Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

The homeowner plans to construct an addition to the home. The addition will be located on
the East side of the home between the existing kitchen and the existing garage as shown on the
2/15/04 drawings by Adams Architecture. The following requirements apply to portions of
the structure at the new addition. Visible areas of the structure were observed as they relate to
the planned improvements. Ceiling, floor, and wall fInishes were not disturbed as part of this
observation. Only the structural modifIcations described in this report are included in this
evaluation.
General Description:
The existing structure is a one story single family dwelling built over a basement. The front of
the home faces West. The new addition will be a one story stmcture built over a crawlspace.
The roof structure will be manufactured trusses supported by the new North and South walls
of the addition. The floor structure will be engineered lumber joists supported by the new
East and West foundation walls. None of the new addition is planned to bear on the existing
foundation.
1. Beam to support the existing roof at new opening in the existing East exterior wall of
the kitchen:
The existing kitchen exterior wall is planned to be removed after the new addition is
enclosed. This exterior wall supports the East bearing point of the existing roof truss at
the existing structure. The length of the wall opening will be 16'-6".

. A new beam must be installed in place of the wall to be removed. The beam should be
a steel WI0x26 section. The top of the new steel beam will be installed tight against
the bottom of the existing roof trusses. Structural Steel will conform to ASTM A36.
. The contractor will install temporary support for the existing roof trusses near the East
exterior wall before this wall is removed. The temporary support will be located in a
way that will allow it to remain in place, without modification, until the beam is
secured in its new location.
. The new beam will rest on new 3" steel posts to be installed at either end of the wall
opening. The new posts will be supported by the existing concrete foundation wall
located directly beneath the post bearing. Each new post will be secured to the
concrete wall with a metal bracket designed to prevent lateral movement. A metal
bracket will be installed between the new post and the new beam to provide lateral
support. Steel posts can be equipped with screw jack adjustment to ease installation of
the new beam tight against the bottom of the existing roof trusses. Minimum capacity
of each steel post with screw jack will be 6500 lbs.
. Temporary roof truss support can be removed when all of the beam and support post
work is completed.
2. Floor Joists for New Addition:
Floor joists for the new addition will run in the East/West direction and will be supported
on new concrete stem walls and footings. Floor joists will span 14'-0".
. New joists will be Trus Joist 9.5" Tn/Pro 150 or equal. Joists will be installed a
maximum of 19.2" on center. Floor sheathing will be 3,0\" tongue and groove plywood
or equal.
. 4" minimum bearing will be provided at each end of the new floor joists.
. Blocking will be installed between each floor joist over the support at each end.
3. Foundation for New Addition:
The new addition will be equipped with a foundation on all four sides. This foundation
design is based on an assumed maximum soil bearing pressure of 1500 psf. This
foundation design also assumes that the soil is suitable for spread footings with stem walls.
The client has not obtained a soil test and understands that this report is not a substitute for
a soils report. Soils engineering issues are specifically excluded from this evaluation.
. Concrete will have a minimum 28 day compressive strength of 3000 psi.
. Reinforcing steel will conform to ASTM A615 Grade 40.

. Minimum bar lap will be 24"
. Provide 3' -0" x 3' -0" #5 corner bars at all corners.
. Placement and protection of all reinforcing bars will meet the requirements of ACI
318.
. Backfill around the foundation will be sloped to drain away from foundation walls a
minimum of6" in the first 5'-0".
. Concrete footings will be 20" wide and 8" deep. Footings will be formed and poured
on undisturbed soil. The top of the footing will be equipped with a continuous 2"x4"
key centered under the stem wall connection. The footing will be equipped with a #4
reinforcing bar 90 degree hook dowel extending from the footing into the stem wall.
Hook dowels should be placed 24" on center. The bottom of footing elevation will be
minimum 3'-6" below the top of the exterior grade elevation.
. Concrete stem walls will be 8" wide and extend a minimum of 6" above the final
exterior grade elevation. Stem walls will be reinforced with 2-#5 continuous rebar top
and bottom. Reinforcing steel will be doweled into the existing foundation a minimum
of 12" where possible. Dowels will be drilled into the existing concrete foundation and
secured with an epoxy grout designed for use with concrete.
. Stem walls will be equipped with minimum lh" x 10" anchor bolts at 4'-0" on center
for sill plate attachment.
4. Beam at South end of new addition to support the end of the manufactured roof truss:
. This beam can be a double 1.75" x 7.25" Microlam LVL or equal.
. The new beam should be supported by a post support inside the wall framing on either
side of the beam. The post support can be a Fir 4x4, Double Fir 2x4, or 3" steel post.
. The bottom of the post support should be attached to the foundation with a bracket to
prevent lateral movement. The beam should be connected to the post with a similar
bracket to prevent lateral movement.
Limitations:
This report has been prepared for the exclusive use of the client for the purpose of completing
structural modifications described above, associated with a planned addition. In the event of
any changes in the nature, design, or locations of the addition elements or specifications, the
recommendations contained in our scope of work shall not be considered valid unless this

office reviews the changes, and the recommendations of this report are modified or verified in
writing.
If the professional services of Enhancement Engineering do not extend to the site observations
of the contractor's work or performance, then by the acceptance of this report and
recommendations, it is agreed that the client will hold harmless Enhancement Engineering.
This includes any claim or suit whatsoever, including but not limited to, all payments,
expenses or costs involved, arising from, or alleged to have arisen from the contractor's
performance or the failure of the contractor's work to conform to the design intent and the
requirements of this report. Enhancement Engineering agrees to be responsible for its own or
its employee's negligent acts, errors or omissions.

shall automatically expire within one hundred eighty (180) days of the date it was granted, April 20,

therefore construction of a garage at this location could be considered an
improvement to the general neighborhood and property values. (4) A petition in
favor of this variance was submitted by eight neighbors.
Board Members BLAIR and ECHELMEYER accepted amendments 1,2 and 4, but
did not accept amendment 3. Board Member ABBOTT withdrew amendment 3.
Board Member HOWARD asked what construction materials are planned for the
proposed garage. The applicant stated the garage would match the house with brick on
front and siding on the remainder of the structure. Board Member ABBOTT offered a
friendly amendment to add a condition that the garage be constructed of brick on
the front and siding on the balance of the structure, This amendment was accepted
by Board Members BLAIR and ECHELMEYER.

This case was presented by Meredith Reckert. She advised the Board there was
jurisdiction to hear the case. She entered all pertinent documents into the record and
reviewed the staff report and digital presentation. Staff recommended approval of this
request for reasons outlined in the staff report.

Jack and Paulette Cooper were sworn in by Chair DRDA. In response to an earlier
question fmm Board Memher DRDA regarding the placement of their remodeling
project, Mrs, Cooper explained that the addition could not be extended into the southern
portion of the yard due to the presence of a bathroom window, a vent from a high
efficiency furnace and the electrical box for the house.
In response to a question from Board Member HOWARD, Mr. Cooper explained that the
existing breezeway between the house and garage would be enclosed in order to enlarge
the kitchen. The front portion, which would extend 7 feet from the existing house, would
also have an entrance into the house,
Mrs. Cooper provided a layout of the proposed addition for the Board's review. The
layout was entered into the record and made a part of the official record.

Board Member ABBOTT asked what necessitated the 7-foot addition. Mrs. Cooper
replied that it would serve as an entrance into the house and provide more light into the
house which is presently very dark. It would also take advantage of the view to the west
as well as provide additional functional space in the kitchen.
Board Member DRDA questioned the hardship issue because it seems the kitchen could
be enlarged without the extra 7 feet.
Upon a motion by Board Member ABBOTT and second by Board Member BLAIR
the following resolution was stated:

D. Case No, TUP-03-02: An application filed by Trugreen Landcare for approval of
a one-year Temporary Structure Permit to allow three office trailers on property
zoned Commercial-Two and located at 8935 West 44th Avenue,
This case was presented by Mike Pesicka. He advised the Board there was jurisdiction to
hear the case. He entered all pertinent documents into the record and reviewed the staff
report and digital presentation, He noted that on Monday of this week, a photograph of
the site revealed another temporary trailer had been placed on the site without city
approval. He explained that the code states that only one temporary structure application
can be applied for per site per year. However, the community development director has
authority to review additional applications and determine if they are substantially
different for the same site. In this case, the community development director determined
it was a substantially different application and allowed them to apply. Staff
recommended approval of this request for reasons outlined in the staff report.
Board Member HOWARD asked ifthis request is based on all three trailers that are
presently on the property. Mike Pesicka replied that the community development
director determined that, since it is a new application, it does apply to all three trailers.
Board Member HOWARD believed there should be two separate applications: one for
the existing trailer and one for the two additional trailers.

request for continuance but was a completely new application.
