Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

General: Both Parties agree to cooperate in good faith efforts as follows. (1) to file a property damage claim
with the ovvner's insurance company upon executing this agreement, if damage is found. (2) to share all
information related to the insurance adjusters meeting and make every attempt to attend the adjusters meeting
together. (3) To provide each other with all claims reports and other information related to this claim.
RopaRoofing will prepare the file for production and acquire all permits and other documents necessary to
comply with local requirements. As consideration for the work provided by RopaRoofing, the owner hereby
agrees to appoint RopaRoofing as their exclusive contractor.
If the claim is approved: RopaRoofing agrees to complete all work outlined in the owner's insurance claims
report. including all supplements and additional items agreed to by the owner's insurance company.
If the claim is denied: If the inspection is denied, then this agreement is Null and Void. The owner is not
responsible for any payments to RopaRoofing.
Payments: The parties agree that RopaRoofing will be entitled to all insurance proceeds related to all claims
S*Iect to this agreement, and all other monies for up{trades or additional work that is approved in writing by
the owner on the addendum to this agreement. The owner understands that they are fully responsible for their
insurance deductibles, as stated by the Colorado Law 6-22-105. Waiver of insurance deductible prohibited.
Payments: Owner hereby releases their insurance company to prop ide RopaRoofing with information related
to this claim and furthermore grants permission for their insurance company to negotiate and settle all claims on
behalf of the owners with third party adjusters, if necessary.
Owner's Rights: Should the owner decide to cancel this agreement, it must be done within 72 hours of the
date signed. This may be done via mail, email, or hand delivered letter — stating that they wish to terminate this
agreement.
Scope: To be defined by the Owner's insurance summary plus any additional upgrades, which they choose;
and shall be attached along with the addendum to this agreement.
THE ROOFING CONTRACTOR SHALL HOLD IN TRUST ANY PAYMENT FROM THE
PROPERTY OWNER UNTIL THE ROOFING CONTRACTOR HAS DELIVERED MATERIALS TO
THE SITE TO WHICH THE WORK IS TO BE PERFORMED OR HAS PERFORMED A MAJORITY
OF THE ROOFING WORK ON THE RESIDENTIAL PROPERTY.

1. This permit was. issued in accordance with the provisions set forth in your application and is subject to the laws of the
State of Colorado and to the Zoning Regulations and Building Codes of Wheat Ridge, Colorado or any other applicable
ordinances of the City.
2. This permit shall expire 180 days from the issue date. Requests for an extension must be received prior to expiration
date. An extension may be granted at the discretion of the Building Official.
3. If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no
changes have been or will be made in the original plans and specifications and any suspension or abandonment has not
exceeded one (1) year. If changes have been or if suspension or abandonment exceeds one (1) year, full fees shall
be paid for a new permit.
4. No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
5. Contractor shall notify the Building Inspector twenty-four (24) hours in advance for all inspections and shall receive
written approval on inspection card before proceeding with successive phases of the job.
6. The issuance of a permit or the approval of drawings and specifications shall not be construed to be a permit for, nor
an approval of, any violation of the provisions of the building codes or any other ordinance, law, rule or regulation.

Dear Ms. Harris
We are writing in response to your request to investigate the structural condition of your single family
residence located at 3838 Dover Street in Denver, Colorado. You have proposed remodeling a
portion of your main level kitchen/living room area and a portion of the basement on the northwest
corner of the stalrcasc. We were provided Architectural drawings related to the proposed remodel
project from Whitman Interior Design, LLC on July 27, 2008. We visited the property on July 28, 2008
to observe the existing condition of the areas to be remodeled.
The existing structure is a rectangular, 1950's ranch-style house with a full basement. The roof is
constructed with 2x6 rafters at 24" o.c., 1x8 ridge boards, and 1x8 collar ties. The ceiling is currently
flat throughout the main level of the house. The main level floor joists span in the east-west direction
and lap over a steel beam located along the center of the house.
You have proposed removing the north end of the kitchen wall which is approximately T-10" in length
and oriented in the north-south direction. If the ceiling is to remain flat above this area, we
recommend that new 2x8 collar ties be installed wherever there is one missing. Each pair of rafters
on the north end of the house should have a collar tie if there is no center wood framed wall below.
New collar ties shall be located at approximately mid-height of the rafters to match the existing
condition and attached at each end with a minimum of (8) 16d nails.
If you choose to remove the flat ceiling and want a vaulted tray ceiling on the north end of the main
level, we recommend that a second 2x8 collar tie be installed at each location where an existing 1x8
collar tie is already present. At the rafters where no collar tie exists, we recommend adding a new
2x8 on each side of the rafters. Collar ties shall be attached on each end with a minimum of (4) 5/8"
diameter thru bolts. The existing mechanical ductwork that exists in the attic space below the existing
collar ties will need to be relocated above the collar ties before ceiling drywall can be installed. The
existing skylight framing will need to be modified to match the new ceiling profile.
At the top of the staircase leading down to the basement, the door opening may be widened without
affecting the structural stability of the house. Similarly, the portion of basement wall on the northwest
corner of the staircase may be removed, as long as any wood or steel support posts supporting the
steel beam or stair opening framing remains intact.
