REQUEST The applicant requests approval of a Temporary Use Permit to allow recreational vehicle storage in an Agricultu'ral-One zone district. The applicant in this case owns the Ketelson Campers recreational vehicle sales lot located at 9870 W. I-70 Service Road South. He has applied to the Board of Adjustment to extend the original Temporary Use Permit to allow for one more year of use. Since the property is zoned Agricultural-One, a Temporary Use Permit is required to allow the vehicle storage while he pursues rezoning an the entire parcel. In 1996, the Board approved a Temporary Use Permit to allow the vehicle storage that is in place today. To date, the applicant has complied with all of the original conditions established by the original TUP. EVALUATION CRITERIA Staff has the following comments regarding the criteria to evaluate a variance request. 1. Will not have a detrimental eEfect upon the general heaZth, welfare, safety and convenience of persons residing or working irt the neighborhood of the proposed uae; and No changes to the property have occurred aside from screening.- The vehicLe storage lot has not negatively affected the general health, safety and welfare of the persons residing or working in the area. 2. Will not adversely affect the adequate light and air, nor cause signif.icant air, water or noise pollution, or cause drainage problems for the general area; and Because no structure has been built, the TUP has not affected the adequate light and air, or caused air, water or noise pollution for the adjacent properties. RECOMMENDATION AND CONCLUSIONS Based on the criteria, Staff concludes that use of the property as a recreational vehicle storage 1ot has not affected the general health, safety and welfare o£ persons in the area and that it has been compatible with adjacent land uses.
