No wall or ceiling surfaces were penetrated during the course of our observation. No existing architectural plans or structural plans were available for our review. For the purposes of this report the front elevation is assumed to face east. The conclusions and recommendations presented in this report are based on the visual observations only, as well as our professional knowledge and experience in the engineering field and construction practices along the Colorado Front Range. The structure observed is a single story, single family residence with a wood framed roof, and wood framed floors over a basement. The primary purpose of our observation is to make structural recommendations in regard to the proposed new opening in the basement as well as to visually assess the damage to floor joists in the southwest portion of the structure from a fire at an unknown time. The roof is traditional wood framed construction with wood rafters spanning from the exterior walls to a ridge board. This wall is framed with wood studs at the first floor. The first floor is traditionally framed with 2x10 joists at 16" o.c. spanning in the north/south direction in the area south of the staircase and in the east/west direction north of the staircase. In the basement at the northwest area, the existing 2x4 bearing wall, which supports the first floor joists is to have a 9'-0" maximum (R.O.) opening. The opening shall be supported with a flush framed 2 -ply 13/4" x11 7/8" LVL header with two trimmer studs and one king stud. The trimmer and king studs shall attach to a new footing with a Simpson ABW46Z. The 4 ksi concrete footing shall be 1'-9"W x 1'-9"L x 8"D and shall be reinforced with (3) #5 bars each way. Provide 3 inches clear from bottom of rebar and top of soil. In the basement at the southwest area of the basement, the 2x10 floor joists were observed to have a quarter inch maximum fire damage on each side and along the bottom of the joist le ' a 1"x9" section remaining.
