It sounds as if the correction will be ready to go once you submit the corrected mylar. We will not require a new
land use application and fees except for an $11 recording. The revised mylar must have original signatures for
owners with notarial stamp and the surveyor's signature. I would appreciate if you would contact Mr. Wahiberg as
to the status as we are receiving multiple phone calls from him.

This letter is in regard to your third submittal for approval of a lot line adjustment between
properties located at 12235 W. 34th Avenue and 12200 W. 35th Avenue. I have reviewed
your submittal and have concluded that all comments have been addressed.
Attached are review comments from our Public Works Department who has approved the
submittal as well. See attached letter from Dave Brossman dated January II, 2008.
Since all comments have been addressed, please provide a mylar copy of the lot line
adjustment plat for recording with the Jefferson County Clerk and Recordcr's officc. This
mylar must be signed and sealed by the surveyor or record, and each property owner must
sign it with indelible ink and have his signature notarized. The community development
department will gather all city signatures prior to recordation. There is an $11 per page fee
for recordation.
A deed must be prepared which memorializes this real estate transaction. The deed should
be submitted at the same time as the mylar for recordation. There is a 5.00 per page fee for
recordation of the deed.

200 format (local horizontal datum). I have also attached a copy of the coordinate info for the accepted

FYI:
Please be advised that by the end of this month the City will be going from the current local, assumed
datum to a modified State Plane coordinate system. This will of course have no impact to your current
Applewood Village LLA project, but may affect you in the future. Upon completion ofthe datum
transfonnation we will be posting all of the newly created Half-Section maps on the City's website. So

This letter is in regard to your second submittal for approval of a lot line adjustment
between properties located at 12235 W. 34th Avenue and 12200 W. 35th Avenue. I have
reviewed your submittal and have the foIlowing comments:
I. I erroneously gave you bad information regarding zoning on the property.
The COHect zoning is R-IA, not R-l. Please make this correction under note
8.
2. Show zoning on the adjacent parcels as R-IA, Residential-One A.
3. Something to be aware of is that a 10' wide utility easement (originaIly 5'
on each side of the old property line) wiII now be crossing the Wahlberg's
property. If they were to expand the existing structure, a sign-off from the
appropriate utility companies wiII be required to encroach into the easement.
Attached are review comments with redlines from our Public Works Department. See attached
letter from Dave Brossman dated January 3,2008.
After all comments have been addressed to the city's satisfaction, a mylar copy of the lot

I. Including the Legal Description for the individual lots will certainly help the individual owners with their
respective title insurance, but per Section 26-407 of the Municipal Code of Laws a metes and bounds

This letter is in regard to your application for approval of a lot line adjustment between
properties located at 12235 W. 34th Avenue and 12200 W. 35th Avenue. I have reviewed
your submittal and have the following comments:
I. Please designate the previous common lot line with the following language
"lot line being vacated by this lot line adjustment plat".
2. Add a note regarding zoning on the property being R-l, Residential-One.
3. Add a case history box with the following case number: LLA-07-03.
4. Add addresses for the appurtenant property owners' signature blocks.
5. Something to be aware of is that a 10' wide utility easement (originally 5'
on each side ofthe old property line) will now be crossing the Wahlberg's
property. If they were to expand the existing structure, a sign-off from the
appropriate utility companies will be required to encroach into the easement.
Attached are referrals received from other city departments and outside agencies regarding the
plat document.

2007.
