I. REQUEST
The applicant requests approval of a Temporary Use Permit to allow
recreational vehicle storage in an Agricultu'ral-One zone district.
The applicant in this case owns the Ketelson Campers recreational
vehicle sales lot located at 9870 W. I-70 Service Road South. He
has applied to the Board of Adjustment to extend the original
Temporary Use Permit to allow for one more year of use. Since the
property is zoned Agricultural-One, a Temporary Use Permit is
required to allow the vehicle storage while he pursues rezoning an

complied with all of the original conditions established by the

II. EVALUATION CRITERIA
Staff has the following comments regarding the criteria to evaluate
a variance request.
1. Will not have a detrimental eEfect upon the general heaZth,
welfare, safety and convenience of persons residing or
working irt the neighborhood of the proposed uae; and

vehicLe storage lot has not negatively affected the general health,
safety and welfare of the persons residing or working in the area.
2. Will not adversely affect the adequate light and air, nor
cause signif.icant air, water or noise pollution, or cause
drainage problems for the general area; and
Because no structure has been built, the TUP has not affected the
adequate light and air, or caused air, water or noise pollution for
the adjacent properties. Because the lot was surfaced with
permeable gravel, there has not been a negative impact on the

IV. RECOMMENDATION AND CONCLUSIONS
Based on the criteria, Staff concludes that use of the property as
a recreational vehicle storage 1ot has not affected the general
health, safety and welfare o£ persons in the area and that it has
been compatible with adjacent land uses. Since the applicant will
be applying for a rezoning and site plan approval on the parcel and
the applicant has complied with all of the previous conditions
established by the original TUP, staff recommends APPROVAL.

Dear Sean:
This letter shall serve to supplement our Application £or a
Temporary Use Permit £or Ketelsen Campers. For over one year we
have been in negotiations with the FDIC regarding my client's
desire to purchase the adjacent property to the west between the
subject property owned by my client and Ripling Street. During my
last conversation with the representative for the FDIC, they stated
that they still wanted to sell the property to my client but that
they had to work out some remaining obligations with Mr. Chado.
The negotiations have been less than expedient but we have
every expectation that we will eventually be able to purchase the
subject property. As soon as we are able to purchase the property,
we would then proceed to formally plat all of the property in a
cohesive manner.

Johnny Retelsen Recreational Vehicles, Inc. respectfully requests
the City of Wheat Ridge to grant them a Temporary Use Permit to the
property described in the attached legal description for the
purpose of storing camper-trailer products that it sells, on an
interim basis, until they complete their acquisition and
development plans.
Our intent is to have camper storage in the area of this Temporary
Use Permit as a permanent use, and ideally to acquire the adjacent
property to the west so that they will have aacess from Ripling
Street and the potential to develop a future retail commercial
building. If and when the Kipling Street property is acquired, we
intend to sell accessory supplies and equipment for campers and
trailers. The zoning application and site plan will be developed
after additional property is acquired.
We sincerely feel that the intended uses for this property in its
final form will be in compliance with the Comprehensive Plan of
Wheat Ridge, and will not present any objectionable or detrimental
land use relationships to adjacent properties.
