The parties agree to the following provisions: 2. Scope of Work. Client authorizes Contractor to furnish all materials, equipment, and workmanship to install, construct, and complete the Work specified in the Proposal at the Project address indicated above, subject to the prices and other terms and conditions set forth in this Agreement and the Proposal. Unless expressly stated, neither the Agreement nor the Proposal includes costs for work required of other trades, including but not limited to, carpentry, temporary heat, masonry, drywall, painting, etc. z. Due to equipment scheduling and personnel certification, this may not be possible in every instance. If it is not, then a mutually agreed upon time will be determined to perform the testing. 3. Standards Of Work. Contractor agrees to supply all labor, materials, and supervision to complete the Work in accordance with the Proposal. The Contractor agrees to undertake all Work diligently in a good and workmanlike manner, in accordance with good quality residential standards and practices, and in compliance with any applicable Building Code and all other authorities having jurisdiction. Client accepts that there may be inconveniences from time to time, and Contractor agrees to keep such inconveniences to a reasonable minimum. It is the responsibility of Client to take reasonable steps to provide a work area free of household obstructions, and to remove or protect household items in areas where it may be reasonably anticipated by Client that they may be subject to dust, damage or vibrations (ex. pictures and loose objects should be secured prior to roof or solar installation). Client shall remove all personal property from the work area before performance of the Work, and Contractor shall not be liable for damages to any such property if Client does not do so. Contractor agrees to keep the site orderly and reasonably free of debris. At the completion of the Project, Contractor shall clean the site and leave it fit for use. Contractor shall remove all equipment, materials, rubbish and similar material incidental to the Project. 4. Change Orders and Undiscovered Items. The Contractor will perform any changes to the Scope of Work when a signed proposal detailing the changes and the price for changes is completed. In the interest of time, client can authorize email change orders, this allows the client to respond to an emailed proposal change with an email approval (email will be treated as signature for change). The Contractor makes every reasonable effort to ensure that the Scope of Work is comprehensive. However, inherent in retrofits where it is not practical to uncover all areas until the Work is being performed is the possibility of discovering additional improvements. These potential improvements will be brought to the client's attention for approval prior to making a change in the Scope of Work. 5. Building Envelope Tightness and Indoor Air Quality. If the project includes air sealing, the Contractor will test the amount of air leakage through your home's exterior surfaces, referred to as the "building envelope". This test is used to estimate the heating and cooling energy cost savings attributable to air -sealing measures, and to estimate the amount of available fresh air that enters the home through leaks in the building envelope. While home efficiency upgrades often focus on reducing air leaks as a key strategy for saving energy and increasing comfort, these retrofits simultaneously reduce the amount of fresh air that is introduced into the home, potentially leading to increased levels of moisture and pollutants in the indoor air. Depending on the outcome of the test, a controlled mechanical ventilation system could be recommended. It may seem counterintuitive to seal leaks in the building envelope only to add a mechanical system to re -introduce fresh air; however, this strategy maximizes energy savings while safeguarding indoor air quality. The cost of mechanical ventilation options will be provided in a separate proposal if not already included. Consequently, we revised our line drawing to: 1) use a line-side tap on the 40A output SMA inverter system 2) use a 15A backfeed breaker with the Enphase inverter system 3) move the A/C disconnect from the Enphase system to the SMA system. These changes are necessary to remain code compliant since we could not have a 40A SMA inverter backfeed into the 100A busbar. I regret the oversight and appreciate your help to get the permit corrected. Our business practices require that we perform a site-structural analysis when installing solar on residential roofs build before 1980. During this observation we observed that the roof structure where the new flush mounted PV solar panels are to be installed consisted of pre- fabricated wood trusses at 24" on-center spacing. The design criteria governing the above are: • Roof Dead Load: 15 psf • Roof Live Load (snow): 30 psf • Additional Dead Load (solar panels & hardware): 5 psf • Wind Speed: 100 mph (3-sec. gust) • Wind Exposure: C (Importance Factor: 1) The calculated reactions (point loads) at the mounting footings are: • Dead Load (due to panels): 35 lb • Live Load: 306 lb (uplift); 210 lb (snow) Based on the calculated uplift it is our professional opinion that the Zilla Rack system should be installed per manufacturer's recommendations in a "portrait" orientation with a maximum footing spacing of 48 The Zilla "L" footings should be attached directly to pre-fabricated trusses, through the existing sheathing, with one (1) 5/16" diameter lag bolt penetratingthe supporting member a minimum of two inches (2"). It is our professional opinion that the existing roof structure, as a whole, should support the additional uniform dead load introduced from the panel array. Additionally, the individual framing members should support the additional point loads introduced at the Zilla "L" footing locations.
