Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR

Dear Brian:
As requested, I performed a visual structural investigation and assessment of the residence located at
3805 Allison Circle in Wheat Ridge, Colorado on April 19, 2004. The purpose of my visit was to
evaluate reported damage to the roof and provide recommendations for structural repair. This letter
presents the observations and conclusions reached as a result of my investigation.
Observations:
TIle subject residence is a single story structure with an attached garage built in 1959 (photo 1). For
the purpose of this report, the front of the house is a.ssumed to face north.
The roof is framed with 2x6 rafters spaced at 24 inches at approximately a 3 On 12 slope. The ceiling
joists over the majority of the hOllse are 2x6's spaced at 16 inches which run paxallel to the rafters.
Collar ties and kickers are supporting the rafters over this portion of the house (photo 2). The ceiling
joists over the garage are 2x6's spaced at 16 inches which run perpendicular to the rafters. Built-in-
place trusses have been constructed at 6 feet on center over the garage (photo 3),
The weight of snow on the roof has caused excessive deflection of the roof ridge over the garage.
Many of the rafters over the garage are cracked (photo 4), Access in the attic space was limited, so
the majority of the house's roof structure was not visible. However, no significant deflection was
noted from the exterior and no cracked rafters were visible in the accessible area.
Eleconunendations:
In my opinion, the amount of reconstruction and/or additional structure required to repair this roofin
place combined with the access issues of working in such a shallow attic make repairing the existing
roof impractical. I recotnmend that the roof and ceiling structure over the garage be removed and
replaced with pre-engineered wood roof trusses, Please refer to the Roof Repair Plan Sheets S 1.0
through S3.0.
