The purpose of the inspection was to observe the foundation of the garage and crawlspace in the area of the fireplace to develop a repair design. The inspection did not involve any other system or component of the residence. No soil or other material sampling, testing, or analysis was performed. General: • The home is a 1 story residential structure, assumed to be facing West. The home was report- edly constructed in 1954. The foundation is of poured concrete construction, supported on spread footings, enclosing a crawlspace and attached garage. The upper structure is of brick and block construction. Observations, Opinions and Recommendations: • The SW corner of the garage, which aligns with the East edge of the fireplace, has a large crack. The crack is due to rotational settlement of the garage to the East, including the South, East and East half of the North walls. The East wall of the home has also settled slightly where it joins the garage wall. • It is recommended to underpin these areas with steel piers per the attached diagram. A total of 8 piers is recommended. • It is assumed that each new pier will achieve penetration into bedrock and can be installed to refusal. Should bedrock and refusal not be reached within reasonable depth, this office should be notified for further instruction. • Care needs to be taken in the areas of underground and overhead utilities. All work to be done in compliance with local and national safety standards, and building department regulations. Limitations: • This inspection was visual and cursory in nature, but represents the professional opinions of this firm for the area in question. • No warranties are made or implied as to the continued structural integrity of this property, as soil conditions are unpredictable and unknown conditions could exist.
