2008 and May 14, 2008 respectively, and I have the following comments:

This letter is in regard to your application for approval of a lot line adjustment plat for property
located at 8935 and 8955 W. 44th Avenue. I have reviewed the second submittal and have the
following comments:
I. Depict the joint access and cross access easements allowing Lot 2 to utilize the curb cut on
Lot l.
2. Although the note regarding cross/joint access has been added, there is a typographical
error in the fifth line. Please modify "designates" to "designated".
Attached are referrals received from other city departments and outside agencies regarding the plat
document.
City of Wheat Ridge Public Works Department: See attached memorandum from Dave Brossman dated
April 25, 2008 regarding the elevation certificate. Please note that the plat will not be recorded until the
requested changes are made to the elevation certificate.
Once the changes have been made and the elevation certificate and associated diagram are submitted and
approved, please submit a blackline photographic mylar with original signatures for the owner and
surveyor (with seal) in black indelible ink. A fee of $11 is required for recording.

Second Review Comments for the Dn SubdivisionlLLA Plat
All of the previous first review comments for the Final Plat have been addressed and Public
Works is ready to stamp it approved.
However, before PW can approve the Plat the Elevation Certificate comments also need to be
addressed to ensure that the location of the elevation shots taken will allow for both current and
future use of the property. The previous comments were as follows:
Elevation Certificate:
I. Due to the length of the structure, two elevation shots on the top of the
(bottom) finish floor at either end of the building will be required.
2. You will need to provide a to-scale diagram depicting the location of all
elevation readings, specifically the floor elevations and the HAG and LAG
elevation locations, for review and approval with the revised plat
submittal.
The to-scale diagram depicting the information from the Elevation Certificate, as stated in the
first review comments, will need to be submitted for review and approval prior to approval of
the Final Plat.

Dear Mr. Kunz:
This letter is in regard to your application for approval of a lot line adjustment plat for property
located at 8935 and 8955 W. 44th Avenue. I have reviewed the first submittal and have the
following comments:
I. Modify the document title to read: "DTI Subdivision,
Lot Line Adjustment Plat in the City of Wheat Ridge
A tract ofland.... .... ..."
2. Delete the Plmming commission's signature block as this plat is being reviewed
administratively.
3. Depict the j oint access and cross access easements allowing Lot 2 to utilize the curb cut on
Lot I.
4. Modify note #5 to read as follows: "The owner, his successors and assigns grants limited
right and privileges to access and to free movement on all parcels included hereon, over, upon and
across all parking, driveway and pedestrian ways for vehicular, pedestrian and emergency service
purposes, included rights of access across all designated joint/cross access easements."
5. Add a case history box with the following case numbers: SUP-07-10, LLA-08-01.
6. Add the location of the existing 100-year flood plain line.
7. Provide an exhibit showing existing structures and their locations relative to the new lot
line.
Attached are referrals received from other city departments and outside agencies regarding the plat
document.

Dear Mr. Guyton,
I have completed the first review of the above referenced documents for the proposed
development located at 3516 Jay Street received on February 19,2008, and I have the following
comments:
1. Need to include a Legend, or identifY all found or set pins on the graphical portion of the
plat.
2. Please include the Dates of Preparation and Revision.
3. On the section tie diagram, identifY the Center Y. Comer of Section 22 as being the Point
of Commencement and the TPOB.
4. Also show the TPOB on the graphical portion of the plat.
5. Rename the "Community Development Director" signature block to "Director of
Community Development".
6. The existing lot line to be moved needs to be shown as "Lot Line Hereby Removed by
This Plat".
7. The westerly line shown as "PREVIOUS LOT LINE" on Lot 1 is a bit confusing. If this
is an existing lot line (although I don't see it shown on t he Jeffco Assessor's map), it
should be shown as "Lot Line Hereby Removed by This Plat".
8. Need to provide a cross-access easement to allow for access to W. 44th Avenue.

1. Due to the length ofthe structure, two elevation shots on the top of the (bottom) finish
floor at either end of the building will be required.
