Installation of roof sheathing (new or overlay) requires an approved inspection prior to installation of ANY .roof coverings and is require on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. The purpose of our investigation was to evaluate subsurface conditions and to prepare geotechnical soil and foundation recommendations with respect to proposed repairs to the structure. The report includes a description of soil and ground water conditions encountered in the exploratol)' boring, recommended repair foundation system, allowable soil pressures, and recommended design and construction criteria influenced by the subsurface conditions. The report is based on data developed during the field and laboratol)' investigations as well as our experience. A summaI)' of our findings and recommendations is presented below. CONCLUSIONS 1. Subsurface conditions encountered in our test boring consisted of 6 inches of topsoil; underlain to a depth of 4 feet by fill comprised of moist, loose to medium dense, clayey sand to sandy clay which contained some claystone pieces and gravel; underlain to 7 feet by moist, vel)' stiff to hard, silty, sandy clay; underlain to 18 feet by moist, medium hard to hard, claystone/sandstone bedrock; underlain by moist, vel)' hard, sandstone bedrock that extended to the maximum depth explored of20 feet. 2. Free water was not encountered at the time of drilling, and the boring was dl)' when checked 15 minutes after drilling. When the boring was checked 2 days after drilling, water was measured at a depth of 13 feet and the boring was caved at a depth of 18 feet. 3. An underpinning scheme utilizing spread footings was proposed prior to our investigation, and based on our results this is a viable approach. We recommend extending new spread footings to native clay soils, below the fill, as part of the remediation. The new footing foundation system can be designed for a maximum allowable soil bearing pressure in the range of 2500 to 3000 pounds per square foot (PSF), with a minimum dead load pressure of 500 to 1000 PSF. Design and con- struction criteria are given in the body ofthe report 4. We recommend the establishment and maintenance of positive drainage down and away from all foundation walls as part ofthe remediation. EXISTING CONSTRUCfION AND DISTRESS HISTORY At the time of our investigation, a single-family residence existed on the site. We understand the house was built in 1951, and that the present owners have lived in the house since 1972. The house is a Soil and Foundation Investigation Job No. 13641 Page 2 one-story masonry structure supported on spread footings with a partially finished basement and an unfinished basement portion on the north end that is about 5 feet high. The owners reported that the structure was relatively stable since 1972, but that in the last 2 years movement and cracking has been noticed and monitored. Cracking of the foundation walls and the interior and exterior of the structure has occurred, and is concentrated at and near the northwest corner of the structure. The worst cracking is at the northwest corner, but cracks extend to the east to near the northeast corner and to the south to past a jog in the structure north of a patio on the west side. A large tree reportedly used to exist near the northwest corner. The owner has improved drainage near the house by moving sprinklers away from the building and extending downspouts. A detached garage located west of the house is in good condition and no significant cracking was observed. The ground surface in the neighborhood slopes to the northwest. It appears overlot grading modified the ground surface during the initial development, including filling in a large ravine two lots to the west of the property, and creating fairly level "stair-step" lots on the street. The lot to the north is several feet lower than the subject lot, and the lot to the west is 6 to I 0 feet lower. It appears the south and east sides ofthe house may be supported on native soil and possibly bedrock, while the north and west sides may be supported on fill, like the northwest corner. The effect of this is discussed in further detail later in the report. SITE CONDmONS The site is located in an established residential area of Wheat Ridge, Colorado. The locations of the exploratory borings and existing building are indicated on Figure 1. The site is currently occupied by a single-family house with a detached garage. The lot has a very gentle slope to the west at about 1 %. The ground surface around the house is covered with an irrigated lawn, with some landscaped beds, trees, and bushes. Soil and Foundation Investigation Job No. \364\ Page 3 INVESTIGATION Subsurface conditions were investigated by drilling one exploratory test hole (TH-I), at the loca- tion presented on Fib'Ure 1. The boring was advanced using a 3-inch diameter continuous flight solid stem auger powered by a "mini-sneaker" drilling rig. A log of the soils encountered is presented on the Log of Exploratory Boring, Figure 2. Samples were taken at selected intervals at and below the footing level, estimated to be 2.5 feet below the ground surface. Samples were obtained using a California Sampler. A California Sampler is a 2.5-inch outside diameter by 2 inch inside diameter device. The number of blows required to drive the sampler into the soil is known as a penetration test. The number of blows required for the sampler to penetrate 12 inches can be evaluated, and gives an indication of the consistency or rela- tive density of the soils. The mini-sneaker drill rig uses a 70-pound hammer to drive the sampler instead of the standard 140-pound hammer, and the resulting blow counts are higher than expected with a standard 140-pound hammer. The blows recorded during sampling should be divided in half when evaluating the penetration tests. The results of penetration tests and logs of the soils encountered are pre- sented on the Logs of Exploratory Borings. Samples were returned to our laboratory where they were visually classified and testing was assib'Iled to evaluate the properties of the soils. Laboratory testing results are presented on Figures 2 through 5, and consisted of natural moisture and density detenni- nations, swell-consolidation tests, and percent finer than the No. 200 sieve analyses. The sandy and clayey fill and native soils had a low swell potential. Swell-consolidation testing performed on a samples of vel)' sandy clay fill from a depth of 2.5 feet indicated the material had a vel)' low swell potential, with an expansion of 0.1 percent when wetted under a surcharge pressure of 1000 pounds per square foot (PSF). Samples of slightly sandy to sandy clay from depths of 4.5 and 6.5 feet had a low swell potential, with expansions of 1.1 and 1.3 percent when wetted under a surcharge load of 1000 PSF. Free water was not encountered in our test boring during drilling, and the boring was dl)' when checked 15 minutes after drilling. When the boring was checked 2 days after drilling, water was measured at a depth of 13 feet, and the boring had caved at 18 feet. FOUNDATION REMEDIA nON Due to the observed distress, the structural engineer for the project, Kenny LaGreca of Mountain Design Group, has proposed a repair scheme consisting of underpinning the affected area. The purpose of our investigation was to provide subsurface information as a basis for this repair. It appears that the northwest comer, and the north and west side of the house for an undetermined extent, is founded on fill soils. From the observed distress, settlement appears to be occurring and causing cracking. The majority of the house is not affected, so the repair will be limited to the northwest comer area. Without performing borings in other areas, we cannot be certain what the rest of the house is founded on. It may be native, stiff clay or claystone / sandstone bedrock, or a combination of the two_ The fill sampled did not appear to have an excessively low density, nor did our sample exhibit a high consolidation when wetted and loaded. The fill and native soils have a low swell potential, but the damage does not appear to be the result of soil expansion. The soil evidence therefore does not suggest an exact cause of the settlement but does provide a background upon which to design repairs. The planned underpinning should alleviate the structural movement and cracking. [n order to help further determine the cause of the distress, we recommend interior test pits be dug at the northeast comer .".-..,,,......,,:,.-<... . Soil and Foundation Investigation Job No. 13641 Page 5 of the house and at selected intervals along the north and west walls during the repair to determine what materials the existing footings bear on in the distressed area. We recommend new footings be founded uniformly on native clay soils, below any fill. The additional test pits will provide additional clues regarding subgrade soils and possibly other factors in the distress such as decaying tree roots below footings. The spread footing underpin foundation system should be supported by the native clayey soils encountered on the site, and new footings should be designed for a maximum allowable soil bearing pres- sure in the range of 2500 to 3000 pounds per square foot (PSF), with a minimum dead load pressure of 500 to 1000 PSF to help resist uplift pressures from potentially expansive soils. We recommend construc- tion with a spread footing foundation system designed and constructed to meet the following criteria. 1. All footings should be supported by undisturbed native soils. If the soils are disturbed, the subgrade should be compacted or the footings should be extended to undisturbed soils. We recommend observation ofthe footing excavations by our firm to confirm footings are supported by suitable material. 2. We recommend minimum footing widths of at least 16 inches for continuous footings, and 24 inches square for concrete pads that support columns. Larger sizes may be necessary depending on the load of the structure. If smaller sizes are needed to achieve the required minimum dead load pressures, we should be consulted to evaluate the change. 3. Continuous foundation walls should be reinforced to span local anomalies in the subsoil. Reinforcement adequate to span an unsupported length of 10 feet is recommended, or as specified by the structural engineer. 4. Footings must be protected from frost action. Footings should be covered with a minimum of3 feet of soil for frost protection. The open excavation for the footings should be observed by a soil engineer to confirm footings are bottomed in suitable soil. LATERAL LOADS No new below grade construction is planned, and information is provided for general guidance. Below grade walls must be designed to resist lateral loads. We recommend designing the walls with an Soil and Foundation Investigation Job No. 13641 Page 6 "active" equivalent fluid pressure of 50 pounds per cubic foot (PCF) where the walls can deflect, an "at rest" equivalent fluid pressure of 55 PCF where the walls are restrained, and a "passive" equivalent fluid pressure of 320 PCF. A coefficient of friction of 0.35 should be used for sliding resistance of the base of the footings on the natural soil for mass concrete. These pressures assume a level backfill surface, and do not include any surcharge loading or hydrostatic pressure. Soil backfill should consist of onsite soils moisture conditioned to the Optimum Moisture Content (OMC) or above, and compacted to at least 90 percent of the maximum standard Proctor dry density, per ASTM D698 (MPD). SLAB-ON-GRADE CONSTRUCIION No new slabs-on-grade are planned, and information is provided for general guidance. The soils at the site have a low expansion potential at their present moisture content, allowing the use of slab-on- grade construction with a low risk of movement due to expansive soils. Slabs should be constructed as "floating" slabs, and not tied to the structure in areas of expansive soils. If new floor slabs are planned, we should be consulted for additional information. Prior to slab construction, we recommend the slab subgrade be compacted to a minimum of 95% ofMPD, at the OMC and above. New structural fill, if needed, should be a relatively impervious, granular soil, such as a silty to clayey sand, compacted as above. SUBSURFACE DRAINAGE Water levels were not measured within 13 feet of the surface, and we believe ground water should not be a concern for the repair. The existing construction does not appear to have a subsurface drainage system, and "wet basement" problems were not reported. If information on subsurface drainage is needed, our office should be contacted. Positive exterior surface drainage should be established and maintained as part of the planned repairs in order to limit the amount of water reaching foundation soils. Soil and Foundation Investigation Job No, 13641 Page 7 SURFACE DRAINAGE Performance of the foundation soils is, to a large degree, influenced by water controlled by surface drainage. Roof downspouts must not discharge below grade. We recommend the following precautions be observed during construction and be maintained at all times after the structure is repaired. 1. Excessive wetting or drying of the open foundation excavations should be avoided as much as possible during construction. Drying of clayey soils will increase the swell potential of the materials, and must be avoided by covering subgrade soils with plastic during construction. 2. The ground surface surrounding the exterior of the structures should be sloped to drain away in all directions. We recommend a minimum slope of 12 inches in the first ]0 feet. 3. Backfill around the foundation walls should be moistened and compacted to at least 90 percent of the MPD (95 percent under structural areas)_ Any settlement of backfill around the structures, which occurs after construction, should be immediately repaired to avoid the risk of surface water entering the foundation soils. 4. Roof downspouts and drains should discharge well beyond the limits of all backfill. LIMITATIONS The boring was located to obtain a reasonably accurate foundation picture to assist in the foundation repair, but variations in subsoil conditions not encountered in the boring are always possible. We recommend foundation excavations be observed by a representative of our office during construction. The cost of these services is not included in the report.
