order they are received and due to the volume of requests, time to process

Building Design and Construction
To ensure adequate performance and longevity, protect metal panels
from potentially corrosive situations and materials. When treated
lumber will be in direct contact with metal panels please note the
following: Galvanized steel is compatible with the CCA (Chromated
Copper Arsenate) pressure -treated lumber that is predominantly used
today, but not with the older Penta treated lumber. Aluminum,
however, must be separated from contact with all treated wood since
the chemical preservatives are corrosive to aluminum. Likewise,
dissimilar metals also require a protective barrier between them to
prevent galvanic corrosion. Request FABRAL Technical Bulletins #803,
106, and 107 for more information on treated lumber and dissimilar
metals.
Plastic, builders' felt, bituminous paint, caulking, or gasket material
may be used to separate panels from treated wood and dissimilar
metals. When using aluminum panels in direct contact with steel, use
one of the above methods to separate the two metals.
Fertilizer, lime, acids, feeds, manure, soils, and many other substances
also cause corrosion in metal panels. Contact between metal panels
and any potentially corrosive materials should be prevented.
Porous insulation board may absorb and retain moisture, and requires
a vapor barrier similar to that described above. This vapor barrier
should be installed such that moisture is prevented from contacting
both the insulation and the metal panel.
FABRAL's translucent panels are intended for siding
applications only. In all situations, foot traffic should be avoided on
translucent panels. Translucent panels used in roofing applications will
break down over a short period and stain metal panels below,
eventually causing corrosion of the metal. If used on roofs, use butyl
caulking to separate the fiberglass from the metal. The fiberglass
panels should be sealed regularly, as recommended by the translucent
panel manufacturer.
Purlins, Girts and Roof Deck
The material to which the metal panel is fastened should be properly
spaced and sufficiently thick to provide a roof or wall system able to
meet required design loads. Load tables are available for all FABRAL
panels. FABRAL recommends spacing the purlins a maximum of 24"
on -center for roofing (note that 5V requires solid decking).
In re -roofing jobs where the condition of the old decking is in question,
or where existing shingles will be left in place, new 2x4 purlins should
be fastened through the decking and into the rafters. This will provide
a solid framework for attaching the metal panels.
A 2" nominal lumber thickness provides the maximum pullout values
for both screws and nails when the fasteners achieve a minimum of 1"
penetration into the wood. (Note that 1" nominal lumber is only 3/4"
thick and, therefore, results in lower pullout values. Refer to the tables
on page 30 for additional information). Pullout values may decrease
slightly if the fasteners protrude completely through the purlins or
girts. Kiln -dried softwood is recommended for purlins, girts, or decking
(pine, fir, hemlock, and spruce). Hardwoods are difficult to fasten into
without splitting and contain acids that are corrosive to metal panels.
Green (non -kiln -dried) lumber may warp, twist, and shrink as the
wood seasons fully, causing waviness in the panels and loosening of
the fasteners.
Roofing
Sidelaps should face away from wind driven rain. Therefore, begin
installation by installing the first sheet square with the eave and gable
at the downwind end of the roof, farthest away from the direction of
prevailing winds.
In applications requiring a panel endlap, please refer to the details
shown on page 12 of this manual. For best results, lap panels as
shown and install in the indicated sequence. All endla ps require
sealant. When weathertightness is critical, use sealant tape in all
sidelaps. See FABRAL's F-102 Installation Guide for more information.
To provide a drip edge, allow an overhang of 1" to 2" at the eave. At
the gable edge, use a gable or sidewall flashing. This will keep
weather out, prevent lifting in high winds, and provide a neat, finished
appearance. The trim and roofing sheet should be fastened every 6" to
10" inches along the gable edge.
Roof Pitch
The metal roofing panels shown in this manual require a minimum
pitch of 2-1/2" per foot to ensure proper drainage. Refer to the F-102
Installation Guide for the suggested endlap and the suggested
"horizontal projected roof lengths" that apply to the various panels.
For wider buildings and lower roof pitches, contact your FABRAL dealer
for other suitable FABRAL profiles.
Bending and Bowing
Aluminum roofing and siding sheets are rollformed from hardened,
tempered metal for maximum strength. If a sheet must be bent, a
gentle 90 -degree bend is the maximum recommended. Metal should
not be re-bent once it has been formed, nor should it be folded back
on itself, since it is not designed to take a lockseam. When a metal
roofing sheet must be installed on a curved roof, screws should be
installed at every overlapping rib at the sheet ends to resist the
natural tendency of the metal to spring back. Standard fastener
spacing is permitted over the rest of the sheet. When installing the
metal roofing and siding panels shown in this booklet over a curved
arch, the minimum radius of the arch is 18' for aluminum profiles and
24' for steel profiles. Use sealant tape or butyl caulking at all sidelaps
and endlaps.
Additional care and fasteners must be provided when securing the top
and bottom purlins on a laminated rafter building to prevent the
curved panels from pulling the purlins loose from the rafters. Ring -
shank pole barn nails, heavy wood screws, lag screws, or bolts are
often used for attaching these purlins.
Siding
Siding should be installed using the standard fastening and overlap
patterns to ensure optimum performance. For strong, neat corners use
hemmed corner flashings. Do not run siding sheets all the way to
the ground. Instead, provide a protective base of concrete, masonry,
treated wood, or similar material 12" to 18" from ground level and end
the siding sheets there.
If siding sheets are installed horizontally, use sealant tape or butyl
caulking at the vertical laps to ensure weathertight joints. Install
panels from the bottom up so that water is directed away from, and
not into, the lap joints.
Fastening
FABRAL can supply either screws or nails for fastening into dimension
lumber, with screws offering better pullout values. Woodgrip screws
for use with steel panels are galvanized and then coated with an
organic polymer for optimum corrosion resistance. For best results
with aluminum panels, use #300 series stainless steel Woodgrip
screws.
The FabrOseal® galvanized ring -shank nail, with its premium long -life
silicone rubber gasket, assures a lasting seal and is the best nail
available for steel panels when screws are not desired.
The correct way to fasten steel panels with nails is to drive the nail
through the top of the rib so the washer is compressed securely
against the metal. Nail placement must be in the ribs for roofing
applications to minimize the potential for roof leaks. Over -driving the
nail can split the washer and dimple the metal, causing leaks.
Wood screws with combination metal and neoprene washers should be
installed in the flat area of the panel adjacent to the ribs, and
tightened such that the washer is compressed as illustrated above.
This will ensure a lasting, leak -proof seal. See pages 4 to 5 for the
correct fastener locations.
Safety
Always work safely when installing metal products. Use extreme
caution on the roof at all times, and wear gloves and safety glasses to
avoid injury. Hearing protection should be used when power -cutting
metal panels. Do not walk on panels until all the fasteners are
installed. Metal panels are slippery when wet, dusty, frosty, or oily. Do
not attempt to walk on a metal roof under these conditions. Wear
softsoled shoes to improve traction and to minimize damage to the
paint finish. Always be aware of your position on the roof relative to
any roof openings, roof edges, co-workers, and penetrations. Installing
metal panels on a windy day can be dangerous and should be avoided.
Consult OSHA guidelines for more complete safety requirements.
Cutting Aluminum Panels
To make a cut parallel to the ribs, score the panel deeply with a sharp
utility knife and bend back -and -forth along the score, breaking the
metal off cleanly. For cuts across the ribs, use straight -cut snips,
electric or pneumatic shears, a portable profile shear, or an electric
nibbler. Some installers prefer using a circular saw with a metal
cutting blade (a finetooth hardwood blade, or a standard combination
blade reversed in the saw works also). Light oil or soap on the blade
will make cutting easier.
Cutting Steel Panels
Steel panels may be cut with straight -cut snips, electric or pneumatic
shears, a portable profile shear, or an electric nibbler. Some installers
prefer using a circular saw with a metal cutting abrasive blade. This
method may be faster, but it has some drawbacks: 1. Saw cut edges
are jagged and unsightly and tend to rust more quickly than sheared
edges 2. Saw cutting produces hot metal filings that can embed in the
paint and cause rust marks on the face of the panel 3. Panels to be
saw cut must be turned face down and cut in a location down -wind
and well away from the building and other panels to avoid embedment
of metal filings on other panels 4. Saw cut panels must be thoroughly
wiped to ensure the removal of all metal filings 5. Saw cutting burns
the paint and galvanizing at the cut edge, leading to the onset of edge
rust.
Building Maintenance
A metal roof should be inspected annually and cleaned as necessary to
maintain its beauty and performance. Any debris or residue, including
leaves, twigs, and dust should be cleaned off promptly to prevent
moisture entrapment against the metal, which may lead to finish
deterioration or premature corrosion.

SCOPE
This report presents results of our Soils and Foundation Investigation for the
proposed addition to a residence located at 3665 Estes Street in Wheat Ridge,
Colorado (Fig. 1). The purpose of our investigation was to evaluate the subsurface
conditions in orderto provide geotechnical design criteria forthe proposed addition.
The scope was described in our proposal dated July 1, 2002.
This report was prepared from data developed during field exploration,
laboratory testing, engineering analysis and experience with similar conditions. It
includes our opinions and recommendations for design criteria and construction
details for foundations and floor systems, slabs-on-grade, lateral earth loads and
drainage precautions. The report was prepared for use in design and construction
of the addition on the referenced lot. Other types of construction may require
revision of this report and the recommended design criteria. A brief summary of our
conclusions and recommendations follows. Detailed design criteria are presented
within the report.
SUMMARY OF CONCLUSIONS
1. Subsoils found in our exploratory boring consisted of 18 feet of sandy
clay and 4 feet of clayey gravel underlain by claystone bedrock to the
maximum explored depth of 25 feet. Samples of the sandy clay
exhibited low swell. Subsoil conditions are comparatively favorable for
the proposed construction with respect to other sites in the Denver
area.
2. Ground water was encountered at a depth of 15 feet during drilling.
When the hole was checked several days after drilling, ground water
was measured at a depth of 14.5 feet below the existing ground
surface.
3. We recommend a footing foundation designed with minimum deadload
for the proposed addition. Design and construction criteria for
foundations are presented in the report.

4. Typically, we recommend structurally supported floors in all non-
basement, finished living areas. The risk of poor floor slab
performance is low for this lot. We estimate potential slab heave of 1
inch or less. Where slab movement is not tolerable, we recommend a
structurally supported floor. Exterior f1atwork will be slab-on-grade
and may heave and crack.
5. Surface drainage should be designed, constructed and maintained to
provide rapid removal of surface runoff away from the residence and
proposed addition. Good irrigation practices should be followed to
avoid excessive wetting.
SITE CONDITIONS
The residence is a two-story structure with a crawl space, located at 3665
Estes Street in Wheat Ridge, Colorado (Fig. 1). We understand the existing residence
is constructed on spread footings with the main floor over a crawl space. The lot
appears to be fairly level and the addition area is covered with mowed grass and
landscaping. Cursory examination indicates the existing residence appears to be
performing well.
PROPOSED CONSTRUCTION
We understand the addition to the west side of the existing residence will be
one story without a basement. We understand a portion of the existing structure,
including a fireplace, will be demolished prior to construction of the addition. We
anticipate the addition will be wood-framed with block walls and an exterior finish to
match the existing residence. Foundation loads are expected to be relatively light.
SUBSURFACE CONDITIONS
The subsoil conditions were explored by drilling one exploratory boring at the
approximate location shown on Fig. 1. The boring was advanced using 4-inch
diameter, continuous flight auger and a truck-mounted drill rig to a depth of 25 feet.

Drilling was supervised by our field representative who logged the soils and obtained
samples. A graphic log of the boring, including results offield penetration resistance
tests, is shown on Fig. 2.
Soil samples obtained during drilling were returned to our laboratory and
visually examined by the geotechnical engineer for this project. Laboratory testing
was then assigned, and included natural moisture content and dry density, swell-
consolidation, gradation, and Atterberg limits. Results of laboratory tests are
presented on Fig. 3 and summarized on Table I.
Subsoils encountered in the exploratory boring consisted of 18 feet of sandy
clay and 4 feet of clayey gravel underlain by claystone bedrock to the maximum
explored depth of 25 feet. The clay was stiff to very stiff, the clayey gravel was
medium dense to dense and the claystone bedrock was hard based on field
penetration resistance tests. Two sandy clay samples exhibited low swell (0 to 0.4
percent) when wetted under an applied pressure of 1,000 psf.
Ground water was encountered at a depth of 15 feet during drilling. When the
hole was checked several days after drilling, ground water was measured at a depth
of 14.5 feet below the existing ground surface. We do not anticipate ground water
will impact construction of the addition.
EXPANSIVE SOIL RISK
Expansive soils are present at this site. The presence of expansive soils
implies risk that slabs-on-grade and foundations will heave and be damaged. The
risks associated with swelling soils can be mitigated by careful design, construction
and maintenance procedures. We believe the recommendations in this report will
help to control risk of foundation damage; they will not eliminate that risk. Builders
and home owners should understand that slabs-on-grade and, in some instances,
foundations may be affected by swelling soils. Home owner maintenance will be

required to control risk. We recommend the home owners obtain a booklet which
describes swelling soils and recommendations for care and maintenance of homes
on expansive soils. The Colorado Geologic Survey Special Publication 431 was
designed to provide this information.
SLAB PERFORMANCE RISK
We conducted tests to evaluate swell of the soils. Laboratory test results,
subsoil profiles and our experience with residential construction and performance
were used to provide an evaluation of slab performance risk. Slab performance risk
evaluation is an engineering judgement which is used as a predictor of the general
magnitude of potential slab-on-grade heave, and the risk of poor slab-on-grade
performance. Based on our investigation, we judge the slab performance risk is low
at this lot.
SITE PREPARATION
Minor cuts and fills (less than 5 feet) may be necessary to obtain construction
grades. All vegetation and debris from demolition ofthe existing structure should be
removed from foundation areas prior to preparation for new construction. Clay fill
should be moisture treated between 0 and 3 percent above optimum moisture
content and sand fill should be moisture treated to within 2 percent of optimum
moisture content. All fill should be compacted to at least 95 percent of standard
Proctor (ASTM 0698) maximum dry density. Our representative should observe and
test compaction of the fill.

FOUNDATION
Our investigation indicates low swelling sandy clay is present near foundation
levels. We recommend footings with minimum deadload for the proposed addition.
The addition should be structurally independent ofthe existing residence. Movement
of the new addition is expected to be about 1 inch or less and will be differential with
respect to the existing structure. Design and construction criteria for foundations
are provided below. The criteria were developed from analysis offield and laboratory
data and our experience.
Footinas with Minimum Deadload
1. The footing foundation should be constructed on undisturbed natural
soils or similar well-compacted fill. Where soils are loosened during
excavation or in the forming process for footings, or if any loose or
soft soils are encountered at the footing level, the soils should be
removed or compacted to at least 95 percent of standard Proctor
maximum dry density (ASTM D 698) at 0 to 3 percent above optimum
moisture content, prior to placing concrete.
2. Footings should be designed for a maximum allowable soil pressure
of 3,000 psf and a minimum deadload of 1,000 psf.
3. If interrupted footings are necessary to maintain deadloads, a 4-inch
void should be constructed below grade beams or foundation walls,
between the pads.
4. Footings should have a minimum width of 16 inches. Foundations for
isolated columns should have minimum dimensions of 20 inches by 20
inches. Larger sizes may be required depending upon the loads and
structural system used.
5. Differential movement of the addition with respect to the existing
structure may occur. We recommend provision of a construction joint
or flexible connection between existing and proposed structures to
allow some differential movement.
6. Foundation walls should be well reinforced, top and bottom. We
recommend reinforcement sufficient to span an unsupported distance
of at least 10 feet. Reinforcement should be designed by the structural

engineer considering the effects of large openings on wall
performance.
7. Exterior footings must be protected from frostaction. Normally, 3 feet
of frost cover is assumed in the area.
8. The completed foundation excavation should be observed by a
representative of our firm prior to placing the forms to verify
subsurface conditions are as anticipated from our borings.
FLOOR SYSTEMS AND SLABS-ON-GRADE
The risk of poor slab performance is low for this lot. Our experience indicates
slab performance has generally been satisfactory on low risk sites. We estimate
potential slab heave may be 1 inch or less. If movement cannot be tolerated, the
owner should select a structurally supported floor.
In our opinion, a structural floor should be used in non-basement, finished
living areas. The structural floor is supported by the foundation system. There are
design and construction issues associated with structural floors, such as ventilation
and lateral loads, which must be considered. If a structurally supported floor is used,
the required air space depends on materials used to construct the floor. Building
codes require a clear space of 18 inches above exposed earth if untreated wood floor
components are used.
Where structurally supported floors are used, utility connections including
water, gas, air duct and exhaust stack connections to floor supported appliances,
should be capable of at least 1 inch of movement to absorb "flex" of the floor.
Plumbing which passes through the floor should ideally hang from the underside of
the structural floor and not laid on the bottom of the excavation. This may not be
achievable for some parts of the installation. It is prudent to maintain the minimum
clear space below all plumbing lines.

Performance of conventional slabs-on-grade on expansive soils is erratic.
Various properties ofthe soils and environmental conditions influence magnitude of
movement and other performance characteristics of slabs supported by expansive
soils. Increases in the moisture content in expansive soils will cause heaving and
may cause cracking of slabs-on-grade. Where slabs-on-grade are used, we
recommend precautions for slab-on-grade construction which are included in
Exhibit A.
Porches. Patios and Decks
Where porches or patios are constructed with overhanging roofs, we
recommend supporting the porches and patios with the same foundation type as the
house. The porch and patio slabs should be constructed to reduce likelihood that
ground heave will lift the slabs. One approach is to place loose backfill under
structurally supported slabs. This fill will more likely settle than swell, and can thus
allow some heave of underlying soils. Another approach would be to cast the slab
over void-forming materials.
Patio slabs with no roofs, other exterior flatwork and decks should be isolated
from the foundation or be designed so slab movement does not affectthe foundation.
A short pier orfooting bottomed at least 3 feet below grade can be used if movement
is acceptable. Use of 8 to 10-foot piers can reduce potential movement. Patios can
also be built with a thickened edge; frost heave may affect these slabs. The footings
or short piers should not be founded in the backfill adjacent to the foundation walls
because the backfill is normally not densely compacted and there may be risk of
settlement. If short piers or footings are used, the deck or patio should be isolated
from the residence, or the inner end of the deck may rest on haunches or steel
angles bolted to the foundation walls so that heave ofthe deck will not cause distress
to the foundation. We suggest use of adjustable bracket-type connections or other
details between foundations and deck posts so the posts can be trimmed or adjusted
if movement occurs.

BELOW-GRADE WALLS
No basement is planned as part of the addition. Foundation walls and grade
beams which extend below grade should be designed for lateral earth pressures
where backfill is not present to about the same extent on both sides of the wall.
Many factors affect the values of the design lateral earth pressure. These factors
include, but are not limited to, the type, compaction, slope and drainage of the
backfill, and the rigidity of the wall against rotation and deflection. For a very rigid
wall where negligible or very little deflection will occur, an "at-rest" lateral earth
pressure should be used in design. For walls which can deflect or rotate 0.5 to 1
percent of wall height (depending upon the backfill types), lower "active" lateral earth
pressures are appropriate. Our experience indicates foundation walls can deflect or
rotate slightly under normal design loads, and that this deflection results in
satisfactory wall performance. Thus, the earth pressures on the walls will likely be
between the "active" and "at-rest" conditions.
If on-site soils are used as backfill and the backfill is not saturated, we
recommend design of foundation walls using an equivalent fluid density of at least
50 pcf at this site. The value assumes deflection; some minor cracking of walls may
occur. If very little wall deflection is desired, higher design density may be
appropriate. Recent experience indicates for similar subsoils most foundation walls
designed with 50 pcf equivalent fluid density have performed satisfactorily. We
understand recent designs and some local building code changes have resulted in
enhancements including two-way reinforcement (a mat of steel) in foundation walls
or other measures, such as thicker walls. We believe the recent enhancements will
improve foundation performance compared to historical practice which often
included use of two reinforcing bars in the top and bottom of a-inch walls. The
structural engineer should also consider site specific grade restrictions and the
effects of large openings on the behavior of the walls.

SUBSURFACE DRAINS AND SURFACE DRAINAGE
Water from surface irrigation of lawns and landscaping frequently flows
through relatively permeable backfill placed adjacent to a residence and collects on
the surface of relatively impermeable soils occurring at the bottom of foundation
excavations. This can cause wet or moist crawl space conditions after construction
if a structural floor system is chosen.
Our experience indicates moist conditions can develop in non-basement crawl
space areas resulting in isolated instances of damp, musty smells and, in some
cases, standing water. Crawl space areas should be well ventilated depending on the
use of moisture barriers on the exposed soils and the floor material selected. Some
builders install drain systems around non-basement crawl space areas as a
precaution; we regard these installations as optional. Drains can be added after
construction if usually moist conditions develop. A typical drain detail is presented
on Fig. 4.
Good design, construction and maintenance of surface drainage are critical
to the satisfactory performance of foundations, slabs-on-grade and other
improvements. Landscaping and irrigation practices will also affect performance.
Exhibit B contains our recommendations for surface drainage, irrigation and
maintenance.
CONCRETE
Concrete which comes into contact with soils can be subjectto sulfate attack.
Water soluble sulfate concentrations measured during other investigations
performed in this area have generally been low. The American Concrete Institute
IACI) indicates Type I or Type II cement can be used for concrete which comes into
contact with subsoils containing negligible to low concentrations of sulfate. In our
experience, superficial damage can occur to the exposed surfaces of highly

permeable concrete, even though sulfate levels are low. To control this, the water-to-
cement ratio should not exceed 0.52 for concrete in contact with soils which are
likely to stay moist due to surface drainage or high water tables.
LIMITATIONS
One boring was drilled for the proposed addition to obtain a reasonably
accurate picture of foundation soil conditions. Variations in the subsoil conditions
not indicated by our borings are possible. A representative of our firm should
inspect the foundation excavations to verify soils are as anticipated.
We believe this investigation was conducted with that level of skill and care
ordinarily used by geotechnical engineers practicing in this area at this time. No

SLAB PERFORMANCE RISK EVALUATION,
INSTALLATION AND MAINTENANCE
As part of our evaluation ofthe subsoils and bedrock, samples were tested in
the laboratory using a swell test. In the test procedure, a relatively undisturbed
sample obtained during drilling is first loaded at natural moisture content and then
flooded with water and allowed to swell. The pressure applied prior to wetting can
approximate the weight of soil above the sample depth or some standard load.
Because of extensive experience with a pressure of 1,000 psf, our firm usually
conducts tests using this load. The measured percent swell is not the sole criteria
in assessing potential movement of slabs-on-grade and the risk of poor slab
performance. The results of a swell test on a site are tempered with data from
surrounding lots, depth of tests, depth of excavation, soil profile, and other tests.
This judgment has been described by the Colorado Association of Geotechnical
Engineers 2(CAGE, 1996) as it relates to basement slab-on-grade floors. It can also
be used to help judge risk of poor performance of other slabs-on-grade such as
garage floors, driveways and sidewalks. The risk evaluation is also considered when
we evaluate appropriate foundation systems for a given site. In general, more
conservative foundation designs are used for higher risk sites to control the
likelihood of excessive foundation movement.
As a result ofthe Slab Performance Risk Evaluation, sites are categorized as
low, moderate, high or very high risk. This is a judgment of the swelling
characteristics of the soils and bedrock likely to influence slab performance.

The rating of slab performance risk on a site as low or high is not absolute.
Rather, this represents a judgment. Movement of slabs may occur with time in low,
moderate, high and very high risk areas as the expansive soils respond to increases
in moisture content. Overall, the severity and frequency of slab damage usually is
greater in high and very high rated areas. Heave of slabs-on-grade of 3 to 5 inches
is not uncommon in areas rated as high or very high risk. On low and moderate swell
sites, slab heave of 1 to 3 inches is considered normal and we believe in the majority
of instances, movements of this magnitude constitute reasonable slab performance.
On lots rated as high or very high risk, there may be need to repair, maintain or
replace garage floors and exterior flatwork.
CTUThompson, Inc. recommends use of structurally supported basement
floors, known as "structural floors", for all lots rated as high and very high swell
potential. We also generally recommend use of structural basement floors on
walkout lots rated as moderate, high or very high swell potential. Home buyers
should consider structural floors on any lot where they intend to finish the basement.
For parts of houses where slab-on-grade are used, we recommend the
following precautions, These measures will not keep slabs-on-grade from heaving;
they tend to mitigate damages due to slab heave. If buyers choose to finish slab-on-
grade areas, they must accept risk of slab heave, cracking and consequential
damages. In any case, heave may require maintenance to control damage.
1. Slab-on-grade floor construction should be limited to areas such as
garages and driveways where slab movement and cracking are
acceptable.
2. Slabs should be placed directly on the exposed subsoils. Provision of
a sand and gravel layer beneath the slabs is normally not
recommended because it increases the possibility of a single source
of water wetting the entire area supporting the slabs. A gravel layer is
recommended where ground water is within about 3 to 5 feet below the
slabs.
3. Slabs should be separated from exterior walls and interior bearing
members with a slip joint which allows free vertical movement of the
slabs. These joints must be maintained by home buyers to avoid
transfer of movement.
4. Slab bearing partitions should be minimized. Where such partitions
are necessary, a slip joint (or float) allowing at least 3 inches of free
vertical slab movement should be used. Doorways should also be
designed to allow vertical movement of slabs. To limit damage in the
event of movement, sheetrock should not extend to the floor. Home
buyers should monitor partition voids and other connections, and re-
establish the voids before they close to less than % inch.

5. Underslab plumbing (if any) should be eliminated where feasible.
Where such plumbing is unavoidable, it should be thoroughly pressure
tested during construction for leaks and be provided with flexible
couplings. Gas and water lines leading to slab-supported appliances
should be constructed with flexibility. Home buyers must maintain
these connections.
6. Plumbing and utilities which pass through slabs should be isolated
from the slabs. Heating and air conditioning systems supported by
slabs should be provided with flexible connections capable of at least
3 inches of vertical movement so that slab movement is not transmitted
to the duct work. These connections must be maintained by the home
buyer.
Where structurally supported floors are used for the main level,
connections should be capable of at least 1 inch of movement to
absorb "flex" of the floor. Plumbing which passes through the floor
should ideally be hung from the underside of the structural floor and
not laid on the bottom of the excavation. This may not be achievable
for some parts of the installation. It is prudent to maintain a minimum
8-inch air gap below all plumbing lines. If trenching below the lines is
necessary, we recommend sloping these trenches so they drain to the
foundation drain.
7. Exterior patio and porch slabs should be structurally supported on
piers with a void below if they are not part of a post-tensioned slab
foundation. The builder should also consider wood decks (versus
concrete patio slabs) on lots with high or very high slab performance
risk because decks can be adjusted in the event of movement.
8. Frequent control joints should be provided in conventional slabs-on-
grade to reduce problems associated with shrinkage and curling.
Panels which are approximately square generally perform better than
rectangular areas. We advocate an additional joint about 3 feet from
and parallel to foundation walls.

SURFACE DRAINAGE,
IRRIGATION AND MAINTENANCE
Performance of foundations and concrete f1atwork is influenced by the
moisture conditions existing within the foundation soils. Surface drainage should be
designed to provide rapid runoff of surface water away from proposed residences.
Good surface drainage and irrigation practices can help control the amount of
surface water which penetrates to foundation levels and contributes to settlement or
heave of soils and bedrock which support foundations and slabs-on-grade. Good
drainage away from the foundation and avoidance of irrigation near foundations also
help to avoid excessive wetting of backfill soils, which can lead to increased backfill
settlement and possibly to higher lateral earth pressures due to increased weight and
reduced strength of the backfill. CTUThompson, Inc. recommends the following
precautions. Home buyers should maintain surface drainage and install irrigation
systems which substantially conform to these recommendations.
1, Wetting or drying of the open foundation excavations should be avoided.
2. The ground surface surrounding the exterior of each residence should be
sloped to drain away from the building in all directions. We recommend a
minimum constructed slope of at least 12 inches in the first 10 feet (10%) in
landscaped areas around each residence, where practical.
We do not view the recommendation to provide a 10% slope away from the
foundation as an absolute. It is desirable to create this slope where practical,
because we know that backfill will likely settle to some degree. By starting
with good slope, positive drainage can be maintained for most settlement
conditions. There are many situations around a residence where a 10% slope
cannot be achieved practically, such as around patios, at inside foundation
corners, and between a house and nearby sidewalk. In these areas, we
believe it is desirable to establish as much slope as practical, and to avoid
irrigation in the area. We believe it is acceptable to use a slope on the order
of 5% perpendicular to the foundations in these limited areas.
For lots graded to direct drainage from the rear yard to the front, it is difficult
to achieve 10% slope at the high point behind the house, We believe it is
acceptable to use a slope of about 6 inches in the first 10 feet (5%) at this
location.
Between houses which are separated by a distance less than 20 feet, the
constructed slope should generally be at least 10 percent to the swale used
to convey water out of this area. For lots which are graded to drain to the
front and back, we believe it is acceptable to install a slope of 5 to 8 percent
at the high point (aka "break point") between houses.

3. Swales used to convey water across yards and between houses should be
sloped so that water moves quickly and does not pond for extended periods
of time. We advocate a minimum slope of 2 percent in grassed areas, and
believe 2.5 percent is preferable; this cannot always be achieved without
using steep driveways or steps from the house to the garage. The slope
should also be at least 2 percent where landscaping rock or other materials
are present. If slopes less than about 2 percent are necessary, concrete-lined
channels or plastic pipe should be used.
4. Backfill around the foundation walls should be moistened and compacted.
5. Roof downspouts and drains should discharge well beyond the limits of all
backfill. Splash blocks and/or extensions should be provided at all
downspouts so that water discharges onto the ground beyond the backfill.
We generally recommend against burial of downspout discharge. Where it is
necessary to bury downspout discharge, solid pipe should be used and it
should slope to an open gravity outlet. All downspout extensions, splash
block and buried outlets must be maintained by the home buyer.
6. The importance of good home owner irrigation practices cannot be over-
emphasized. Irrigation should be limited to the minimum amount sufficient to
maintain vegetation; application of more water will increase likelihood of slab
and foundation movements. Landscaping should be carefully designed and
maintained to minimize irrigation. Plants used close to foundation walls
should be limited to those with low moisture requirements. Irrigated grass
should not be located within 5 feet of the foundation. Sprinklers should not
discharge within 5 feet of foundations.

to grant and convey the Property and that the Property is unencumbered, except for encumbrances of record.

UNIFORM COVENANTS, Borrower and Lender covenant and agree as follows:
1. Payment of PrinCipal, Interest, Escrow Items, Prepayment Charges, and Late Charges. Borrower
shall pay when due the principal of, and interest on, the debt evidenced by the Note and any prepayment charges and
late charges due under the Note, Borrower shall also pay funds for Escrow Items pursuant to Section 3, Payments
due under the Note and this Security Instrument shall be made in U.S. currency. However, if any check or other
instrument received by Lender as payment under the Note or this Security Instrument is returned to Lender unpaid,
Lender may reqnire that any or all subsequent payments due under the Note and this Security Instrument be made in
one or 1I1Ore of the following forms, as selected by Lender: (a) cash; (b) money order; (c) certified check, bank check,
treasurer's check or cashier's check, provided any such check is drawn upon an institution whose deposits are insured
by a federal agency, instrumentality, or entity; or (d) Electronic Funds Transfer.
Payments are deemed received by Lender when received at the location designated in the Note or at such other
location as may be deslgnated by Lender in accordance with the notice provisions in Section 15. Lender may return
any payment or partial payment if the payment or partial payments are insufficient to bring the Loan current. Lender
may accept any payment or partial payment insufficient to bring the Loan current, without waiver of any rights
hereunder or prejudice to its rights to refuse such payment or partial payments in the future. but Lender is not
obligated to apply such payments at the time such payments are accepted. If each Periodic Payment is applied as of
its schedule~ due date, then Lender need not pay interest on unapplied funds, Lender may hold such unapplied funds
until Borrower makes payment to bring the Loan current. If Borrower does not do so within a reasonable period of
time, Lender shall either apply such funds or return them to Borrower. If not applied earlier, such funds will be
applied to the outstanding principal balance under the Note immediately prior to foreclosure. No offset or claim
which Borrower might have now or in the future against Lender shall relieve Borrower from making payments due
under the Note and this Security Instrument or perfonning the covenants and agreements secured by this Security
Instrument.
