The visit was performed by Dillon Fox, P.E. The structure is a brick residential home with a wood framed interior partition walls and poured concrete foundation. The home was built in 1946 according to the Jefferson County Assessor. What appears to be several additions to the home extend to the west. There were no structural or architectural plans available at the time of the observation. The home is assumed to face east based on satellite imagery. The focus of the site visit was on the southeast corner of the home due to visible cracking in the exterior brick walls and due to proposed work by Complete Basement Systems. A brick wing wall extends from this corner and was cracking as well. The inspection was visual, and measurements were taken with a Zipleve12000 high precision altimeter. OBSERVATIONS: 1. Step -cracking in the brick exterior wall near the southeast corner of the home. Cracking was observed nearly symmetrically around the southeast corner. 2. The southeast corner of the home is slab -on -grade construction. Slab -on -grade construction tends to undergo differential vertical movement in high -clay soils common in the Denver area. 3. The observed cracking is indicative of differential vertical movement of the slab -on -grade section of the home. Movement will likely continue without corrective action. 4. Cracking was also observed at the intersection of the home and the brick wing walls. One wing wall is located on the southeast corner. while another is located at the northeast corner of the home. Both are settling differentially from the home and cracking the brick. Continued movement of the brick wing walls may damage the exterior brick walls. RECOMMENDATIONS: The strep -cracking in the brick exterior wall is likely due to differential vertical movement of the slab - on -grade section of the home. Typically, vertical movement can be due to expansion and contraction of the soil as the moisture content fluctuates, or due to construction on a soil without sufficient bearing capacity for the applied pressure. Slab -on -grade construction is particularly prone to differential movement due to the lack of mass in the foundation and proximity to surface soils and surface drainage. The solution is to underpin the slab perimeter that is bearing the exterior walls with supports that are not affected by surface soil conditions and bear on deeper soil stratum with sufficient bearing capacity. Both wing walls appeared to be moving differentially from the home as well. The brick of the wing walls is tied directly into the exterior brick of the home, therefore further movement will likely damage the exterior wall of the home. The brick wing walls are applying a significantly different load to the soil and would be expected to move differentially in high clay situations. The surface soil viewed on site appeared to be clay and may be expansive when wet. Stabilizing the wing walls will be an appropriate preventative repair for the structure. Please see the following for a full list of recommended repairs: 1. Install (7) Grip-Tite helical piers to stabilize the vertical movement of the home, as shown on the associated design drawings. 2. Verify the condition and/or existence of a concrete footer below the exterior brick walls, and brick wing walls. If none exists, 6"x6"x3/8" steel angle will be required to span between piers or to support the length of the wing wall. 3. Monitor vertical movement. If further cracking is observed, contact a licensed engineer for further evaluation as additional helical piers may be required. Some minor cracking was observed in other areas of the home in the interior drywall. The following images are provided as a visual reference for the above observations: City of Figure 1. Cracking at the intersection of the wing wall with the home - northeast Site Drainage Water infiltration around a foundation is a primary cause of many foundation issues. It is further recommended to the owner to establish and maintain as much drainage away from the structure as possible. Existing Foundation The existing foundation was unable to be observed completely as it was not excavated. Without complete observation, some assumptions have been required to be made regarding the composition, quality, and strength. These assumptions may not be verifiable without the client spending additional money to excavate or destroying and replacing the full existing foundation in its entirety. The Client agrees that, except in cases of extreme negligence of the Engineer, to hold the Engineer harmless and will defend the Engineer from any and all claims for the services we have provided.
