Ref: March 25, 2019 Letter and Drawings Dear Mr. Farland, I visited the home at the above referenced address on March 27, 2019. The purpose of my visit was to observe the foundation repairs. The four helical piers were advanced to depth of 20 to 25 feet before achieving refusal. The homeowner said the interior slab -on -grade contained embedded heating elements. Therefore attempting to lift the foundation was not recommended. In my opinion, the foundation repairs appeared to have been accomplished in general conformance with the requirements set forth in the engineering documents. 1/3 Sep 30,2019 2:38 PM 3880 Everett St., Wheat Ridge, Colorado Other Items (beyond the scope of the structural repairs) 1) Foundation cracks can be sealed with non -shrink waterproof grout or epoxy injection as appropriate for the crack size, and exterior repairs can be performed by a qualified contractor if desired. 2) If applicable, racked doors and windows should be reset, and cosmetic repairs can should be made three (3) months after the structural repairs are complete. 3) It is very important to maintain proper drainage away from the house. I do not recommend irrigating within 5 -feet of the foundation. Maintain a minimum 10 % slope away from the structure, and direct surface water to an adequately sloped swale. Grass, plants, trees and shrubs with high watering requirements should not be located within five feet of the foundation. All gutter downspouts should have functioning downspout extensions, which extend at least five feet away from the foundation and discharge in a manner which allows effluent to flow safely away from the home, or discharge directly to an underground pipe system with an appropriate daylight location. Perimeter drains, if they exist, should function properly. I observed the structural repairs of the foundation described above. Other unknown concerns may also exist. The Lepetsos Group, Inc. makes no representations regarding the suitability of other areas, including, but not limited to mechanical, electrical, plumbing, previous foundation repairs, and other systems. The homeowner should understand additional unforeseen and unforeseeable issues related to soil heaving and or settlement, and exposure to unwanted water may cause additional foundation movement in the future. My evaluation and recommendations are based on my education, experience and observations made on the date of my visit. The Lepetsos Group, Inc. makes no representations regarding the ability of the property to meet current or past building code requirements. Please note it was not possible to observe every structural detail. Dear Mr. Farland, I previously visited the home at the above referenced address on November 29, 2018. The purposes of my visit were to observe the foundation damage reported and provide repair recommendations as required. Please note: My investigation was based on observation of accessible, visible items. Issues/concerns concealed by finishes, if any exist, were not able to be observed, and were therefore not evaluated as part of this investigation. The scope of this investigation was limited to the damage observed at the northeast corner of the house. Issues and repairs, if required, regarding other parts of the home, were not part of the scope of this investigation, and are specifically excluded from this report. 3880 Everett St., Wheat Ridge, Colorado Observations For purposes of this report, the front of the home faced west. The north east corner of the foundation wall was settled. Recommendations 1) 1 recommend adding four (4) Helical Piers to stabilize the northeast corner of the foundation per the attached engineering drawings. Please note, if lifting is attempted, additional damage to existing finishes should be expected. 2) Foundation cracks can be sealed with non -shrink waterproof grout or epoxy injection as appropriate for the crack size, and exterior repairs can be performed by a qualified contractor if desired. 3) If applicable, racked doors and windows should be reset, and cosmetic repairs can should be made three (3) months after the structural repairs are complete. 4) It is very important to maintain proper drainage away from the house. I do not recommend irrigating within 5 -feet of the foundation. Maintain a minimum 10 % slope away from the structure, and direct surface water to an adequately sloped swale. Grass, plants, trees and shrubs with high watering requirements should not be located within five feet of the foundation. All gutter downspouts should have functioning downspout extensions, which extend at least five feet away from the foundation and discharge in a manner which allows effluent to flow safely away from the home, or discharge directly to an underground pipe system with an appropriate daylight location. Perimeter drains, if they exist, should function properly. I observed the structural condition of the visible portions of the foundation described above. Other unknown concerns may also exist.
