Dear Mr. Morgan: This letter presents the results of a geotechnical engineering study for a proposed duplex addition to be located at 3715 High Court in Wheat Ridge, Colorado. The site location is shown on Figure 1. The purpose of the study was to develop recommendations for foundation design. The study was conducted in accordance with our Professional Service Agreement to RE/MAX Alliance-Achievers dated April 13, 2005. Proposed Construction: It is our understanding that the proposed duplex addition will be located near the north side of the existing residence. We anticipate construction will consist of a wood frame and will utilize cast-in-place reinforced concrete foundations. The approximate location of the proposed duplex addition with respect to the existing house is shown on Figure 2. We assume light foundation loadings, typical of the proposed type of construction. If the proposed duplex addition loadings, location or grading plans change significantly from those described above, we should be notified to reevaluate the recommendations contained in this report. Site Conditions: The site is in a developed residential area in Wheat Ridge, Colorado. The existing single-family residence is a one-story frame building which is located on the south of the subject lot. At the time of our study, the area of the proposed duplex addition was covered with native grass and weeds. The ground surface in the area of the duplex addition is relatively flat, with no discemable slope. Addition - 3715 High Court May 20, 2005 Page 2 Field EXDloration: The field exploration for the project was conducted on April 29, 2005. One boring was drilled within the proposed duplex addition footprint at the approximate location shown on Figure 2. The boring was advanced with 4-inch diameter continuous flight augers powered by a Longyear BK-51 drill rig. The boring was logged by a representative of Hepworth-Pawlak Geotechnical, Inc. Samples of the subsoils were taken with a 2-inch LD. California spoon sampler. The sampler was driven into the subsoils at various depths with blows from a 140-pound hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method D-1586. Penetration resistance values are an indication of the relative density or consistency ofthe subsoils. Depths at which the samples were taken and the corresponding penetration resistance values are shown on the Boring Log, Figure 3. The samples were returned to our laboratory for review by the project engineer and testing. Subsurface Conditions: A graphic log of the soil and bedrock encountered is presented on Figure 3 along with a legend and notes related to the field and laboratory investigation. Beneath a thin layer of topsoil, the subsoils encountered consisted of 7Yz feet of clayey sand overlying II feet of sandy clay, which in turn, was underlain by claystone bedrock to the maximum depth drilled, 26 feet. Based on the blow counts, the sand would be considered medium dense, the clay very stiff, and the bedrock medium hard to hard. Free water was encountered at a depth of 13 feet at the time of drilling. When the boring was checked for groundwater fourteen days after drilling, groundwater was measured at a depth of 14 feet. Laboratory testing performed on samples of the subsoils included moisture content, unit weight, percent passing the No, 200 Sieve, and swell-compression. The results of swell- compression tests, shown on Figure 4, indicated the clayey sand and sandy clay to have a low swell potential as evidenced by measured vertical expansion of 1.2 to 1.3 percent when the samples were wetted under a surcharge pressure of I ,000 pounds per square foot (pst), The moisture content of samples from the boring varied from 11.0 to 24.0i 205214 H-P Geotech Addition - 3715 High Court May 20, 2005 Page 3 percent with dry unit weights from 102 to 114 pounds per cubic foot (pct), Laboratory test results are shown on the Boring Log and summarized on Table 1. Foundation Recommendations: Based on the proposed type of construction and the data obtained from the field investigation and laboratory studies, the proposed duplex addition can be supported using a conventional spread footing foundation, Fill may exist near the existing residence perimeter, and any fill encountered within the foundation excavation should be removed and the footings extended down to the natural soils. We assume the existing residence is on spread footings. If the existing residence is not supported on a spread footing foundation system, we should be notified to reevaluate our recommendations. The following criteria should be used in design and construction. I) Footings placed on the undisturbed native sandy clay should be designed for an allowable soil bearing pressure of2,500 psfwith a minimum dead load of700 psf. Based on experience, we expect settlement or heave of footings designed and constructed as discussed in this section will be about I inch or less. 2) Movement between the addition and the existing residence will be differential with respect to the existing residence. We recommend a structural joint be provided between the addition and the existing residence. 3) Continuous footings and pads should have a minimum width of 16 and 24 inches, respectively. 4) Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for frost protection. Placement of foundations at least 36 inches below exterior grade is typically used in this area. 5) Continuous foundation walls should be reinforced top and bottom to span local anomalies, such as by assuming an unsupported length of at least 10 feet. 6) Any existing fill, topsoil and any loose or disturbed soils should be removed and the footing bearing level extended down to natural soils. Foundation excavations should not be wetted or dried excessively. The foundation soils should be moistened and tamped with a vibratory compactor before forming for footings. 7) A representative ofthe geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. 205214 H-P Geotech Addition - 3715 High Court May 20, 2005 Page 4 Foundation and Retaininl! Wall Recommendations: Foundation walls and retaining structures which are laterally supported and can be expected to undergo only a slight amount of deflection should be designed for a lateral earth pressure computed on the basis of an equivalent fluid unit weight of 60 pcf for backfill consisting of the on-site soils. Cantilevered retaining structures which are separate from the building and can be expected to deflect sufficiently to mobilize the full active earth pressure condition should be designed for a lateral earth pressure computed on the basis of an equivalent fluid unit weight of 40 pcffor backfill consisting of the on-site soils. All foundation and retaining structures should be designed for appropriate hydrostatic and surcharge pressures such as adjacent footings, traffic, construction materials and equipment. The pressures recommended above assume drained conditions behind the walls and a horizontal backfill surface. The buildup of water behind a wall or an upward sloping backfill surface will increase the lateral pressure imposed on a foundation wall or retaining structure. An underdrain or weep holes should be provided to prevent hydrostatic pressure buildup behind walls. Care should be taken not to overcompact the backfill or use large equipment near the wall, since this could cause excessive lateral pressure on the wall. Some settlement of deep foundation wall backfill should be expected, even if the material is placed correctly, and could result in distress to facilities constructed on the backfill. The lateral resistance of foundation or retaining wall footings will be a combination of the sliding resistance ofthe footing on the foundation materials and passive earth pressure against the side of the footing. Resistance to sliding at the bottoms of the footings can be calculated based on a coefficient of friction of 0.3. Passive pressure of compacted backfill against the sides of the footings can be calculated using an equivalent fluid unit weight of250 pcf. The coefficient of friction and passive pressure values recommended above assume ultimate soil strength. Suitable factors of safety should be included in the design to limit the strain which will occur at the ultimate strength, particularly in the case of passive resistance. 205214 H-P Geotech Addition - 3715 High Court May 20, 2005 Page 5 Floor Slabs Recommendations: As discussed above, the on-site soils near the anticipated floor slab elevations possess a low swell potential upon wetting. It is our opinion that the on-site soils are suitable to support lightly to moderately loaded slab-on- grade construction provided the owner understands that a risk of slab movement exists. To reduce the risk of movement, we recommend that at least 2 feet of non-expansive fill be placed below the floor slabs. An alternative with higher risk would be to remove the existing on-site soils and replace them compacted to 95 percent of standard Proctor maximum dry density at a moisture content of optimum or above, If the slab movement cannot be tolerated, a positive way to control floor slab movement is to construct structurally support floors over a well-ventilated crawl space. If a structural floor is used, we recommend a professional in mold or other biological contaminants mitigation be consulted. The following measures should be taken to reduce damage which could result from movement should the underslab materials be subjected to moisture changes or settlement. 1) Floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. 2) Interior non-bearing partitions resting on floor slabs should be provided with slip joints at the bottom so that, if the slabs move, the movement cannot be transmitted to the upper structure. This detail is also important for wallboard, stairways and door frames. Slip joints which will allow a void space of at least 1 Y, inch are recommended, 3) Floor slab control joints should be used to reduce damage due to shrinkage cracking. Control joint spacing is a function of slab thickness, aggregate size, slump and curing conditions. The requirements for concrete slab thickness, joint spacing and reinforcement should be established by the designer based on experience, recognized design guidelines and the intended slab use. Placement and curing conditions will have an impact on the final concrete slab integrity. H-P Geotech 205214 Addition - 3715 High Court May 20, 2005 Page 6 4) All plumbing lines should be tested before operation. Where plumbing lines enter through the floor, a positive bond break should be provided. Flexible connections should be provided for slab-bearing mechanical equipment. 5) Excessive wetting and drying of the floor slab subgrade should be avoided during construction. Underdrain Svstem Recommendations: Groundwater was encountered at a depth of 13 feet at the time of drilling. The groundwater table may rise due to irrigation and during times of heavy precipitation or seasonal runoff. We recommend that all below ground levels including crawlspaces should either be protected by an underdrain system or be waterproofed and designed to resist hydrostatic uplift and lateral pressures. The drain should consist of perforated pipe placed in the bottom of a trench and surrounded with at least 8 inches of well-graded gravel above the invert level. The perimeter drain should be at least 4 inches in diameter. The drain line should be placed at least 8 inches below the basement floor level and graded to a sump or sumps at a minimum slope of 1 percent where water can be removed by pumping or gravity discharge. Free-draining granular material used in the drain system should consist of minus 2-inch aggregate with less than 50 percent passing the No.4 sieve and less than 3 percent passing the No. 200 sieve, extending from the pipe invert to the base of the floor. The pipe and gravel should be wrapped with a geofabric, Surface Drainal!e Recommendations: The success of foundations and floor slabs is contingent on keeping the bearing soils at a more or less constant moisture content and not allowing surface water a direct path to the subsurface. To reduce the wetting of foundation soils, it is important to provide good drainage away from foundations. The following drainage precautions should be observed during construction and maintained at all times afterward. 1) Inundation of the foundation excavations and underslab areas should be avoided during construction, 205214 H-P Geotech Addition - 3715 High Court May 20, 2005 Page 7 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95 percent of the maximum standard Proctor density in pavement and slab areas and to at least 90 percent ofthe maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the residence should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 10 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. 4) If roof downspouts are used, they should discharge well beyond the limits of all backfill. 5) Landscaped areas should be designed and built such that surface water will be collected and carried away from the foundation elements. Irrigation within ten feet of the structure should be carefully controlled and minimized. Continuin!! Services: Two additional elements of geotechnical engineering service are important for the successful completion of this project. I) Consultation with design professionals durin!! the design phases. This is important so the intentions of our recommendations are properly incorporated in the design, and that any changes in the design concept properly consider geotechnical aspects. 2) Observation and monitorin!! durin!! construction. A geotechnical engineer from our firm should observe the excavation, earthwork, and foundation phases of the work to judge that subsurface conditions are compatible with those used in the analysis and design. Limitations: This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either express or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory boring drilled at the location indicated on Figure 2, the proposed type of construction, and our experience in the area. Our findings include interpolation and extrapolation ofthe subsurface conditions identified at the exploratory boring.
