Dear Tony and Diane: On February 17, 20111 inspected the above referenced property at your request. The purpose of the inspection was to visually observe the foundation of the home to determine my professional opinion of the structural condition thereof, in order to determine whether structural repairs are needed at this time, and to recommend a plan of repair as needed. The inspection did not involve any other system or component of the residence. No soil or other material sampling, testing, or analysis was performed. General Information: • The home is a 1 story single family home structure, assumed to be facing South. The home was reportedly constructed in 1949, but with additions made since that time. • The foundation is of poured concrete construction, apparently supported on spread footings, enclosing a basement with concrete slab -on -grade floor and attached garage. • The original house plans were available for review, which showed the foundation walls and footing system. • No soils report or other engineering documents were available for review. Observations, Opinions and Recommendations:. • The house has experienced differential settlement over the years, some of which is to be ex- pected. However, the rear of the home has settled more than the other areas, causing interior and exterior cracking. The movements are not severe, but does appear to be ongoing in nature, and therefore warrants attention. € • It is recommended to underpin the rear of the home with steel piers, per the attached di- p agram, in order to stabilize that part of the foundation against further settlement.. It is possible that some elevation recovery can be attained in the process (see notes below). • The rear deck posts can be adjusted to plumb (vertical) and to level the deck. It is also recommended to add Simpson SDS.Screws (1/4" X 4 ") to better anchor the deck ledger to the house joist tails (2 at each tail). Stability of moisture conditions at foundation depth is considered essential toward promoting long term structural integrity. It is recommended to improve the drainage around the foun- dation as much as possible, including the front courtyard area. Installation of a land- scape swale is recommended in the front to channel the drainage around the foundation. Structural Repair Notes: It should be understood that underpinning/stabilization of part of the foundation will minimize future movement in the area stabilized, but will not prevent movement elsewhere. It must be understood that lifting could cause additional damage to finished surfaces and founda- tion walls. The owner is encouraged to be present at the time of lifting (if lifting is desired) in order to authorize the amount of lift to be attempted. Coyle Inspection Engineers shall not be responsible for lifting authorization or for any damages caused by attempted lifting. • Piers shall be installed to a minimum safe working capacity of 20,000 lbs (20 KIPS) where safe working capacity shall be no less than 50% of installed resistance (i.e. 2:1 factor of safety). It is assumed that each new pier will achieve penetration into bedrock or competent bearing soil, and can be installed to the specified capacity. Should bedrock or competent bear- ing soil (specified capacity) not be reached within reasonable depth, this office should be noti- fied for further instruction. Additional Comments: • All foundations are subject to movement over time, due to variations in soil and moisture con - ditions. The home should be monitored for additional future movement, and any significant movement should be reported to this office for further evaluation and recommendation. • Care needs to be taken in the areas of underground and overhead utilities. All work to be done in compliance with local and national safety standards, and building department regulations. • This inspection and report do not constitute an evaluation of potential asbestos containing ma- terials or lead based paint, as may be required prior to any demolition, remodeling, or repair. Limitations and Understanding: • This inspection was visual in nature (no invasive procedures or material sampling /testing), but represents the opinions of this firm for the area in question, based on visible components, ob- servations made, and any information provided. • Our opinions may change if there is a change of conditions, accessibility, or visibility from the time of the initial inspection, or if additional information becomes available for consideration. • No warranties are made or implied as to the continued structural integrity of this property as geology, soil, and moisture conditions are unpredictable, and unknown geological /soil /struc- tural conditions could exist. • Therefore, the value of the inspection and opinions expressed, is mutually agreed to be limited to the amount of the fee charged for the service.
