Easements cannot be adequately delineated at this time due to the uncertainty of the service needs and locations to allow for the most desirable and economic system design. SUBDIVISION DESIGN _ , The property in question is zoned R-1, is roughly .8 acre in area and is a through-lot with frontage on both West 38th Avenue and Dudley Street. There is an existing house on the southern two-thirds of the property plus several accessory structures. The applicant is requesting approval of a two-lot subdivision so the northern one-third can be used as a separate building site. Lot 1 (southern lot} would be 23,716 square feet and Lot 2, which has access from Dudley Street, would be 12,500 square feet. All minimum requirements of the R-1 zone district regulations have been met. A 20-foot-wide cross access easement has been provided over and between the two lots. A note has been added allowing free movement through the easement to both Dudley and West 38th Avenue by the owners of both lots. No right-of-way dedications are required. All minimum requirements of the Subdivision Regulations have been met. 111. STAFF RECOMMENDATION Staff has concluded that the proposed subdivision is consistent with the minimums established in the R- fzone district regulations. Staff further concludes that all requirements of the Subdivision Regulations have been met. For these reasons, a recommendation of Approval is given for Case No. MS-95-3. IV.
