for approval of a 2 foot variance to the required 30 foot front yard setback

The applicant is requesting an administrative variance review
which allows no more than a ten percent (10~) variance to be
granted by the Zoning Administrator without need for a public
hearing. Prior to the rendering of a decision, all adjacent
property owners are required to be notified of the request by
certified letter.

DATE: February 21, 1995
Case WA-95-3 is a request by William Coppock for Tim and Betsy
Cazier for a 2 foot front yard set back variance to allow an
addition to the .front of a single family residence located at 25
Skyline Dr., Wheat Ridge, Colo.
In accordance with Wheat Ridge Code of Laws, section 26-6 (D) (2)
(A), an administrative variance may be approved by the zoning
administrator, pursuant to specific findings and conditions set
forth therein.
I, as the zoning administrator, find that such conditions of
approval have been complied with, therefore the request for an
administrative variance is hereby approved.
