(IRC Table E3803.1) Water Lines - shall be a minimum of 36 -inches deep. (IRC P2603.6) Gas Service Piping - installed a minimum of 12 -inches below grade or 8 -inches below grade where serving individual outside appliances. An 18 AWG yellow insulated tracer wire must be installed adjacent to underground nonmetallic gas piping and terminate above grade at each end. (IRC G2415.1.2 and G2415.17.3) 4 Underground plumbing pipe shall have a solid and continuous load-bearing support. Piping cannot bear on rocks. Pipes passing under a footing or through foundation wall shall be provided with a relieving arch or a sleeve. The residence is a ranch style over a crawl space with brick veneer. There is one central support wall on a concrete footing in the crawl space. The purpose of the observation was evaluate the existing roof system and make recommendations for repair as needed. The roof structure consists of2x6 rafters at two foot centers with an approximate 3:12 pitch. The present shingles are wood shakes. The spans on these rafters is about sixteen feet. Over the original residence portion, the rafters are collar tied with 2x4 members at roughly mid height on every other set of rafters. There are randomly placed 2x4 struts used from the main floor bearing wall below up to the 1 x6 ridge board. The portion of roof over the original carport (now enclosed) consists of 2x6 rafters at two foot centers with single 2x member purlins, collar ties (which also provide the flat area in the semi vaulted ceiling), and diagonal braces. The single member purlins are spanning roughly twenty-four feet across (north/south) this now enclosed area. There are several rafters and the ridge board over the original residence portion that are broken or split. When viewing the entire roof from the exterior, there are very definite deflections in both portions of the roof. RECOMMENDATIONS 1. With respect to the thirty pound per square foot live (snow) imposed by the building code, the maximum unsupported span for these rafters shall be about nine feet. Therefore, additional bracing is required. To provide the added support would involve new purlins and struts. According to the International Building Code the struts have to be installed at an angle greater than forty-five degrees. Due to the shallow roof pitch and the central location of the main floor bearing wall, the struts can not be installed at an angle called out by code and still reduce the rafter span to less than nine feet. Therefore, we suggest the best financial and practical solution would be to remove the entire roof system and replace it with pre engineered truss system. This will also necessitate the removal of the entire ceiling joist systems, because some of the joist systems are perpendicular to the rafter spans.
